I'm a contractor, but I have a wife. She wanted this home in So-Cal, I took one look at it and said "there is a lot more work and problems with this 2000 year build than you might think, it's going to make you very unhappy." She insisted we buy this pig with lipstick artfully applied to it. $75,000 later we're still not done resolving issues the house has with cheap, shoddy workmanship, low quality infrastructure/mechanical systems, wiring done by people who ALMOST knew how to do wiring but not quite... yeah in any case she has been very unhappy since we moved into this pig and got to see what I already warned her the lipstick was hiding.

@@Skullnotfound I was okay with it because I predicted that the price they were asking for was good even factoring that in. What I was trying to avoid was her misery in dealing with it. I don't mind. I like working on houses, I just turn on music and have a beer. It has grown in value and is doing well even with the market softening recently, it's still a good investment. What I was trying to do was tell her "you will not be happy" and that part failed. And yes she should listen to me, but "the feels" are more important than anything to many women. Now that we are almost done renovating it, she is pretty happy though lol.

I was at Home D and overheard a contractor talking to presumably another contractor about how they are building houses and slapping shit together so fast and that buyers will buy anything at this point at crazy high prices, the other guy said yeah once the drywall is up on the inside and the vinyl siding is up on the outside what you can't see won't hurt you. SMH.

Definitely get everything in writing. Our builder had two guys, one was the owner of the business and then his partner who actually oversaw and coordinated the contractor to built the house. Well, the owner promised things with us and luckily we would send an email to the owner and his partner after the meeting to make sure of what we talked about and if we had extra questions and clarification. Well, this helped a lot because 6months later we ask them about one thing we were supposed to be getting and the owner say it would cost extra to put that in. Well, we told them he say it was included in the price and he say he never said that. Well, we just had to look up the email where he agree that it was included in the price and he had to put it in without extra cost.
YES. Take tons of photos. The sheet rock subs for my builder covered up THREE electrical outlets with sheet rock during the build. If I had not taken a TON of photos during the walk through of the electrical rough in, those outlets would be behind the walls to this day. Even well-meaning builders and subs make mistakes.
It wasnt just the sheet rock installers fault. If the person had installed the outlet boxes correctly. Just covering up the boxes, the sheet rock wouldnt sit flat on the studs. You had 2 crews not paying attention what they were doing. I see this all the time. Just slam it together. Heaven hope the nail or screw hits a stud. This goes back decades. My dad was a building contractor for 40+ years. I was coming in right when nail guns were starting to be used. My dad refused to use them. By hand, You could always tell when you missed a floor joist, stud or rafter. Yep, those squeaky floors show up later from using nail guns.
Great video and. I worked as a Builder’s salesperson in our own business. I agree with “Buyer Beware” and “get it in writing”. Just a note to think about : there are people who (1) you can’t make happy, and (2) there’s always those (more than you think) who want something for nothing. There’s two sides to every story. Having experienced it myself, I wouldn’t have anyone build me a home except my husband-too much can go wrong.

I was faced with the same problem building a house in Florida. Talked to builders and they were way to greedy so I built it myself, saved about 250k on a 1m house, it wasn’t that hard, I strongly suggest that if you have the time

After 4 house builds, over a 20 year period, I concur with all of the points made here. Even the most trustworthy builder can have problems with delivering as promised. Be prepared to be disappointed and if all turns out well consider yourself lucky.

Wow, what are the chances of your video popping up on my feed, maybe's an algorithm, because I'm doing new construction in Myrtle Beach Market Commons areas. The thing that concerns me is no one can give me a final date for the completion of construction. That makes me think that all the material is not available or shortage of quality subcontractors. Also with the nice warm temps in Myrtle Beach last two weeks, I saw work being done on other properties or units, by not my unit. Thanks for your video, such a blessing.
Depending on the home size and details makes a big difference in price. Like buying a vehicle, the more luxury, the more your gonna pay . On the same size home a house could cost double even triple depending on what you pick to install in your home. Everything makes a difference even some of the little things everything cost $ but some prices could be similar. If im building someone a home. Each section has its budgets like fixtures, cabinets, plumbing, and etc..... You just pay what you go over budget. That's why you need to know what home they are expecting to budget and make a proper bid

If you don't know how to build a house yourself, buy a preexisting home. Then you can see if there are leaks coming from the roof rafters, walls bowing out from studs not being straight, the integrity of the foundation if raised, and sooo many other things to look for. Best thing to do is get an owner builder permit from you local gov. Course you have to know your basics on building.But you run the show. You can hire and fire your own subs and learn a lot even if you don't know a lot.No reason to loose a bunch of money.In times like this you need to order your own materials and schedual your own employees.Subs if they are not crooks are better than over in debted builders. Tons of information and vidios on the internet.
Here in Marin County, California, a 2006 house: a. No ventilation in the interior bathrooms b. Low-grade pressed wood baseboard and doors c. Stopped making the French drain in the garden until the building inspector turned his back d. Cheap windows that will need to be replaced at huge expense e. Extremely low-grade heating unit and ductwork in attic that will need replacing, resulting in some rooms not being heated and cooled, and expense of wasted heat and cooling in the attic and not in the rooms. f. Incomplete insulation in attic g. badly graded lot so that the drainage is poor and the patio subsides h. non-disclosure of water under the house from poor drainage i. cheap plastic piping j. low grade garage door motor that fails k. cheap grade faucets, shower heads, toilets.
Very True! But there is the gray area. Depending upon the builder you end up with, not all are the same. You can get something to pass inspection, but the difference between build quality can greatly differ.

I purchased my present hew home during the housing crash in 2007 to 2009 and bought a large home at a very good price. This would be my fifth brand new home purchase and my very first time purchasing anew home in Washington state. Being out of a home for more than three years,I qualified for the first time home buyer rebate of $8,000.00 and I use a real estate agent for this home purchase . During this home purchase ,I pointed out to my real estate agent certain things about the new home that I was having built that I wasn't happy about . She in turn ,told the builder my concerns and he gave me a $10,000.00 credit towards up grades . With this $10,000.00 dollar credit ,I use it towards mechanical and electric upgrades instead of cosmetic upgrades . I pick the standard white kitchen appliances instead of using his upgrade of stainless steel ,because his charge was $4,000.00 compared to $1,000.00 that another new home builder charged for the very same brand of stainless steel kitchen appliances . I went to home depot and purchased my entire stainless kitchen appliances and got far more better appliances that if I had purchased them from the builder . I also refuse to purchase a garbage disposal for $450.00 ,that the builder only paid $17.00 dollars for !!! For $450.00 dollars ,I can go to Lowe's or Home Depot and purchase a top model of garbage disposal along with having it installed . I was very fortunate that this was a small new home builder that was just starting out and many of the upgrades of other new home builders ,were standard in his new homes. I would have had to spend $17,000.00 from other new home builders ,to bring them to the level of his new homes and thus I only had to spend $5,400 ,00 towards upgrades..
I looked at buying a home in Myrtle Beach in the early 80’s. This was a development close to the State line (Carolina Shores?). But I didn’t because of the way they were building and how the subs worked, especially the electricians. I asked they if they ever did metal conduit and they said they had done a couple in the last 10 years. I asked whether any buildings ever burned down while they were in the building process because of electrical problems and they admitted to losing a few. Choices of building materials and building codes change every year. County codes, city limit codes, state codes and federal codes are ever changing. As a contractor I can answer about inspectors: most of them don't want to see anything that results in them having to do more paperwork. They arrive hoping to see something they can sign off on, and this colors their approach, what they look at or for. I've seen inspectors run up to a property, run up a ladder, look at the roof for 2 full seconds, get back down and sign off. Over and over and over, not just a couple times. Same with framing, same with electrical. Not too many bends in that run? Rest is probably fine, signing off.
Also beware of Special assessments "NID" where The home owner pays for 15 Years to pay for the development in addition to the Real Estate Tax and Subdivision fee
Is it better to source your own materials. Will it be cheaper or are there certain items you recommend customers buy themselves? Are there certain vendors we should know about?
Depending upon which builder you choose. Custom builders usually give allowance for lighting, cabinets, etc., and you can pick your own. One home I built, I bought and delivered to the build site all the cabinets, flooring, tile, and other supplies. On the other hand big national builders and tract builders make you buy everything through there own design center. Where are you building?
Nobody building a house from scratch in the sunny south should be building it with board and OSB on exterior and plastic sidings as featured in your still picture at the outset. Cinder blocks builds is the true way to go.

If you go with lenders of new construction house they will approve asking price. You are forced to go with them. I bought say exact house a year old and appraisal came way south. I was able to negotiate with seller and got house 50k less than new build in exact area. I understand inflation, supply and demand and other factors but geez current mark up is crazy.
Ask for receipts and actual quotes form the builder, I've caught a builder marking up shower doors as much as 90% on what it took to purchase and install. Cheating on the escalation clause!

It's so great to have an earnest professional sounding out possible pitfalls and traps in the building trade. However, not many people will be able to hear your message. I have a lucrative idea for you. Why not set up a professional firm to give advise on selecting honest and fair builders for clients? Charge a fee for consultation, legal clearance, permits application and submission, zoom progress monitoring and reports, building materials verification, final inspection and certification. Employ qualified and security-cleared people at every division. Work with known honest builders in each area. Do not charge them for participation as it will be a conflict of interest. Use construction completion insurance . Then set up your branches all over the state, and globally. Set up website.
Signed a detailed contract with the builder. Paid a lawyer $1000 to do the contract. As problems arise the builder kept adding on costs. The lawyer advised if you fight, go to court and delay the build. Or, pay him. It cost $25000 beyond the agreement.

It probably wouldn't hurt to take two years minimum to learn about and prepare for buying an existing home or having one built. I think most of those contracts are lengthier than the US Constitution itself.

Builders have to follow state rules plus they give incentives when using them private mortgage companies are suffering due to this because if you use a private mortgage firm you better have money to pay closing costs full so both parties have downfalls so I wouldn't bash the Builders
Good point. The other thing is the inflated closing costs that some of those Free Incentives" actually cost unsuspecting buyers. Its best to know the apples to apples before walking into a builder. Hi, bought 6 mos ago moved in with a new build called Signature homes, we are in a district here in Northern California with 2 other builders, they seem to be better builder than KB homes, we had to keep upgrades so by time we are done was a bit over 800 000..had to buy our in washer dryer and fridge ..the appliances seem cheaply made..we have a 1 year warranty..there are some issues..minor but we are hiring home inspector in a few months to see if there are any major issues..homeowners have moved in in different phases,, there are 6 houses left to finish..on or block...they were behind 1 to 2 mos. On some houses..ours took about 6 mos. To build....can you te me if this builder is overall good here in northern California sonoma County

I built a house in Massachusetts 2800 square-foot house brand new on a cul-de-sac and I didn’t have a lot of problems with the builder but I did have my fair share I’m in construction I do big construction multibillion dollar projects and most of our work is subcontracted to Chevron into shell and I’ve done nuclear work so I’m used to working to very high standards and everything must be Quality. I told the builder before he started. Make sure everything is plum level straight and square. I am a construction inspector, do yourself a favor and do it right the first time. And they learn the hard way that I meant what I said. I had them tear studded framed walls down because they weren’t plum and square. Then I got time to paint the house. I could not believe what I saw it looked like he gave two high school kids each a 4 inch wide brush, and that’s what they were supposed to paint the whole house with a head paint everywhere all over the door hinges the windows everywhere they had been AA I went ballistic on this guy. What in the fuck is this what he got high school kids here with a 4 inch brush that ended us up with us squared off in front of the house and I beat his ass which cost me a night in jail and then the charges were dropped, but I told him right from day one do the job, right? Before he ever started that morning, I told him get these painters off the job cleaning up all this bullshit to my satisfaction before you put another drop of paint inside or outside this house, and he told me that I could not tell him which subcontractors he could use OK that’s a fact, but what these other guys that is not going to stay there and no one else is gonna do that and that led to him getting thumped

Excellent question! I almost built a row of townhouses… But I found a better deal with existing construction and end up investing it in that. Always run your numbers and make sure your costs are 100% in line for return on investment. Location is highly important.

Not all homes are built cheap or poorly. Truly depends on who the builder is, and what materials they use. I have seen many homes that are over built with superior quality and I have also seen builders build homes poorly with low quality. Knowing which one to choose when building is the key. I’ve lost over $150,000 because of this rip off contractor I used and I’m still losing money to this day. Getting ready next month to repair a foundation leak that is going to cost me yet another 10k+. I still have other things to repair, far to lengthy a list to mention here and well beyond the scope of a simple UA-cam comment. It’s been HELL dealing with this! Buyer beware! Once you close on the house and the final funds to the contractor clears everything changes!

I was at Home D and overheard a contractor talking to presumably another contractor about how they are building houses and slapping shit together so fast and that buyers will buy anything at this point at crazy high prices, the other guy said yeah once the drywall is up on the inside and the vinyl siding is up on the outside what you can't see won't hurt you. SMH.

Look at some other homes they are building...
Definitely get everything in writing. Our builder had two guys, one was the owner of the business and then his partner who actually oversaw and coordinated the contractor to built the house. Well, the owner promised things with us and luckily we would send an email to the owner and his partner after the meeting to make sure of what we talked about and if we had extra questions and clarification. Well, this helped a lot because 6months later we ask them about one thing we were supposed to be getting and the owner say it would cost extra to put that in. Well, we told them he say it was included in the price and he say he never said that. Well, we just had to look up the email where he agree that it was included in the price and he had to put it in without extra cost.
YES. Take tons of photos. The sheet rock subs for my builder covered up THREE electrical outlets with sheet rock during the build. If I had not taken a TON of photos during the walk through of the electrical rough in, those outlets would be behind the walls to this day. Even well-meaning builders and subs make mistakes.

It wasnt just the sheet rock installers fault. If the person had installed the outlet boxes correctly. Just covering up the boxes, the sheet rock wouldnt sit flat on the studs. You had 2 crews not paying attention what they were doing. I see this all the time. Just slam it together. Heaven hope the nail or screw hits a stud. This goes back decades. My dad was a building contractor for 40+ years. I was coming in right when nail guns were starting to be used. My dad refused to use them. By hand, You could always tell when you missed a floor joist, stud or rafter. Yep, those squeaky floors show up later from using nail guns.
Great video and. I worked as a Builder’s salesperson in our own business. I agree with “Buyer Beware” and “get it in writing”. Just a note to think about : there are people who (1) you can’t make happy, and (2) there’s always those (more than you think) who want something for nothing. There’s two sides to every story. Having experienced it myself, I wouldn’t have anyone build me a home except my husband-too much can go wrong.

Exactly, by 2024 I will be building my own house. I want it built right the first time so I gotta do it myself.
After 4 house builds, over a 20 year period, I concur with all of the points made here. Even the most trustworthy builder can have problems with delivering as promised. Be prepared to be disappointed and if all turns out well consider yourself lucky.

Wow, what are the chances of your video popping up on my feed, maybe's an algorithm, because I'm doing new construction in Myrtle Beach Market Commons areas. The thing that concerns me is no one can give me a final date for the completion of construction. That makes me think that all the material is not available or shortage of quality subcontractors. Depending on the home size and details makes a big difference in price. Like buying a vehicle, the more luxury, the more your gonna pay . On the same size home a house could cost double even triple depending on what you pick to install in your home. Everything makes a difference even some of the little things everything cost $ but some prices could be similar. If im building someone a home. Each section has its budgets like fixtures, cabinets, plumbing, and etc..... You just pay what you go over budget. That's why you need to know what home they are expecting to budget and make a proper bid

If you don't know how to build a house yourself, buy a preexisting home. Then you can see if there are leaks coming from the roof rafters, walls bowing out from studs not being straight, the integrity of the foundation if raised, and sooo many other things to look for. Best thing to do is get an owner builder permit from you local gov. Course you have to know your basics on building.But you run the show. You can hire and fire your own subs and learn a lot even if you don't know a lot.No reason to loose a bunch of money.In times like this you need to order your own materials and schedual your own employees.Subs if they are not crooks are better than over in debted builders. Tons of information and vidios on the internet.

Here in Marin County, California, a 2006 house:
a. No ventilation in the interior bathrooms
b. Low-grade pressed wood baseboard and doors
c. Stopped making the French drain in the garden until the building inspector turned his back
d. Cheap windows that will need to be replaced at huge expense
e. Extremely low-grade heating unit and ductwork in attic that will need replacing, resulting in some rooms not being heated and cooled, and expense of wasted heat and cooling in the attic and not in the rooms.
f. Incomplete insulation in attic
g. badly graded lot so that the drainage is poor and the patio subsides
h. non-disclosure of water under the house from poor drainage
i. cheap plastic piping
j. low grade garage door motor that fails
k. cheap grade faucets, shower heads, toilets.

Very True! But there is the gray area. Depending upon the builder you end up with, not all are the same. You can get something to pass inspection, but the difference between build quality can greatly differ.
Yes, builders seem like car salesmen. I would like to have my next home built. However, choosing the right builder is a concern. Also, must be prepared to endure the process.

I purchased my present hew home during the housing crash in 2007 to 2009 and bought a large home at a very good price.
This would be my fifth brand new home purchase and my very first time purchasing anew home in Washington state.
Being out of a home for more than three years,I qualified for the first time home buyer rebate of $8,000.00 and I use a real estate agent for this home purchase .
During this home purchase ,I pointed out to my real estate agent certain things about the new home that I was having built that I wasn't happy about .
She in turn ,told the builder my concerns and he gave me a $10,000.00 credit towards up grades .
With this $10,000.00 dollar credit ,I use it towards mechanical and electric upgrades instead of cosmetic upgrades .
I pick the standard white kitchen appliances instead of using his upgrade of stainless steel ,because his charge was $4,000.00 compared to $1,000.00 that another new home builder charged for the very same brand of stainless steel kitchen appliances .
I went to home depot and purchased my entire stainless kitchen appliances and got far more better appliances that if I had purchased them from the builder .
I also refuse to purchase a garbage disposal for $450.00 ,that the builder only paid $17.00 dollars for !!!
For $450.00 dollars ,I can go to Lowe's or Home Depot and purchase a top model of garbage disposal along with having it installed .
I was very fortunate that this was a small new home builder that was just starting out and many of the upgrades of other new home builders ,were standard in his new homes.
I would have had to spend $17,000.00 from other new home builders ,to bring them to the level of his new homes and thus I only had to spend $5,400 ,00 towards upgrades..

I looked at buying a home in Myrtle Beach in the early 80’s. This was a development close to the State line (Carolina Shores?). But I didn’t because of the way they were building and how the subs worked, especially the electricians. I asked they if they ever did metal conduit and they said they had done a couple in the last 10 years. I asked whether any buildings ever burned down while they were in the building process because of electrical problems and they admitted to losing a few. Thanks….Jim

Choices of building materials and building codes change every year. County codes, city limit codes, state codes and federal codes are ever changing. As a contractor I can answer about inspectors: most of them don't want to see anything that results in them having to do more paperwork. They arrive hoping to see something they can sign off on, and this colors their approach, what they look at or for.
I've seen inspectors run up to a property, run up a ladder, look at the roof for 2 full seconds, get back down and sign off. Over and over and over, not just a couple times. Same with framing, same with electrical. Not too many bends in that run? Rest is probably fine, signing off.
Also beware of Special assessments "NID" where The home owner pays for 15 Years to pay for the development in addition to the Real Estate Tax and Subdivision fee
Supervision over the workers and all sub contractors is vitale
Is it better to source your own materials. Will it be cheaper or are there certain items you recommend customers buy themselves? Are there certain vendors we should know about?
Depending upon which builder you choose. Custom builders usually give allowance for lighting, cabinets, etc., and you can pick your own. One home I built, I bought and delivered to the build site all the cabinets, flooring, tile, and other supplies. On the other hand big national builders and tract builders make you buy everything through there own design center. Where are you building?

Nobody building a house from scratch in the sunny south should be building it with board and OSB on exterior and plastic sidings as featured in your still picture at the outset. Cinder blocks builds is the true way to go.

If you go with lenders of new construction house they will approve asking price. You are forced to go with them. I bought say exact house a year old and appraisal came way south. I was able to negotiate with seller and got house 50k less than new build in exact area. I understand inflation, supply and demand and other factors but geez current mark up is crazy.

Ask for receipts and actual quotes form the builder, I've caught a builder marking up shower doors as much as 90% on what it took to purchase and install. Cheating on the escalation clause!

I have a lucrative idea for you. Why not set up a professional firm to give advise on selecting honest and fair builders for clients? Charge a fee for consultation, legal clearance, permits application and submission, zoom progress monitoring and reports, building materials verification, final inspection and certification.
Employ qualified and security-cleared people at every division. Work with known honest builders in each area. Do not charge them for participation as it will be a conflict of interest. Use construction completion insurance .
Then set up your branches all over the state, and globally.

Signed a detailed contract with the builder. Paid a lawyer $1000 to do the contract. As problems arise the builder kept adding on costs. The lawyer advised if you fight, go to court and delay the build. Or, pay him. It cost $25000 beyond the agreement.

It probably wouldn't hurt to take two years minimum to learn about and prepare for buying an existing home or having one built. I think most of those contracts are lengthier than the US Constitution itself.

Builders have to follow state rules plus they give incentives when using them private mortgage companies are suffering due to this because if you use a private mortgage firm you better have money to pay closing costs full so both parties have downfalls so I wouldn't bash the Builders
Good point. The other thing is the inflated closing costs that some of those Free Incentives" actually cost unsuspecting buyers. Its best to know the apples to apples before walking into a builder. Hi, bought 6 mos ago moved in with a new build called Signature homes, we are in a district here in Northern California with 2 other builders, they seem to be better builder than KB homes, we had to keep upgrades so by time we are done was a bit over 800 000..had to buy our in washer dryer and fridge ..the appliances seem cheaply made..we have a 1 year warranty..there are some issues..minor but we are hiring home inspector in a few months to see if there are any major issues..homeowners have moved in in different phases,, there are 6 houses left to finish..on or block...they were behind 1 to 2 mos. On some houses..ours took about 6 mos. To build....can you te me if this builder is overall good here in northern California sonoma County

I built a house in Massachusetts 2800 square-foot house brand new on a cul-de-sac and I didn’t have a lot of problems with the builder but I did have my fair share I’m in construction I do big construction multibillion dollar projects and most of our work is subcontracted to Chevron into shell and I’ve done nuclear work so I’m used to working to very high standards and everything must be Quality. I told the builder before he started. Make sure everything is plum level straight and square. I am a construction inspector, do yourself a favor and do it right the first time.
And they learn the hard way that I meant what I said. I had them tear studded framed walls down because they weren’t plum and square. Then I got time to paint the house. I could not believe what I saw it looked like he gave two high school kids each a 4 inch wide brush, and that’s what they were supposed to paint the whole house with a head paint everywhere all over the door hinges the windows everywhere they had been AA I went ballistic on this guy. What in the fuck is this what he got high school kids here with a 4 inch brush that ended us up with us squared off in front of the house and I beat his ass which cost me a night in jail and then the charges were dropped, but I told him right from day one do the job, right? Before he ever started that morning, I told him get these painters off the job cleaning up all this bullshit to my satisfaction before you put another drop of paint inside or outside this house, and he told me that I could not tell him which subcontractors he could use OK that’s a fact, but what these other guys that is not going to stay there and no one else is gonna do that and that led to him getting thumped

Excellent question! I almost built a row of townhouses… But I found a better deal with existing construction and end up investing it in that. Always run your numbers and make sure your costs are 100% in line for return on investment. Location is highly important.

We still have a huge number of people who want to buy, but very low inventory to choose from. The population keeps growing, living longer, 2nd homes, and investors are all driving the demand. I think if a builder is using cheap materials now they were using them prior to the inflation spike.

Not all homes are built cheap or poorly. Truly depends on who the builder is, and what materials they use. I have seen many homes that are over built with superior quality and I have also seen builders build homes poorly with low quality. Knowing which one to choose when building is the key. @@JerryPinkas yes Ty for this video! The public needs to be made aware of the dangers out there. I’ve lost over $150,000 because of this rip off contractor I used and I’m still losing money to this day. Getting ready next month to repair a foundation leak that is going to cost me yet another 10k+. I still have other things to repair, far to lengthy a list to mention here and well beyond the scope of a simple UA-cam comment. It’s been HELL dealing with this! Buyer beware! Once you close on the house and the final funds to the contractor clears everything changes!
