    A few years ago I bought a new house. A friend who had building experience offered to snag it for me. I was reticent but agreed.....She produced 28 pages of faults with the house. The site Forman's reaction when I gave it to him: "Please yourself"....I did and cancelled the purchase.....He was sacked a week later and the site agent contacted me to say that everything was put right. Houses are being built on poor ground which would never have been considered for building on a hundred years ago using materials which would have once been considered sub standard.

    I would never buy a new build house ever!!! They are thrown up by people who dont care..
    And a NHBC guarantee isnt worth the paper it's written on.

    Mr Lively please ignore the prats who say you are scrounging to make a living on the back of bad workmanship. You do a very worthwhile job. What I don't understand is that you are supposedly not allowed to look at a house until someone has signed paperwork and actually bought it. Surely that cannot be right. If I were buying it would be "Subject to Survey" and you are doing the survey. If it's not right, I don't buy - end of.

      Hi Jo, thank you for your comment, most builders will not allow a professional snagger in to survey the house before legal completion. This is about to change hopefully this year where the builder has to let a surveyor in before legal completion. The problem is going to be most builders can't get their houses finished in the time frame they currently have let alone having ready 2 weeks before legal completion.

      @@LivelyProfessionalServices Yes I understand they don't WANT you in there, but you write this into the contract, simples, after all, caveat emptor - buyer beware. I don't see how they can refuse if they want to make the sale. Unfortunately, too many people buy with their heart and not their head. The point is moot however, since I would keep you out of a job because I will never buy a new house !! 😁 keep up the good work ✔🏠

    Great advice and I would recommend any new home buyer to have a proper snagging survey done - the day they get the keys if possible. Standards of new builds are so poor these days its likely to be money well spent...

    People like this man are underestimated in their value and needed world wide. The amount of crap cowboy builders get away with and they simply don't care. Small issues that first time home buyers might not see, can turn into massive problems 5-10 years down the line. You should be getting perfection on a new build, but hardly ever the case.

      Thank you guys, I appreciate your comments and fully agree with you, builders get away with such shoddy work daily and new homeowners are left with untold stress when trying to get the builder to rectify their mess.

    They should let the snaggers in before you sign for the property's even when you buy a second hand car you can get a professional in this cannot go on

    Just had Ian snag our new home. Well worth it, very friendly, professional and extremely helpful. Great attention to detail and took customer through all snags in detail and confirmed our understanding to communicate back to site manager. Very happy👍🏻

    Having just sold our 100 year old house, we were seriously considering a new build. It just seemed like a good no nonsense move. No worries, everything clean and new, and nothing to worry about. Having watched these and other snagging videos, it has caused us to reassess. We had reserved a plot on a local development, so unbeknownst to the developer I have been sneaking in most evenings and noting various things concerning my new build. Already I have spotted some major concerns such as a bulge in the brickwork on one side, glue everywhere, damaged stone window plinths, uneven concrete floor, odd coloured bricks, and inconsistent mortar colour.
    As a result we have decided to proceed no further and to buy a 60 year old house and spend some money on it.

      Hi Alan, I am glad the videos have helped with your decision not to buy a new build, not all new builds are poorly constructed but from what you have said it looks like you have made the right decision.

I watched a couple of videos you did on a Storey Homes (I think that's what you said) development, where everything was as it should be and the builders etc had clearly taken pride in their work. Good to know that not every developer is turning a blind eye to blatant corner cutting!

    I wouldn't buy a house off a company which refused access to MY qualified surveyor/inspector prior to completion.
    The presumption is, they've something to hide.

      Great idea, I have offered my services only to be turned down. When you highlight failings in a system then you will not be invited to criticise or make suggestions on improvement that is the nature of the beast.

    To those deriding this mans efforts to shine a light upon the inadequate so called new builds, the next time you board an aircraft, train, or ship, I hope that any substandard workmanship has been identified and rectified, otherwise well, the guarantees might not be sufficient, you would be another news statistic.

    Have a complete independent survey first before you sign anything.Never mind if they force you to do otherwise walk away.

    The trouble is that the site teams are pushed to meet stupid production targets so that the production directors, MD's, sales directors all get their half year and end of year bonuses. The site managers are often massively over stretched because of the frenetic build programs and just can't keep on top of every issue in every plot. Trades do get sent back in for defects but as they don't get paid for it they either lie about what they've been asked to rectify or rush it and make a mess of it. Subbies are all on price work so remedial works doesn't earn them money. These snaggers are okay but their language ie "shocking", "disgraceful" isn't professional at all, they sometimes make the customer believe that their house is alot worse than it is too. Some pick up on the most miniscule things which often are within specified tolerances, you will always find snags if you look hard enough. I know some builds are shit and it's such a shame our industry is like this, before you buy check with your builder about what customer care services they offer, some are far better than others, a 5 star builder should have a far more proactive customer care dept than say a 3 star builder.

    Most developers and builders don't want professionals checking their work. I wonder why? The best time to check building work, is during construction, I would recommend 10 site visits at various stages of construction of a house, to ensure poor workmanship, design or materials is not covered up!

    Snagging the finished project.
    Here we are at the foot of Grenfell tower staring up at the finished project. Would we know it had a cavity and fuel around all windows. I've been in the Industry since 1982, and was responsible for the insulation change on the new Met Office build in 2000 as it produced flaming globules and acrid smoke, and who wants that, certainly not the fire fighters or anyone indoors. By chance I could ignore management who had ignored me, and consult other professionals like the local Fire officer who at the time would visit any new big job in his area, and this was huge. Moments later after his arrival the job was on hold until it could be removed, and a new one ordered.
    What's changed. The privatisation of training and loss of control by the state. Any attempt at control for any government initiative financed with public money has been corrupted. Next up is Pas 2035, i wait to see how they corrupt this. One initiative was renamed to "burn to earn". Wood pellets from Canada was used in heaters in barns, with slats for walls and no windows or doors. The more you burnt, the more you made.
    In 2004 the government published a White Paper with my name inside. I'd written to them in 2000 whilst on another project worried about quality of the whole job. Sadly they worried more about the finished quality of the job. I had also been worried about training and the control of the specification, but they had been ignored.
    I started a new social housing refurb project. I was told I didn't need to monitor the work daily as everyone should know what they are doing as it was a Pas2030 project. That was far from the truth. I could come out on handover day and walk around with the client. I couldn't think of anything dafter. The client later thought the same and got rid of them. Years of that daft system made the clients think they needed a better finished result, so went looking for something new. Rain screen cladding was picked, but how was they to know it was still the same industry, and if it could be corrupted it would be. As mentioned by me in 2000, training can be corrupted as a small group can be used to pass everyone else's ticket, and the specification can be ignored if it is a major block for your untrained workers to master very quickly. I phoned the system supplier and a rep came to see what I was on about. A quick walk down the road on his phone after his initial condemn, turned into say nothing, let them carry on.

      Great comment, unfortunately, that is the problem with the industry, skills shortage, lack of training and supervision, qualifications are handed out like confetti with no real practical knowledge or experience. No government has ever done enough and won't whilst large construction companies are funding them it is not in their interest to regulate the industry.

      @@LivelyProfessionalServices We have another problem. Morning who are you. I'm the Carpenter, really you don't look old enough. Have you been to college. Yes I did the first year and then left because it was just going over the first year again. But you want full carpenters wages even though you haven't been trained. Yes I'm a Carpenter. The first project he did was to hang a door. But he didn't have a chisel so took the easy way out, surface mount them, and wonder how you've gained 48 snags through the day.
      The young chap posts a picture of a large mound of sand next to the bright orange mixer. He posts another at ten oclock. He was surprised to read below he was expected to shovel the sand into the mixer. He had actually done a Block Layers course at college but failed his English and Maths and didn't think he needed them, and he is English.
      Maths is key for many trades, if your struggling to master controlling a three in one mix, then we have a serious problem.
      Week two. The Carpenter has gone off the job in embarrassment, and now he works for a groundwork company and spends a lot of his time on the phone posting pictures of imminent disasters. Underneath in the comments, do you do any work. Meanwhile the Block layer who couldn't mix anything, has moved into Plastering. He might be happier as he thinks there is less counting. If you want paying properly it is a big help.
      The Carpenter also had struggled with measuring and counting and wasn't that keen on metres. It's Four foot 57. How's that happened.
      I shall class them both as apprentices, as I was one once and can remember it all to the end when i exited the work van at the traffic lights and told him to stuff it, and walked home after two years of none stop work with a tradesman who's skills I have used many times since. Training is none existent for these two. The chances of their companies folding is high partly due to the current climate, but what hope have these two. I can sense in their hollow laughs they don't have any.

    What legislation stops you attending a premises before being signed off as it all appears quite backwards to fix the problems once the house is completed?

    We are some 18 months into living in our new build. Is it worth still doing this to ensure more serious issues are identified prior to the end of our 2 year ‘snag’ period with our Builder?

      I would certainly think about it, the decision is yours to make, would definitely submit a snagging list before your 2 years are up.

    problem is inexperienced trainee site agents go down this route because it pays more and yet they have not enough knowledge, so customer pays a lot for the survey yet the siteagent may bin it!

      The site agent may bin it but I advise all my customers to send it to the customer care department as well as the site manager so they have a record and the customer has the audit trail if the site manager bins it.

    Look you may be a good guy but you make it your job to find fault , when you use words like , disgraceful ,,shocking ,, you must scare your customers to death and it makes you sound like a con man but its part of your act , ( any fool can find fault ) be more professional , how ever its good the customer got someone on their side .

      It’s shocking and disgraceful that you need to have this guy around in the first place. These house builders should have their own QA process before they hand over the keys to anyone . And those people doing the QA need to be as astute as this chap to pick up the defects. Nothing new though, my parents bought a new build 36 years ago. The actual house was pretty good, but the builders had just buried all their crap in the garden, filled drains with rubbish. Luckily the show homes and sales office were still open for 12 months as we were phase 1 so the old man used to badger them daily until they sorted it 😂

      @@markevans3488 Most housebuilders do have a QA system in place, unfortunately, it does not work as they are not stringent enough when doing the inspection.

      NHBC give a warranty for 10Years. The builder has to give a 2 Year guarantee. By the time they’ve argued with each other ,the time is up..SHAMBLES !!!!!!

      Are you for real, I have extensive construction experience and what these national house builders are building is severely sub standard and people need protecting. My advice for what you make of it is NEVER buy a new build.
