Of course it turned out he had just made up the story about him actually being successful and just tried to profit from selling courses

Pretty sure this guy is completely bullshitting. No intelligent PE firm is paying $7M for $500k/yr for a rural property in the middle of nowhere. Zero residual value. For the same amount, you can buy much higher quality real estate in an urban area that has more stable income while requiring less maintenance and actually has residual value

The initial loan is the same as if you did a cash out refinance on your grammas house or childhood home and tried to buy 5 acres there are some many more points of failure were it could have just gone bust and still been on the hook for all of it and nobody would be talking about it…it’s crazy to me how people can extract failure out of every success

Went from barely having 19k in savings to all of a sudden being able to spend 2.3M to build the project, but also somewhere in there sold another property to fund part of it. Also, no PE firm in their right mind would pay 7M for a rural property in the middle of nowhere. Absolutely zero residual value of the property. For the same amount, you could easily buy a high quality property in an urban area which has less risk, more stable income, better residual, and more appreciation. His story has tons of red flags and even Sam and Shaan seem to be picking up on these issues
This is something I rarely do. But I love this show and I wouldn't like it to become a platform for charlatans. I will second what many are saying here. This kid didn't start out of thin air. He's part of a community in which many are seasoned developers. They have done similar things already and I have stayed at their tiny homes in Waco. A few minutes into the pitch I had the sense that this guy was selling a course and I went to check his Twitter account. And yeah he's selling a course.
