Hi Jay and Ari, we believe that if a baby goes into a house and doesn’t cry or feeling uncomfortable, then the house is auspicious and good to go. This house is great !
I believed in the same thing. We once saw a house with animal head everywhere and although floor plan and pricing was perfect, we did not buy because my daughter screamed and cried. The seller was a hunter and I believed there's dead animal spirit everywhere.
How is the school district? The housing market is currently heading south. I think that you can make the full price offer with the open option to match other offer. Good luck!

自家最好不要泳池，维护很贵很麻烦，保险费还会更高。
看location，像我们住在很热的地方，我们回头看最值得的就是有游泳池，孩子们真的很喜欢，每天放学回来都游，能游个半年。孩子们邀请朋友们来的时候小孩子们也都玩得很开心。维护确实有一些learning curve，基本花一两个月把设备，管道，water chemistry搞明白了，后面就是一些routine的工作了。电的话motor费电不多，chemical基本一个月20-30，我觉得性价比还是很高的
I have a swimming pool. Maintenance is $150 a month. Not too bad. I don't think swimming pool affects home insurance price. We had to build a gate around the pool until the kids grew up.

恭喜你们拿下新房。我们第一个房子和你这个差不多大，有游泳池。今年刚刚换了个更大的房子，没有泳池，我真是太开心了😂。泳池除了日常养护成本，像我那个盐水系统，基本上每年都有东西会坏，计划外的成本基本就是额外1千。而且泳池过滤循环系统每天跑，电钱就会多不少。而泳池真正使用的次数屈指可数，远没有我想象的多。而且你的保险也会多，因为有泳池就要额外多买很高的意外险，因为比如说有邻居的小孩未经邀请进来，甚至比如小偷来了，淹死在里面，都可以讹上你。所以除非你真的非常喜欢家里有泳池（说实话一般家里泳池也就是party尺寸，想游泳的话没啥用），否则不要。
两千尺出头作为新手第一个房子很完美，你能知道哪些是你喜欢哪些是不喜欢的，很多东西只有成为owner才会了解，renter很难了解的。你家后院两棵大树漂亮，但也可能是隐患，比如刮风砸到房子之类，要提前修剪。另外树荫下以及树根往外长的话，会对草坪有影响。我家之前的房子就是后面一圈树，最后好草坪基本死光了，都是杂草

给你一点小建议，这个房子着重要留意，屋顶，中央冷暖，窗户和外墙，因为这几样同时如果要换就要10万美元以上，其他的都是小数目，不过因为地下室没有装可以杀杀价的，装修一个合心意的地下室也很贵（3-5万）。
现在好区都是加价抢，加的不够根本没戏，没人敢杀价的🤣🤣

重要提示，看到很喜歡的房屋也不要在地產經紀面前表達出來，因經紀會知道你好喜歡的原因，會刻意提高价錢。我認為要扮似慢不經意的睇樓，不要太過表達自己心中意思，讓地產經紀猜不到你在想甚麼，因我知道有些壞人經紀會說假話，扮有其它買家想要，之後再提高房價。因為他知道你很喜歡這間房。
That's not always true. Seller agent care the most is house sold, to get higher price is not that important. Sorry for the seller

Wish you success in your first house purchase! Once you are contented, the neighbourhood and neighbours are good, the price is reasonable, it is close to all the amenities and school and it is not far from work! It is good to go in the housing market. 🌷🌹💓♥️💖👍👌🙏
