When doing your interview of the previous owners and your real estate colleague the importance of culture was highlighted as was language for those who may want to own a home in Japan. For this home you are in the presence of a true cultural landmark and one of great spiritual significance. I’m sure the new owners will learn and enjoy all that Fujisan has to offer in their new wonderful home. This is interesting to watch, but for a long time I've predicted that the day is coming when Japan will not even be able to PAY foreigners to do this and even come to Japan to live. If something sounds too good to be true....that's usually what it turns out to be.
Japan would be wise to keep the strictest immigration policies possible. Yet, it seems they are loosening up, without regard for what that will mean. Bringing in South Asians to 'man" cash registers at three different Family Mart's 100 meters from each other really isn't necessary. You have the crowd who are pro-migration, seemingly let in anybody, and they are often the "Green" crowd at the same time. Never mind in their minds that bringing in people who consume at a much lower rate than they will in Japan is going to create more "carbon". They're rather confused. Japan's population is rapidly declining and projected to be about 80m. in 2050. If you buy in Japan you better select a property very high on "Location, Location," if you plan to rent it out. If you're living in it yourself and have a reason to stay, then no issue, most likely. However, with population decline you absolutely must select wisely if you plan to rent out. I see hundreds of empty houses nearby me, and I am in a major metropolitan area.
Are sellers of akiyas better than landlords in regards to anti-foreigner attitudes? I had a hell of a time looking for a company that will help me rent a property because so many even English speaking agents are on the side of landlords and refuse to give a reason (but it's obvious) why landlords knew they're renting to a foreigner but suddenly refuse to rent when they find out i have a Chinese last name.

It depends. But that's where we come in so that our clients don't have to deal with such sellers.
