True. Al Sifah is mostly for tourists or expats who want to enjoy a weekend or a week of relax out of Muscat. There is little to do there apart from going to the beach or enjoying the swimming pool

قريات صحيح انها ضمن محافظة مسقط، ولكنها بعيده جدا عن جميع الخدمات. صومحان في ولاية بركاء مكان افضل للعيش من قريات. ولكن على ما يبدو ان مميزات مثل مسبح وغيرها هي سبب ارتفاع اسعار هذه الوحدات السكنية.
I stayed in one of those apartments in Jabel Sifah last year, to be honest after a week, I got tired of the view and the isolation from humans except restaurant/hotel staff. It’s good for a retreat but still I prefer life in Muscat.

Biggest issue I’ve seen in the Middle East is that it’s a bloody desert. They have to water the living daylights out of the ground to get anything that even resembles plant life.
Also it is desolate. Whether it’s Dubai, or Oman or any other desert region it’s pretty much uninhabitable without 100% intervention.
You can’t just take a stroll, everything is by car and there’s not much to do. People don’t just hang around unless it’s a mall etc.
I would seriously urge people to take a look at places in Asia such as Malaysia, Indonesia, Thailand, Uzbekistan, Brunei, Singapore etc.
Also, moving back to the home countries isn’t a bad shout either.
We are thinking of moving back to Bangladesh on a semi basis preferably living 6-8 months in Bangladesh and the rest back in the UK as most of the family is there. Currently building a lovely property on the land that my dad left us iA.
North African Arab countries aren’t too bad, also Egypt is ok too but the Middle East? It’s easy to fall for the shiny exterior but in reality it’s hell!
Yup my thoughts to. All the gulf countries chasing western investment and tourism, but not enough for all of them to share.

There’s folks who love the hell out of the living conditions you just mentioned. They just want to be indoors with the ac’s on i a very safe country..
Thousands of people are fine living in what you call a "Bloody desert" and thousands more are moving every month. At least there are no taxes. the crime rate is near zero, the roads are beautiful, the infrastructure is modern. Egypt? even Egyptians are running away from their country to settle in the gulf countries. Anyone in their right mind would rather live in bloody modern, zero tax, zero crime rate modern desert. If you wanna stay in places in Asia, good for you. Good luck with the worse living conditions, corruption, pollution, petty crimes. It doesn't take a lot of effort to look up the average street in Bangladesh, overcrowded 15th century looking garbage place full of tangled powerline wires going everywhere with no proper care, rotting houses, humidity combined with filth, street vendors everywhere and rickshaws honking non-stop daily. Not to mention horrible healthcare system etc.
@@Mike_Hawk1, problem with the gulf countries is that they are intirely dependant on oil revenues. By 2035, we will have reached peak oil (some estimates are 2030).
The gulf countries will not be able to sustain their current lifestyle and all that expensive infrastructure will start to decay.
The GCC is a one trick poney I'm afraid. The vision 2030 programmes will flop and the GCC will have to adjust to weaker national income. Western tourists can't save all the GCC countries. They are all chasing the same tourists. Those tourists will change the nature of the country as they have done to the UAE

The two-bedroom villa is outstanding nicely designed I really liked I'm going to buy for my family Insha Allah.
FYI that's a lot of % compared to UK mate. UK has 0 stamp duty tax and for properties under £425k and 0 VAT on any property regardless of price but here you are already paying 8%. + annual maintenance fees which is quite high just for a £110,000 property! Even properties above £425k , the stamp duty starts at 5%.
Ur forgetting the UK income tax and support for the rainbow and transformer gang. Paying 8% and annual maintenance fees heavily outweighs the problems in the Uk
How much is counsel tax again ? How much is your national insurance and income tax ? How high is VAT (20%) in the UK again ? How much is Home / car / health insurance again ?
If you live in a flat or gated communality anywhere in the world you'll pay a maintenance fee or a service charge !
How much is capital gains tax again in the UK :) ? How much is GAS / Electric / Petrol / diesel cost again ?
UK has a big problem with skyrocketing service charges. And in most cases, in the UK, you’re paying for run down communal areas that are poorly maintained, and let’s not forget the lift that breaks down every 2 months!
Dubai and Riyadh are pretty much half the price compared to these based on listings from Bayut. But thanks for the breakdown! Insha'allah will vist each place in person to get a better feel

I’ve heard many stories as well akhi to be completely transparent. A lot of chameleons everywhere unfortunately.
You really just have to vet the companies and cross reference to make sure everything is certified. The rest is qader of Allah.

Feel afraid to stay, and feel afraid to move into the unknown.
Ive recently started the ball rolling and bought my first property a few weeks ago in the Gulf. Looking to do what you are doing and leave the UK. Also looking to invest in more properties over in the Gulf region and beyond.
Ive been to Oman and i loved it. Still has the authentic Arabian culture. Just nit-picking but the properties you showcased in this video look to me not very modern. Dont like the wooden window/patio frames. The bathroom furnishings and finishing look very dated. Just finished watching new build property video in Thailand and the interior design for equivalent priced properties are day and night difference from the Omani ones.
Thought has gone into the interior design of the properties and looks very classy and in comparison these look like 80's builds. I think Oman needs to up its game on the interior look and finishing
They are spectacular, but my brother is not factoring in the cons, prices in Gulf is already through the roof, the market is weird and developers are making up prices.

What is the time gap between booking and paying the first installment AND getting the residence visa?
If I book the apartment and pay the booking money TODAY, when will I get the residence visa (After how many days/weeks/months?)
Once you fully paid the whole property, you will get the Mulkiya and Krookie( there is some fee to paid which is like 3% of property value). After that, you can apply the resident card with 1.passport 2. Letter from Muriya the developer 3.mulkiya and krookie, 4. Passport size picture. 5 omr50 for the resident card. You can go to apply it with these document in ROP near airport (the main one) I remember the officer who handle Owner resident visa is Mr.Abdulaziz. Resident card you can get it either on same day or a day after. Not taking too long. Quite easy.
Actually I moved in 2 years ago and 2 month ago I just renew my resident card.

To me, something that's worrisome about Oman is its Rial being pegged to the USD. Whatever happens to the dollar in the future is going to affect the Rial unless they remove the peg. So if the dollar gets devalued or we get more serious inflation in the US, I THINK it'll be felt in Oman. Thoughts?
I dont find the prices cheap actually i thought in oman prices would be a bit less but with these prices i cant afford it if foreigners can not take loans out there
I am Omani and these apartments are expensive. It depends on the location really. I live about half an hour from the place he is showing in a nice residential community with access to adequate services and the villa we built is 5 times bigger than those tiny apartments with half the price. Move away from Muscat and it is significantly cheaper

@@tamadheral-sabaei9241 Exactly, most of this developers are the same all over the world, they jack up the prices. It is best to meet locals to get the reality on situations. My question is, what is the job market like for foreign professionals?
I agree, the prices are expensive compared to local properties.
However those properties are only revered for Omanis. Foreigners can only buy in ITC zones. (This zone being one of them)
A local is able to buy 2 huge villas for £500k lol
@@pipolebnene Muscat is very diverse as there are about a million expatriates in it. So even if the area is dominated by Omanis, you will definitely find other nationalities there. We mostly have Bengalis, Indians, Pakistanis, Egyptians, Tunisians, Sudanese, Syrians and Moroccans.

Brother exactly why my wife and I are looking abroad and away from the west. We are US citizens and things have gone far too weird and far too costly to raise a family and stay on the path.

What's the insect situation in Oman
That vanity in the Villa bathroom is actually quiet terrible. 💯 You will struggle to make wudu in that. Double bowl vanity are terrible in general but especially worse for women if they are shorter. They are next to impossible to wash your feet in if you are older, have mobility issues or have parents or older relatives visiting.

115k for 1 bed apartment in Oman...that sounds expensive for Oman.. I thought it would be cheaper... few years and will be expensive as dubai.. I going to stick with Malaysia. You get a lot more for your money...again few years time your maintaince charges are going to double... and keep going up with the cost of living. The maintenance charges are going to eat into your yield over the years.
What are the property prices in Malaysia like? Lower end and average cost.
@@rfsalad4118 you can pick up a 2 bed apartment just over 1000sq ft approx £88k. Same quality and standard....a 1 bed will cost approx £80k.. these are serviced apartments and are the same standard if not better. Location is just outside KL and can commute into central KL 10 minutes by train. Even in KL Central the prices are still very reasonable for a British expat. lower end can pick for 50k 60k..
@@ammarrashid1214very true, lots of people are considering Malaysia but the only difficult thing is, it's hard to get citizenship, it's a long process but if you have the money, then go for it. Weather, food, people are great, Muslim country, get more for your money in property.

Could you talk more about how ppl will afford these houses, what jobs are available? Not much from what I have research about Oman, it’s mostly low paid jobs that Indians are doing unless you are extremely niche! How can ppl from UK make the move to Oman without setting anything up? Business wise I hear, it’s not very straight forward to set up, like Omanis get preference in everything! Could you talk more about what line of work you are in to? All info seems very vague. Thanks

I heard that Oman government will make you sign a lease in order to buy a house. Once those years are up no matter what you paid you will leave 😢

They dont have powercut.Also you can use solar panels.Solar panels are becoming more efficient.In the mid east, they are even more efficient.

Guys this project is very far from Muscat, it takes hours to reach there and it’s very expensive
The land cost in Muscat is actually cheap and these guys are charging very high for a project which far far away from Muscat
Brother Jabel sifah is too far from muscat , regarding the view is stunning That’s why the price is too high. but believe me you will get bored as I am a broker you can find in Muscat more cheaper like for apartment with two bedrooms for 40k , 35k depends on places, but of course, not on the sea view

You can contact the developer to purchase directly. I did so. After handover, you will get the title deed (Mulkiya and krookie). With that and your passport plus letter from developer you can apply for a resident card. Process is easy and fast. Resident card is renewable unlimited every 2 years. Property are all freehold
