Hi, I remember a building inspector looking at my plan proposing to place a cabin with toilet facilities and water a specified distance to a planed area of a septic tank, the measurement was a meter too close. The inspector said that there was nothing in the regulations that stated the actual distance between a pre-existing septic tank and a new structure. It just depended on the point of view what came first. I hope this makes sense as it did to me and I put in a septic tank, parked my camper van next to it and plumbed the sewage from the camper van to the tank and three months later build the cabin. It reminded me of the 1961 Ways and Means Act Section 65; there are ways and means of getting around things, just look at it from a different side. Cheers mate. Harera
Thanks mate, I was going to use a compost toilet purely for the fact I don’t like wasting water, it’s more a personal choice for the environment over using perfectly fresh drinking water to dispose of waste through a conventional toilet.

I built 30 sq shed, had to be min. 2.5 metre from house or other building. No mention of permit for power which is connected. Just saying if u plan on putting up two.😊
My understanding is that you must have a main dwelling on the land first before you can legally build a 30m2 dwelling. A main dwelling with sanitary options and water. A loft is not permitted.

My understanding is that when purchasing land in NZ that doesn't have accomodation on it you will need at least 50% deposit? I understand if you want to keep these matters private though.

My understanding is max height is 3.5m or single story only. You could work around having a loft area if it's not considered a second story, (grey area of interpretation). A true second story (floor to ceiling 2.4m) is considered extra floor area which would exceed the max 30sqm allowed.

As far as i can tell you're supposed to have a consented main dwelling before you can build minor dwellings. I totally understand your longer term plan to build your own cabin, then do that legally, but how are you planning to deal with the council when they come to do the first inspection and you've got all these other minor dwellings about? Will you just call them sheds or something? The whole thing makes me irate, if you have a primary dwelling then you're free to build an unconsented minor with no toilet, water etc. But if you dont have a primary dwelling you cant build an unconsented under 30sqm + seperate composting toilet (which doesnt need consent anyway). It seems like then council have to clip the consent ticket once on each parcel of land, even if the buildings / systems wouldnt require consent otherwise.
You dont need consent for a rural farm shed up to 110sqm if it's pre-permitted which mine is. The cabins do no have power or water connected and are not being lived in. Might still be a grey area but Im not really bothered.

I'm planning to place a few 30 square meter cabins conveniently close to each other that have doors that let you step from one to the next The water runs off 1 roof onto the next and it will basically feel like a normal house The down side is when I build them I'll have to move them closer together after building That way the walls between can be lined
it's fucked though, the rules that is, yes you don't need a permit to build under 30 squares, but then again, you can't build your own trusses ... I had plans to build my own shed, designed it all and then a family member who is a builder stopped and yeah, if it's made with Trusses, it requires a permit, or a registered builder to build the trusses :(

If the building is to be the main dwelling then it needs a permit, but there are some ways around that.

I looked into that idea and I understand that once you connect power/water the whole thing needs a permit. If it's already built you'll need a COA.

it's fucked though, the rules that is, yes you don't need a permit to build under 30 squares, but then again, you can't build your own trusses ... I had plans to build my own shed, designed it all and then a family member who is a builder stopped and yeah, if it's made with Trusses, it requires a permit, or a registered builder to build the trusses :(
Very frustrating, builders can’t just make their own trusses I believe, has to be done off site engineered plans and all that garbage.
Steel frame cabin kit my friend.... custom made. Check trademe. Couple of grand. Clad it. Done.
