Large General Commercial building for sale in Penobscot County. The building provides over 20,800 feet of finished space just waiting for your ideas. The space includes the former gym of approximately 3300 SF plus a commercial kitchen and 9500 SF of easily accessible retail/classroom space. Adjacent to the property is a town-owned parcel fronting on the Penobscot that has a small sluiceway for launching canoes and/or kayaks as well as the town Baseball field. Mattawamkeag is a small town of approximately 700 people. It is situated at the confluence of the Mattawamkeag and Penobscot Rivers in upper Penobscot County. In the eastern part of town, between the two rivers, is the Mattawamkeag Wilderness Park. This is a 1000-acre park offering campsites, fishing, swimming, and hiking to both visitors and residents. The Mattawamkeag River is the longest “wild” river in Maine and drains approximately 1500 square miles and has moderate flows even in the summer months. Kayakers and canoeists love to “run the heaters” (Slewgundy Heater - just upstream from Gordon Falls). The post office, town office and fire department are less than 1 mile from the site. Amenities are few in Mattawamkeag with just one convenience store and 2 small eateries. Room for growth in so many retail and service areas would be a welcome addition to the town by its residents and those of the neighboring, more remote towns.
I see so much potential. Could have a resource training center. Like an educational, job training, family planning, living center.
This would make a great elderly community. The gym would allow them to walk all winter cuz now a lot go to malls to walk in winter and malls are dead and gone. They should Drs offices in there, etc….whatever…even a lil convenience store for them and visitors.
It makes you wonder what kind of memories and things were learned there. What child may have been inspired to read or do math or what child may have had a hard time fitting in or the first day of school. So haunting and seeing the potential is also inspiring.

My big idea brain sees so many possibilities with this one especially given the condition of everything. It still requires a lot of money to get it back in working order though. I hope whoever buys it does it justice.

Little refurbishing and this would actually make a great home. Call me an eccentric. Wonderfully confine yard for having a dog or two. Massive kitchen and a real gym. Lol would it still be called home schooling to teach your own child here?
my main question is has it been tested for asbestos and lead? that is a major consideration and should be relayed.

Damn, I could buy that today all cash but am at a loss of what I would do with it. Take another $200k - $300K to repair everything MINIMUM and then what? Not going to lie, it is tempting as I am actually looking for a small town America place to live out the rest of my life in and 700 people sounds PERFECT lol. But then Maine is a blue state so there's that negative aspect of it. But it's the only one. But at this point with the economy in the worst shape ever, prices will be falling nationwide on all real estate soon enough so I still have time to wait for a better deal somewhere. Have two old dogs and God willing I get a few more years with them anyway before I would sell my house now and move. Their happiness is the only goal I have at the moment. Get it rezoned as residential and this would make an awesome home. Town of 700 shouldn't be that difficult.

Would make a great veterans home, Would need zoning approval? 1974 asbestos? The roof repairs are needed. Someone could do good with a barracks type application 20 - 30 people. Secluded. 3 phase electric. Hhuuuummmm
A much larger school in better shape sold for $20,000 in Western MI.. with restrictions that the building had to be demolished, but then the buyer flipped the school to a friend with no restrictions. Incredible 2 stories well maintained , 2 city blocks worth of property for $20K?

You can buy schools across the country for 100k. The catch is utility costs, repairs, and taxes. This building does seem to be in decent shape though...so yea, with 8 acres not a bad price.

Asbestos yes on the heating pipes and possible in the floor tile. Lead paint maybe, no testing has been done.
