Good luck to him..the problem lies with the addressable market. Selling high end houses unless it’s in high net worth area will be problematic. It’s pretty simple, look at the surrounding properties..price ..how many sold ..how long etc.

But man, if you don’t have it sold before you build it or know that it will sell you’re doing nothing but losing money. I can’t imagine building a place like that in the Philippines. Unless the price was so inflated, he could knock it down 20% percent.
Not having that many more years left to live, I could think of better things to do than building houses .
But I guess it’s to each their own . 👍

Cool idea for a house i would copy elements from. But all the glass windows are not tinted I am afraid it heats up the house extremely...

I retired and built my house in a province in Luzon…
We made our own 5 inch hollow blocks by hand…
We made them 50/50 cement to sand… very strong… Hollow blocks that are sold by others usually only use 20% or 30% cement… not good..

Well like the house if I had the money plus I'm an American I can own property in the Philippines. If I had a Filipina wife I would transfer the house to the children's and name. Really like the house. The be scared of kids in the swimming pool and the toddler's

He mentioned 6 inches of insulation in the ceiling , wonder how much insulation are those glass walls. Did you notice any cross ventilation ? I didn’t notice if the bathrooms have windows
The ceiling keeps the heat outside, and with the glass doors closed, the AC works well. There are exhaust fans in the bathrooms.

That home is gorgeous, I love Balinese homes, it’s a peaceful and meditative environment. Not totally sold on retiring in the PH. Too freaking noisy for my taste.

I can see how that place is going to be hard to sell. Quality materials and work. You didn't mention how much electricity it uses, but I can imagine, with all that glass and lots of air cons, it's going to cost a fortune in electricity. Definitely needs solar.

great price, not sure about area, but construction is superb. If I liked the area, id buy it sight unseen. I own 1 house I built in Angeles city and and luxury condo I short term it to tourists that's printing $$. - just context as I know a bit.
The area is pretty safe. Foreigners just take more precautions. My house is ten times bigger but a gated community. Mostly foreign own. Security guards on site. Again, just just foreigners taking precautions. Ignore comments about the barb wires.

How could these old timers believe its a good investment to build such an extraordinary customized home in the Philippines. At his age i cant even believe he would build this type of house. The hollow blocks really don't support anything. The columns and beams are supposed to do all of the support. The walls could be bamboo and nipa. 19.5 million is a good price. He may want to raise it, because the right buyer would pay more for it.

Building these luxury structures and then trying to sell them is a losing proposition.
Build comfortable but reasonable. Once these old guys kick off there's no way the family can maintain these properties. And it's very difficult to sell them.

This house is great- but I'm a General Contractor in the US- they are both just wrong about CMU block ( cinder blocks get strong when rebar is inside them, and AFTER concrete is poured into the empty cell blocks.
The problem is getting consistent concrete blocks. The mix ratios and quality control can be horrible.
I saw a house being built about a year ago in Leyte. I believe on the Tim K channel. The builder bought a cement mixer and made his own hollow blocks to ensure strength and quality control. The house was built to withstand the typhoons that are common in Leyte.
