Any property you invest always has to be in right location and price point you purchased it , interest rates also adds in . You gain from investment property via equity build up and not getting passive income from day 1. I purchased an investment property and have gained 10% within first 3 months . Your tenant is building wealth for you no wonder it has its own pitfalls via maintenance and good tenants but still worth it .

Nice video. One thing missing in this. We can reinvest the rent into equity similar to how one would reinvest dividend income . If we are talking about long term investment return, we should factor investment opportunity using liquid cash(rent).

If they were already staying on rent, then the rent may disappear as soon as they buy the new house. So, the rent that's cut off & and the money you save on tax should also be taken into account. If added, the cashflow will improve and result in a higher IRR.
Nice video. Few points to add, One can deduct home depreciation, maintenance expense and mortgage interest from taxable income in the US. This will bring adjusted gross income which may help bring other credits such as child tax credit.

It has to be noted that while you can buy 2nd or 3 rd homes and build a portfolio of home through leverage ,this is not possible in the stock market scenario /investing in a REIT or Index. While margin can be utlized , margin. calls is a huge risk vs hard assets in the housing market. (Housing melt downs are rarer than stock market meltdowns)
For Indian brothers I advise renting is better than buying. If you bought before 2010 you are good. There is no real estate appreciation in India after 2010. I have flat in India which is renting for 20000 but the call of the asset is 2 crores in t nagar

There are major differences in rental between India and USA. Also depends on whether you are paying down cash or loan. with current interest rates at 8% we might end up doing some cash from hand every month. But yes, appreciation will be there

But to keep it very simple even bank FD rate of 7.2% interest per annum would give an interest of 32400 per month even after subtracting 10% tds. By rule of 72 60L will become 1.2C in 10 years. So rental income can't even beat bank FD rates. Correct me if I'm wring. Definitely lower than Equity. Another factor is if the individual takes bank loan to purchase this then needlessly to say the return will be very very low. Yes all other challenges neatly explained by you Sir.
Nothing is wrong with your take. It is called personal finance for a reason. I am like you. I would prefer equity growth over real estate and I am OK with the volatility it comes with it. But I cannot expect that from everyone. There are many who would trade the equity volatility for RE stability. There is nothing wrong with that as well.
Rentals are not for everyone and it usually is a bad investment. 1) Rentals don’t create products and hence wealth. Companies create products and hence the best talent goes to create products and hence salaries and stock valuations. 2) It is a fixed asset and not liquid. You can’t sell easily. 3) The hassle of finding renters and dealing with them and finding new ones every so often and keeping up the rental’s maintenance is a pain. It is not for the faint hearted. 4) The return on investment is lower. 5) The returns on stocks is better than rentals and is liquid and companies create wealth.
Once more fact concern also to be noted,after 15 or 20 years of time,building value start decreasing…at final, you possibly earned the constructed coat only from rental
If you buy an apartment you cant expect a steady 5% growth every year. That too if you buy an apartment outside city limits then definitely not possible.
My dad bought a land in Guduvanchery for 90K before 30 yrs. Built a house for 3L before 25Yrs. Now rent yeild is 10K/PM. Land rate is increased to 80L. Looks like investing in land gave good returns compared to rental yeild. But the catch is we have to wait patiently to get good returns in real estate or stock market and if our requirement is monthly yeild then rental or fd is better. According to me after 2008 real estate market inflated too much.

I kind of see most people like you promoting stocks including mutual fund as the only investment option that people have to consider. Peoples requirements may be different and every single investment instrument is there in the world to satisfy different requirements I believe.
Sir, I have 5 properties and I made my money double in just 4 years. In USA all depends on the lending rate. If you buy in 2-3% lending you double your money in just couples of years. But I don’t advise to buy in this high interest rate market. Again don’t compare with index funds. You are comparing apples and oranges. House is an asset classification which you can touch and feel. But stocks and index funds are paper assets and can go bankrupt anytime.

I am living in USA for the past 10 years. Recently I booked a property in Dubai in off payment plan ie paying monthly to the developer directly w’out any interest or mortgage. At the end of 2 years you own the property and you can give it for rental. There are no property and income tax in Dubai. It will give you a rental yield of 9~10%. But after watching this video I am thinking will it be worth. In this case may I know how to calculate the returns?
