Good= significant potential and appreciation of land values due to proximity to beaches; Bad= endemic land litigation problems, very weak leadership from all levels starting with the stool authority that is dysfunctional and currently in disarray; to non existent municipal leadership to poor performing MP: ugly=severe beach pollution problem and history of violence associated with land litigation. Both chiefs and civilians have been killed over land litigation in Prampram. So I would never purchase anything in Prampram without an army of attorneys. For good measure we were in court for 5 years over our land and eventually won the case but again.........5 years in court.

I second @rositascarborough, buyer beware. Rush may have done his homework very well but there are unscrupulous people who will come test your will. You have to be prepared to stand your ground. Land problems are systemic in all over Ghana.
My take on these situations is that the developer should start with a small six unit apartment building that is a rental property. Push to get that building filled and make sure there is good service. That can be the magnet for people to come and buy land. Activity and a finished product attracts interest.

I can see why diaspora are having land issues in ghana and other African countries because what he said was very confusing and didn't add up. I can see why the Chinese and Indians are taking over Africa because I guarantee you that they don't have land issues when they get there.
@@py20 Well for starters when those groups come to Africa they don't come as individuals they come as a large group with a purpose and mission and everyone is on the same page in other words they are organized. When diaspora go there they go as individuals with no real purpose or mission in other words unorganized so therefore it's easy to take advantage of the average diaspora because they don't have a support system/ group. Also other groups have support from there home governments because they have the same mission. That's why they don't have the same issues as diaspora community.

The issue is that home construction is stretched out over years and years and years, so the environment is ugly and a perpetual construction zone of never-finished piles of cement blocks. It’s a shame homes aren’t built in a few months like in the west, followed by paved roads, curb appeal landscaping and other basic amenities. I always hear talk about installing basic amenities but never see the finished results. Don’t talk about it, BE about it.
Homes in the west that are "built in a few months..." are usually built with aluminium siding, they are not all brick so that is the difference...a solid brick home will take much longer to build. We need to stop comparing the West to Ghana, it took America hundreds of years to get where it is today and even then, it was done using free labor from slaves. Ghana is 67 years old and has made great strides in a short time, however it will take years to catch up to the US, we should bear that in mind.
@HoneyBunches100, born in Southern Africa and currently live in England, homes are built within months in Southern Africa using reputable building companies, so it does happen in some parts of Africa, also, land is always sold serviced with tarred roads it's the law.
