Expecting any financially major part of the building to last less than the mortgage seems insane to me, especially if you have a chance to not do that to yourself :D Do you guys ever do long term maintenance cost analysis to help convince clients to allocate their budget better? The bigger ventilation unit you talked about is also a bigger expense to replace in 15-20 years, as is a siding without a rain screen that will need to be painted and repaired way more often.
I'd also think there's value in listing out the time required by the homeowner to get the maintenance done in addition to the potential surprise when a lower quality item breaks, possibly forcing an issue to take the owner's immediate attention from life, family, or work.
When you're looking for something to watch and one of your favorites just dropped a new one :)
After designing it to last, the next item is make it look good. Because if it looks really ugly it wont stay standing for 100's of years.

Might have to replace the bathrooms in 30 years too, especially if you run a lot of kids through it
