Towns and municipalities are and will become more desperate as their base degrades and the system falls apart... Look up allodial Title for true ownership rights beyond paying prop taxes... Two states, Nevada and Texas, created limited allodial title provisions in order to protect property owners from the burden of highly increased property taxes which often occur when unincorporated land becomes part of a town or city.
Land can be hard to own, due to real estate taxes, and hard to sell quickly. That said, an income property, one that nearly pays for itself through renters, will generate infinitely more wealth than stacking PMs. Do the math, it becomes obvious. That isn't to say both aren't possible or compatible. Regarding your possible move to a more rural area: just do it! I did it 17 years back and never looked back. The market will always help you on one side of the equation and hurt you on the other so timing doesn't matter until you're selling and not also buying. You'll be glad you did it.
Have you really looked closely at the land currently for sale? Prior to 2019 you could buy rural acreage here for 4-8k per acre even on small parcels. Now you can still get a decent price but only if you buy large amounts. One acre bare lots probably average over 15k per acre here in the upper Midwest. HOA land is probably 50% of listings. Its inflation and monopolization. Not only will you pay public taxes, you will pay private fees going forward which then gets taxed again as income for the HOA backers. It seems as if nearly every buildable land listing in my state has been bought up and is then being re-listed as an HOA lot. Usually low-fee bare building lots to draw people in. We all know HOA's go up as they are developed. There are very few affordable parcels out there right now in the upper Midwest that aren't under someone's fat thumb I wouldnt trade silver for land until it takes 3-4oz per acre. I'll probably die way before that happens if ever.

Real estate is controlled/taxed by the govt, and the transactions are controlled by title companies and/or attorneys. Every transaction must be done in dollar terms for establishing a tax basis for the buyer and taxable gains/loses for the seller. In this process, PMs will be converted to USD to do the sale, whether physically or on paper. In this way, you cannot escape the tax man. You will pay property taxes while you own it and you'll pay cap gains when you sell/transfer. You will also be questioned by the IRS about declaring a gain/loss on your metals. Yes, there is an IRS form for barter, believe it or not. If you were stacking to get your money off the grid, buying real estate will surely bring you back on the grid. There's not many attorneys out there willing to put their law license on the line so you can do some shady basement swap deal. It's just the way the system works, unfortunately.
If you had a land seller with cash that wanted your silver have them pay you cash for your silver then buy their land with the cash. See how stupid this sounds and why silver is a joke as a means of trade?

Bare land is like silver. It costs to hold it and good luck profiting from it. Case in point. I purchased land in 2020. In 2023 FEMA declared it all now flood plain. Considering we are in a drought here and the dam right there was removed in 2023 seems unlikely to flood. But FEMA says otherwise. My land value now 10 percent of what it was. Nobody wants to buy flood plain land. As to bartering silver for land seems like a dream. Lynette Zang type nonsense. Nobody wants your silver for their land and if they do it's likely even more crappy than silver like in a flood plain.
