    I’m Malaysian and I go to Forest City very often for golf! It’s always fully booked and you need to book in advance! The side that is shown in the media is the depressing side which no doubt gives off abandoned vibes. But on the flip side, there are plenty of people there as well

      That's kind of the big problem, the developers made most of their money from building, selling and maintaining the residential properties. All those entertainment venues only made up small percentages of their revenue.

      This is why you cannot trust social media and all these so called news. As a foreigner now local. I've lived in Iskandar Puteri for the past 11 years and I watched Forest City being built. I followed the story for years because I was looking forward to the completion of this project bringing in investor and boosting tourism in the surrounding area. What killed this project was greed by the Malaysian government. Something like this would not have happened in America or other western countries. It was a scam to attract 72 billions of investment from the Chinese. Once the money was in and the project was half completed. The Malaysian government changed the policy and banned foreigner from buying units in Forest City. Everything collapse at that point as the value of the properties dropped more than 80%. Let's me put it this way. Developer Esplanade Danga 88 was working with the Malaysian government to lure the Chinese Country Garden developers. Other neighboring countries need to learn from this. Although i dont feel back for the Chinese, it's their own stupidity for falling into this trap without any insurance.

      @@kws1704 I know I'm in the minority, but I don't think it should be legal to use residential property/land as an investment. If you own land/property, that should be where you sleep at night.
      I firmly believe that land as an investment, is a huge reason why so many people can't afford homes today, and are forced to be at the mercy of the landlords they rent from.

      Being a landlord is an easy job and the govt could own excess property for rentals. Long term tenants could pay for renovations, or prices could include renovation costs like with private market.

    As an architecture student i LOVED this video.. i didnt even know this place existed and in my opinion the vision and architecture is gorgeous, such a shame it is a ghost town. With more people there i could see myself living there. The concept is nice and especially I was amazed by the model of the city. I cant fathom all the hours of work lost of architects, structure engineers and all people that had something to do with it.. its really sad but hopefully we can all take examples and learn for the future !!! loved the vid my man
    PS u got to come to Slovakia i know it didnt work out last vid but i would love for u to see my country and its beauties.. I can show u around Košice if u want :) the flights from London cost like 20pounds

      We definitely avoiid to get sweaty on the way to the office, it is hot and humid. Unless you are being a tourist just exploring the city, wet armpit is not an issue but not for us who got to go back to the office. That is why we mormally avoid sweaty tropical sun ✌

    Hi Ben! Awesome video. Was here recently also.
    Just some clarifications:
    1. There are many hotels there, not just 1.
    2. The main reason this project has struggled/paused is because of the 1MDB scandal. So a lot of this money for this project was stolen or dried up when the scandal came to light.

      the real reason is Mahathir ended the residency program, which means the targeted Chinese buyer has no reason to buy a house in Malaysia anymore since they wouldn't be allow to stay.

      Also, if the titled say: "I visited the Malaysian ghost city" no one would watch it, then it has to point to China,
      That is why the title is focused on China and not on Malaysia.
      Anyways the city looks nice, it is not abandoned but on the way to be occupied.
      The music is all the time trying to make you feel uncomfortable like in an horror movie,
      is obvious the focus of the "documentary".
      Just ask any people who study some career related to the media production to analyses how the info is being exposed here.

      Not true. Many of the ghost cities previously shown in the media have been populated.
      There’s a popular post of a subway that did the rounds because it led to a ghost town. As of today, 2 million people now live in that town.
      Chinese are very smart and build infrastructure knowing people will eventually settle into the houses and area.

    I was born and raised in Southern California by the beach. After getting married and having our first child we moved to Saline, Michigan for a slower paced life with fewer people surrounding us. 27 years and two more children later my husband and I still love it here! We don't even care to visit CA anymore because it's so over crowded and so expensive. By the time we get home we need a vacation from our vacation because it was so much work just to get around and visit family. Even though we love it here we would move to Forest City in a heartbeat! My husband and I are both 53 and dream about leaving the United States....now I know exactly where to go!😁🙏 Excellent video, bravo!👏 Thank you!🤟

      Michigan is freezing cold and generally not a nice place to live. California has some beautiful parts, but overall way too expensive. Florida is perfect

      ⁠​⁠​⁠@@JJ-ty9stto each his own. Florida is a miserable place to be from June-November, the humidity, heat and bugs are oppressive. Though Michigan can be cold and grey in the winter, though climate change is changing that, I’d say it’s one of the best places anywhere in the summer. I’m a California native from the Bay Area, but spend Summers in West Michigan on the shores of Lake Michigan. It’s a beautiful state with plenty to do and see with the benefit of a fresh water sea of the Great Lakes. Saline isn’t far from Ann Arbor, there are many worse places in most states I could think of. Why you or @dzerres thought it necessary to comment got you this reply. Whether one chooses Forest City, Michigan, California, or even Florida, be glad we still have the freedom to choose

    It is called rich Chinese who go there on vacation and was never really meant for the locals other then provide service jobs and tax money. The problem now is many of those wealthy Chinese are now badly in debt or moved on. The other issue with China is everyone take the same day off. In China everyone national holiday off and that is about. Then you do not want to go anywhere in China on holidays because everyone is doing the same thing and you spend 8 hours in line just at the airport.

    Forest City in Johor Bahru failed for a few simple reasons; the first being that the entire development’s success was hinged upon one particular demographic group; wealthy middle class families and investors from China. From 2020 onwards, the Chinese government began cracking down hard on their own middle class bringing money out of the country, which meant that a lot of people who would have become Forest City buyers couldn’t complete on their transactions. In addition, those Chinese people who could bring their money out of the country through illicit channels or corruption didn’t view developments like Forest City as a good choice; many simply went into the capital of Malaysia, Kuala Lumpur or Singapore for property instead.

    you are giving out a false narrative, a lot of people from Malasiya would like to live there but are restricted from doing so, the project was meant for strangers and westerners to buy and live there and attract a lot of tourists, that is the main reason it is so empty

    ngl I think it looks awesome, looks like a quiet place to chill out and explore.
    I do wonder if it’s a case where someone else could come along and finish the project off. There was an issue in Spain for a good few years where there were a load of homes and buildings and sort new towns being built and then the construction companies crashed and many of the buildings went unfinished for years but very recently construction has resumed in a lot of these places and the homes are now being finished, with people moving in. Murcia airport is a great example, it went into construction in 2008, the financial crisis happened and they stopped in 2009 and building work picked up again later on and it was finished in 2012, however it didn’t open until 2019

    I live in a ghost town myself. I love it. Lots of buildings -- 250 of them, and sporadic people to see. As you can see in video, it needs only a handful of people to operate it. Billionaires. I'm not a billionaire but one of the few lucky people to get in when the first residential building was put up. No one knew the future it would take.

    I work in projects, on a much smaller scale, but nonetheless.. when you build a business case, develop the project, and get it approved, you approve both capital expenditure (capex) and operational expenditure (opex) budgets. Their commercial model was clearly hit by the external property crisis issue post project approval. But property has a long lifespan (say 100 years), so my guess is that they revised their commercial prospects and decided to 1) cut on capex by not progressing with subsequent build phases and 2) start using the opex budget to keep the place running until the market changes, despite no cash inflow aside from some few luxury customers. Once they run out of opex, if the market situation is still precarious, then they might reconsider. But for now, in the grand scheme of things where what's built has the potential to last for 100 years, it all makes sense.

    Perplexing video. Thought at the beginning you’d state where this Forest City was located? Had me guessing between Singapore and Malaysia. No research beforehand to determine the population of the city or the demographics

    They are building things for the future. Not now. Singapore has limited land to grow. Similar to Hong Kong. Forest city is like shenzen to Hong Kong.
    Also the singapore special economic zone was signed along with mrt (RTS). I believe not only mainland Chinese but Singaporeans will live there soon. Even locals go there during weekends as it is tax free. Some locals are rich enough to own properties there.

    You visited my home city (I'm also a Brit). I thought you had given up the whole UA-cam thing as you had been gone so long, welcome back, you were missed. Malaysia is a country of big surprises, people underestimate it. As for Forest City, let's just call it misguided. The claim of all the properties being sold. I would take that with a massive pinch of salt. And if they are in fact owned by overseas buyers. Well, they will remain empty as all over Johor there are plenty of empty properties available to rent which are in better situations, closer to the city and all the shops, restaurants even the Causeway to Singapore. As you saw the beach is not exactly soft sand, more harsh builders sand and the water... As for believing anything a Malaysian 'real estate' person tells you, don't!

    as someone who prefers to be alone n loves to be surrounded by greenery, I find forest city very tempting
    but where I live right now is pretty good too.. I have been to the showroom once n was quite impressed by the scale of the project
