In many cities it's illegal to convert a garage into a room. But I'd never rent out a room in my house to a stranger, just like I'd never rent out my car, because people damage things and then take off. Sure you have legal grounds to get your money back but often it's a small claims thing and not worth your time. Also, most cities require a license and charge a tax to operate an Airbnb.

Sometimes the bans are good. In Palm Springs my whole neighborhood is just vacation rentals now. No more families can afford to live here because they are just buying the homes, upgrading them, and adding extra rooms. Then whenever there is a house for sale it all of a sudden cost 600k+ for an old home that is less than a mile away from an elementary school and middle school.

"Banned" is a strong word. It's more likely that existing STR laws are being enforced. I worked closely with my municipality to make sure they didn't ban it. Many people in my local government want to see more people hosting. There's a university in our city, and already many landlords look the other way when too many unrelated people live in an apartment, even long-term apartments, which violates building and zoning codes. Of course with COVID, everything's different now.

This is the second time watching your video..good one. Anyway, I’m a dividend investor but it’s a slow and steady growth. I’m 39 and currently have $200k a portfolio and plan to retire at 60. My goal is to reach 2 million by then...I repositioned some of my dividend stocks using a broker. Now, I’m buying fractional shares of TSLA, AMZN ,NIO ,NVR again. Before, I’m after dividends for passive income but it’s slow growth so now I’ll take my chances on high growth stocks like SHLL, WKHS, PLNHF 13 I've gotten a 120% increase this year but hopefully I’ll reach a million sooner
I wonder what the best opportunities to invest now are, there are opinions but a little later I find out these opinions don't matter as a totally different turn of events play out with the stocks they discussed therein.

I love this video. I started Airbnb in February and we are closing on our 8th unit tomorrow. Airbnb is not a get-rich deal, but rather a work hard and build passive income type of business.
I almost stopped watching once I learned that this was about running an Airbnb ( I have no plans on doing such a thing myself), but it still held my interest. Glad I finished it. On a side note, I really liked your room. Nice, simple, non-cluttered and well lit with a feeling of spaciousness. It's the kind of room that I want to create for myself. I also liked that red refrigerator. It adds a nice little bit of retro feeling to your friend's room.
