There are two main ways: 1. You can structure a partnership deal with the local owner where an simple example arrangement can be as follows: - owner provides the land/the building - you provide the construction cost, the know-how’s, the expertise, the team and the management to bring the full building back to life - you share profit 50/50 for a long period of time (up to 99 years). 2. You can also structure a simple long term lease agreement for a much lower price than the full potential of the building and then you do sub-leasing or short term rentals; whatever the market is poised for. Of course neither is as easy as it sounds and there are lot of factors that go into it. But this is a very good question and wanted to drop a quick comment to give a general framework. @SamAminn its very difficult to find deals like this as you correctly pointed out, if you can find these kinds of deals it will be very profitable as this area is still an economic hub of not just UAE but the whole of middle east.
Can you explain the life span of a reinforced concrete building? Why is the middle east in the business of knocking down building that are 30-50 years old. When they can hand it over to you and you can refurb them?
Subleasing is most likely what fucked up this building. Increase the number of flats is a good thing, but renting it to bachelors is a bad idea, since a studio can end up with 8 people, 4 double beds. Make 2 bedroom hall, and rent it for 30-35k AED to families. A family would not destroy the building as fast as bachelors, and it would be peaceful and clean. And bachelor's building means 20 people drunk in the corridor or at the roof and the watchmen won't and could not do anything.

Not even Billionaires buy buildings 100% today, and you mean to tell me the brother whom is a boy, still fresh in Dubai, and is trying his upmost to fade his Bengali accent - can all of a sudden afford to buy an entire building (let alone rent it) ? Brother, it’s deception . 100% . The sad part is, the young brother is not only deceiving himself, but also other Muslims; especially his own Bengali kind .
@@nobody.6451 but the building is completely run over , and the area it is situated in isnt glamorous at the slightest , ive seen similar listings online about near the same area with much more finished buildings going for under 20 million so hes property which needs a complete restoration with an owner who wants to get rid of it and the price tag is believable ; but are you under the assumption that he is undertaking a loan as you believe the price tag of the building is way up there

Are you a local or from a GCC country? As i understand, foreigners can't buy landed properties in that area. Or am i misinformed?
