Just came back from Lubec last week. 6 hour drive from Massachusetts. Been there 4 times since 2017. Love the area. If the land was a little cheaper I would consider it. Could you keep a trailer on it year round?

Why didn't they put in the leach field? Not a complaint. I'm asking out of ignorance. Is that a good, neutral or "bad" thing? I really don't know. Thx
He said that they had a engineered design. That implies that there is an approved septic field site. The septic fields is IMO the most expensive part of the system and presumably the owners decided to sell before completing the project.
As it sits now they have to get the tank pumped out however often (depending on usage). I've seen other properties on waterfront that can't have a leach field, but they still have a "holding" tank. I don't know if a full size house would require the leach field, that's probably a health dept question, but I have seen cottages at least with just tanks.
The issue is that most people want to live around other people. Washington County is the poorest county in the State. Many young people leave as soon as they are old enough, but at the same time, that area is full of new Mainers who have moved there to get away from it all. There are many people living in Lubec from Mass and Southern Maine. I was there this past Summer and my wife and I both agreed that if we were a little younger, we would move there.
For almost a year, I thought about selling my home in SC and moving to ME where the acreage is very affordable. Then I heard about some far-Left political decisions that had been made that run contrary to my conservative beliefs. I see properties like this and I admit to being tempted but I could not contribute to a political system that is not only the opposite of mine but evil personified. Maybe it is that very sense of wrong that is making people leave and making their vacated properties available.

Joyce. Maine has a shortage of land for sale. Inventory is at an all time low. Not sure where you are getting your information from?
