One of the best times in modern history to buy houses was right after the Japanese economy imploded in the mid/late 1980s. It sent shockwaves to the building and houseprices in many countries. In my ("rich") European country in the very late 80s, early 90s.. one could get a house for only 2-3 year (1980s/90snet) salary. Now its more like 20x "2024 year salary". Too bad i was only a kid at that time, so could not buy. The interest rates was very high think.12-25% or something. But still better than todays insane prices. Back then europe just regulated and started big housing projects whenever needed. Nowdays they just restrict, and squeesh the prices up so it looks good on the bookkeeping sheets. Because all houses (that was built/bought cheaper) can then eventually get rewritten as higher Equityvalue in the Banks balancesheets. Qualifying for more grants and loans and inrerest for the Banks. Its a nasty system. Same with governments. Instead of countrues going bankrupt, it is just an endless pump up the baloon to look "healthy".. while the real economy is struggling. Propertymarket does not equal to the real health if a market. But it is an excellent way to promp up the illusion and fake balancesheets of banks and governments. And it also pushes more and more people out of the housingmarket. And they then have to be FORCED to rent instead, while the richer can then just buy more properties... rent out the properties and get the tenant to basicly downpay the owners mortage. I like capitalism, but housing is one area where socialism/communism works waaay better. Housing should be considered a BASIC necesity. So givernment set premises for everyone has the right to have their own dwelling (like most of europe had such programs way up to the 80s).... and then people can rather "upgrade" to better/bigger if they want to:) Irony is that due to the extreme houseprice increases... the size of the dwellings a person lives in has drasticly reduces in many places. And before there were seperate room for kitchen, maybe even a diningroom. But now its "kitchen/living room in 1 place". Removed the wall between, and also downsized the sizes. Just waiting for the market to justifying (and sell the argument) that shoulld remove the bathroom wall and combine the bathroom together with the kitchen/living room. 3 in 1 solition;) saves a lot of walls;) That saved cost... offcourse would go to the developer/seller/etc in the long run. Making it just as ecpensive for a buyer as before.

Great to see a new video! Watching from Merida, Yucatan, Mexico. Cost increases here are about the same percentage, maybe slightly more. After owning here for 28 years, I have seen simple things like tortillas go from 2.5 pesos per kilo to 22. per kilo. It has become difficult for some locals to buy food. I paid $5,000 USD for my first house here on the beach and sold it after 8 years for $58,000. The new owner sold it after 5 years for $120,000 and it just sold again for just under $200,000. to a couple from Croatia. Again, excellent video. We are living the dream!!!!

Very informative and much appreciated. This is Jeff from Bantayan Island. I agree, costs for materials are increasing. Not so sure about labor here on the Island. I'm going to build a 1550 square foot beach house here and anticipate at least $100,000 or $65/foot. I paid $150,000 for 1100 square meters on the beach here in Madridejos. Should be around 250K all in. Still a shit ton cheaper than the US. The states are out of control. The last apartment I built cost $165/foot and was completed September 2021. Same building today costs $320/foot. That, coupled with 7% money, it's makes no sense unless you like going backwards. My gut tells me SE Asia will be a hot spot development wise especially if the Philippines opens up to foreign investment. Best, Jeff

When I had my home built from ground up with the land it cost me $240,000.00 dollars 8 years ago. A few lots down a person came knocking at my door who bought a lot to build a home asked me if He could buy my blueprints to build a home just like mine. I just gave him a copy of my blueprints and a month later he came to my home, and it would cost him around 400,000 dollars. When I told him I paid around 240,000 dollars. What a big increase. It is not the labor, but it is the material cost. He is using my builder. My home is about 1,800 sq ft.
The Dumaguete area seems like it has the nicest houses. Get a larger lot thats fenced in for about 150,000. I was looking at houses near Cebu City. Everything is so close together.
Costs have definitely increased. My house & property in the Philippines was about 1/4 of what it would cost me to buy the land and build the home today. Good to see you both building your lives together.

Hey Cory and Raquel. Really enjoy your videos and topics, as they are real. Always enjoy it when you guys take a trip or talk about the house. I'm a licensed Civil Engineer out here in CA, so understand all the building products and have been deeply involved in residential construction/flipping in the past, but focus on municipal projects. I made it back from my trip to Davao earlier in March. It was pretty hot there, but really enjoyed getting to the Philippines for the first time and staying in different places and eating the food. People there are very respectful, well dressed, and friendly. We saw a lot of sights and spend a couple of days on Samal island, which was super. I rented a car, but left it parked most of the time, but did learn to drive somewhat in Davao where they maybe have a handful of streetlights, ha. Spent some time in Manilla, but didn't feel well so didn't get around too much. However, do like spending $52 a night for a 4 star hotel and eating great dinner for $15us. My girlfriend and I spent a whole two weeks together, and I just love filippinas as they are a real treat and refreshing from what we have out here in California, but then again, I'm sure you know that. We're now engaged, so looking to get married in about a year and working on a Visa now. I'm glad it worked out, and she has a beautiful soul and personality to go along with her trim figure and beautiful smile. Our age difference is a little more than yours, ha, at 26 years, but she understands the benefits/constraints. Since we're in a more solid LDR now, so will likely come back to visit very 5 or 6 months or so, until we can get the visa and have her come out here to California. I warned her that the California situation may be temporary because things are going to pot her fast, and inflation is worse here than in the Phills, and time to bail from the good ol US maybe quickly coming. Would be good to finish making your cash here, then take it all over to the Phills and own your house free and clear and then save along the way. One great way to preserve your remaining capital and free yourself from the rat race. Anyway, though I would give you a debrief of my trip, and have her watching your vids now too. My wife and I are moving over in October this year. All the information I’ve gathered says to update any credit cards you want to keep to get the longest time. Also tell the companies you are traveling not that you are moving! Because they may close your account. It’s always wise to keep a US bank account and optional to have a Filipino bank account using transfer services like Western Union to move money or a good US federal credit union or large international Bank. ✌🏻
Seems like he would go broke moving money through Western Union. They’re such a rip off. It’s unreal. I hear UA-camrs talking about moving money through Wise app. I haven’t really looked into it yet, but I wouldn’t use use Western Union. I’ve used it to move money in the past. It’s very expensive. Seems like you could go bank to bank. Like Charles Schwab to a Philippine bank account shouldn’t be a problem? Yeah, I would look up WISE to do any money transfers from a US bank account two wise and then transfer from wise to your account in the Philippines if you don’t have an account in the Philippines, you can use Charles Schwab or Fidelity and pull money out of ATMs or you can use the WISE card as a debit card. that’s what I would use to pay national brand hotel rooms and such. Also national brand restaurants, restaurants, like Chili’s or Texas roadhouse. Otherwise don’t use credit cards they say unless you’re at one of those brand places like a Hilton. Imagine as an expert you can’t walk past a ATM that’s working ???
NEVER use WU! They charge to much and their exchange rate is horrible! Use this link for an account that holds multiple currencies. I get paid in USD and then switch to PHP only when the exchange is good and then transfer to my local bank for free withdrawals. wise.com/invite/dic/coreyf67
@@MRBIGSLICK66 While I agree it's good to keep the US bank account, the problem is the paper mail spam they all keep sending which eventually overflows the mailbox. Same with credit cards. And tons of other spam from your HOA etc. And sometimes they send important personal information even when you tell them to stop and use only email. Thus, you are forced to fly back periodically to just clean this mess up. I haven't found a solution to the mailbox problem yet. Maybe @ItsMe_Philippines has some advice.

The couple dynamic. This is what it’s like for so many of us. It’s quite typical that in all of the important common sense and values aspects the many Filipina women are so very good. They are at least as good as their men in the “important qualities” but the two will be stronger together. The when it comes to left-right brain thinking, the Filipina will be zigging when the American counterpart is zagging. It’s so humorous to watch because it’s oddly complimentary while seemingly like a clash. The American guy is pulled off balance because the wife is being random and automatic, while he’s being deliberate, logical and meticulous. She ruins all of the perfect and thoughtful planning, but adds novelty, nuance and flow. Then, you see it actually works and it’s better for both. The guy has to give up his plans and flow with her as they go about their business. Likewise, she benefits from him also because he adds so much order. Love it. Yep, I know this life and way too well. It’s hard to explain to people but the videos show how it works. When you’re around good couples, it looks like this.

Prices are way up on everything that is manufactured or transported using diesel. Here in Kaliforniastan diesel is 5.10 a gallon. Housing is well over a 1.2 in most cities you would want to live in. Taxes are way up as well, for the 1.2 million dollar house the taxes would be 15000 a year. My wife and I are thinking to rent a house near Baguio for a year to see how it is there. Then if we like it buy one or have one built. It is very nice up there. Well buddy thanks again God bless you and the family .

Great topic to put out bud bc a lot of people do wonder of the current cost to build. It is a little sad that it’s not as affordable as before but compared to homes back here in the US it’s still a fraction of the cost. The people and culture of the PH are still a big pull for us regardless of the current inflation. But I also recognize what you started to elude to and that is the labor wages for the guys building these homes aren’t keeping up with the cost of living and that is also sad. @@ItsMe_Philippines Well….lol we bought a lot in Davao (where she is from) back in 2015. And although she loves back home (PH in general) and would move there tomorrow, she doesn’t like the thought of the heat anymore. That said we will be looking for a new place at higher elevation. Due to Negros’s strategic location to other destinations we are planning to come check out Valencia and surrounding areas of elevation. I too don’t care to huddle up with too many foreigners in Duma but Valencia having nice temps and being close to colleges for our kids seems to be a spot worth looking at. I’m thinking if we like negros enough while on vaca it might just speed up my exit plan from the US. We will look to rent a house there for about 4 wks minimum to simulate a dry run of what life would feel like day to day.

I plan on moving there in 2026 and would definitely not be building anything unless I was married. Prices will be higher in the future, but you give us an idea on what the cost should be. Prices round the world have rocketed, but salaries have not. Here in England, they tell us that the rate of inflation is 5.1%, but I doubt it very much. For instance, energy prices have gone by 60% since April 2022.
@@ItsMe_Philippines, yes, unfortunately. Same with petrol (gas to you), hence all prices rocketed. Lots of poor families could not afford to heat their houses/apartments and had to rely on food banks (don't know if you use the same word) to eat. Last summer we donated the excess vegetables we grew in our garden to these.
I stopped a wild night of drinking and listening to really loud dance mix's to hear this. You probably saved me from a very bad hangover. :) Always make sure that the children have been to the toilet before going on a drive.

However, since I just finished watching your house building costs video, the difference in Phil. Pesos went from about 50 then to about/almost 57 now for the exchange rate. It has not kept up with the cost differences that you and your wife speak about from a place of deep knowledge but it makes those price percentage changes smaller. LOVE your house and thank you for sharing all this great information. I am a white US born woman over the age of 50, took no offense to your video on finding love overseas, in fact, I agree with most of what you said in that video. I and others would LOVE to see how the block making machine works if you have not included that in a video. And if anyone reading this knows where the machine 'in action' is, could you let me and other readers who are interested in this, know? Thanks :)
Exchange rate has nothing to do with the video. The video is about products in the Philippines paid for with peso. This is about the cost difference from them to now in peso. I have 7 different countries/currencies actively watching this channel. So I can’t do cost based on all of them and this video was about the local cost going up.
Just think what it would cost in the US. Probably triple that cost.
At least, plus the taxes in most states are unrealistic these days!

Irony is that due to the extreme houseprice increases... the size of the dwellings a person lives in has drasticly reduces in many places.
And before there were seperate room for kitchen, maybe even a diningroom.
But now its "kitchen/living room in 1 place".

Just waiting for the market to justifying (and sell the argument) that shoulld remove the bathroom wall and combine the bathroom together with the kitchen/living room.

Great to see a new video! Watching from Merida, Yucatan, Mexico. Cost increases here are about the same percentage, maybe slightly more. After owning here for 28 years, I have seen simple things like tortillas go from 2.5 pesos per kilo to 22. per kilo. It has become difficult for some locals to buy food. I paid $5,000 USD for my first house here on the beach and sold it after 8 years for $58,000. The new owner sold it after 5 years for $120,000 and it just sold again for just under $200,000. to a couple from Croatia. Again, excellent video. We are living the dream!!!!

Very informative and much appreciated. This is Jeff from Bantayan Island. I agree, costs for materials are increasing. Not so sure about labor here on the Island. I'm going to build a 1550 square foot beach house here and anticipate at least $100,000 or $65/foot. I paid $150,000 for 1100 square meters on the beach here in Madridejos. Should be around 250K all in. Still a shit ton cheaper than the US. The states are out of control. The last apartment I built cost $165/foot and was completed September 2021. Same building today costs $320/foot. That, coupled with 7% money, it's makes no sense unless you like going backwards. My gut tells me SE Asia will be a hot spot development wise especially if the Philippines opens up to foreign investment. Best, Jeff

When I had my home built from ground up with the land it cost me $240,000.00 dollars 8 years ago. A few lots down a person came knocking at my door who bought a lot to build a home asked me if He could buy my blueprints to build a home just like mine. I just gave him a copy of my blueprints and a month later he came to my home, and it would cost him around 400,000 dollars. When I told him I paid around 240,000 dollars. What a big increase. It is not the labor, but it is the material cost. He is using my builder. My home is about 1,800 sq ft.

The Dumaguete area seems like it has the nicest houses. Get a larger lot thats fenced in for about 150,000. I was looking at houses near Cebu City. Everything is so close together.

Hey Cory and Raquel. Really enjoy your videos and topics, as they are real. Always enjoy it when you guys take a trip or talk about the house. I'm a licensed Civil Engineer out here in CA, so understand all the building products and have been deeply involved in residential construction/flipping in the past, but focus on municipal projects. I made it back from my trip to Davao earlier in March. It was pretty hot there, but really enjoyed getting to the Philippines for the first time and staying in different places and eating the food. People there are very respectful, well dressed, and friendly. We saw a lot of sights and spend a couple of days on Samal island, which was super. I rented a car, but left it parked most of the time, but did learn to drive somewhat in Davao where they maybe have a handful of streetlights, ha. Spent some time in Manilla, but didn't feel well so didn't get around too much. However, do like spending $52 a night for a 4 star hotel and eating great dinner for $15us.
My girlfriend and I spent a whole two weeks together, and I just love filippinas as they are a real treat and refreshing from what we have out here in California, but then again, I'm sure you know that. We're now engaged, so looking to get married in about a year and working on a Visa now. I'm glad it worked out, and she has a beautiful soul and personality to go along with her trim figure and beautiful smile. Our age difference is a little more than yours, ha, at 26 years, but she understands the benefits/constraints. Since we're in a more solid LDR now, so will likely come back to visit very 5 or 6 months or so, until we can get the visa and have her come out here to California. I warned her that the California situation may be temporary because things are going to pot her fast, and inflation is worse here than in the Phills, and time to bail from the good ol US maybe quickly coming. Would be good to finish making your cash here, then take it all over to the Phills and own your house free and clear and then save along the way. One great way to preserve your remaining capital and free yourself from the rat race. Anyway, though I would give you a debrief of my trip, and have her watching your vids now too. I’m planning on moving to Philippines soon, how is the process of moving your bank account and credit cards etc?
My wife and I are moving over in October this year. All the information I’ve gathered says to update any credit cards you want to keep to get the longest time. Also tell the companies you are traveling not that you are moving! Because they may close your account. It’s always wise to keep a US bank account and optional to have a Filipino bank account using transfer services like Western Union to move money or a good US federal credit union or large international Bank. ✌🏻
Seems like he would go broke moving money through Western Union. They’re such a rip off. It’s unreal. I hear UA-camrs talking about moving money through Wise app. I haven’t really looked into it yet, but I wouldn’t use use Western Union. I’ve used it to move money in the past. It’s very expensive.

Yeah, I would look up WISE to do any money transfers from a US bank account two wise and then transfer from wise to your account in the Philippines if you don’t have an account in the Philippines, you can use Charles Schwab or Fidelity and pull money out of ATMs or you can use the WISE card as a debit card. that’s what I would use to pay national brand hotel rooms and such. Also national brand restaurants, restaurants, like Chili’s or Texas roadhouse. Otherwise don’t use credit cards they say unless you’re at one of those brand places like a Hilton.
Imagine as an expert you can’t walk past a ATM that’s working ???

@@MRBIGSLICK66 While I agree it's good to keep the US bank account, the problem is the paper mail spam they all keep sending which eventually overflows the mailbox. Same with credit cards. And tons of other spam from your HOA etc. And sometimes they send important personal information even when you tell them to stop and use only email. Thus, you are forced to fly back periodically to just clean this mess up. I haven't found a solution to the mailbox problem yet. Maybe @ItsMe_Philippines has some advice.

The couple dynamic. This is what it’s like for so many of us. It’s quite typical that in all of the important common sense and values aspects the many Filipina women are so very good. They are at least as good as their men in the “important qualities” but the two will be stronger together. The when it comes to left-right brain thinking, the Filipina will be zigging when the American counterpart is zagging. It’s so humorous to watch because it’s oddly complimentary while seemingly like a clash. The American guy is pulled off balance because the wife is being random and automatic, while he’s being deliberate, logical and meticulous. She ruins all of the perfect and thoughtful planning, but adds novelty, nuance and flow. Then, you see it actually works and it’s better for both. The guy has to give up his plans and flow with her as they go about their business. Likewise, she benefits from him also because he adds so much order. Love it. Yep, I know this life and way too well. It’s hard to explain to people but the videos show how it works. When you’re around good couples, it looks like this.

Thank you for the cost break down. Prices are way up on everything that is manufactured or transported using diesel. Here in Kaliforniastan diesel is 5.10 a gallon. Housing is well over a 1.2 in most cities you would want to live in. Taxes are way up as well, for the 1.2 million dollar house the taxes would be 15000 a year.
My wife and I are thinking to rent a house near Baguio for a year to see how it is there. Then if we like it buy one or have one built. It is very nice up there. Well buddy thanks again God bless you and the family .

Great topic to put out bud bc a lot of people do wonder of the current cost to build. It is a little sad that it’s not as affordable as before but compared to homes back here in the US it’s still a fraction of the cost. The people and culture of the PH are still a big pull for us regardless of the current inflation. But I also recognize what you started to elude to and that is the labor wages for the guys building these homes aren’t keeping up with the cost of living and that is also sad.
We’ll be in the area next spring to recon a retirement spot. Super excited about that!

And although she loves back home (PH in general) and would move there tomorrow, she doesn’t like the thought of the heat anymore. That said we will be looking for a new place at higher elevation. Due to Negros’s strategic location to other destinations we are planning to come check out Valencia and surrounding areas of elevation. I too don’t care to huddle up with too many foreigners in Duma but Valencia having nice temps and being close to colleges for our kids seems to be a spot worth looking at. I’m thinking if we like negros enough while on vaca it might just speed up my exit plan from the US. We will look to rent a house there for about 4 wks minimum to simulate a dry run of what life would feel like day to day.

I plan on moving there in 2026 and would definitely not be building anything unless I was married. Prices will be higher in the future, but you give us an idea on what the cost should be. I had a friend at Boeing about 2000 who was fro the PI and was retiring back there. I think he said his house cost him a little over $20,000 to build.

Prices round the world have rocketed, but salaries have not. Here in England, they tell us that the rate of inflation is 5.1%, but I doubt it very much. For instance, energy prices have gone by 60% since April 2022.

Lots of poor families could not afford to heat their houses/apartments and had to rely on food banks (don't know if you use the same word) to eat. Last summer we donated the excess vegetables we grew in our garden to these.

However, since I just finished watching your house building costs video, the difference in Phil. Pesos went from about 50 then to about/almost 57 now for the exchange rate. It has not kept up with the cost differences that you and your wife speak about from a place of deep knowledge but it makes those price percentage changes smaller. LOVE your house and thank you for sharing all this great information. I am a white US born woman over the age of 50, took no offense to your video on finding love overseas, in fact, I agree with most of what you said in that video. I and others would LOVE to see how the block making machine works if you have not included that in a video. And if anyone reading this knows where the machine 'in action' is, could you let me and other readers who are interested in this, know? Thanks :)
