I visited this house with Nadine. (Who is a great realtor). Bright. Clean. Livable. View is million dollars. And the extra building and roof!!!!!! I wouldn’t worry about the small entry. Easily removable if needed. And neighbors are super nice. So they won’t give you a hard time. Walking distance to a small supermarket and cafe/bar. It’s the top two floors of a four floor structure. Rino, I think the garage below is the metal roof, not the tile roof one. But I could be wrong.

I would redo the bathroom in the little house and take some space from the main room for a shower, tile the terrace and add a railing. It could be a nice little guest house. In the main house, I would see if the wall could be removed between the kitchen and the entry room. The views are incredible and it seems so peaceful.

By buying this property are you intitle to ownership of the plot, if shared, what percentage is it? Also, do you know anything about the technical condition of the building below, which is the base of the stucture for that one for sale?
This property is super weird, but I'm not mad at it. A lot of potential and as for the second part of the property, I'll renovate it and it could become a nice bnb, given the terrace with a view. In the main house I'd gladly lose the front "illegal" part and turn some space downstairs into a proper bathroom (probably the kitchen). The price is crazy! I'm done✌

As an American who has purchased in Italy, it's not hard. Generally speaking getting a mortgage isn't easy, though, so you usually need to pay outright.
With the right agents it's possibile, like the previous commenter said, it depends also if you have cash or you need a mortgage that could make things tricker.
I would want to know about the condition of the roofs on both properties. If they are good then price is maybe ok. It's livable, but needs a complete rehab. And that area on the front....that won't fly. That is scary because that's gonna be a tear out an cost lots to revamp so you can get to your balcony. too many issues which makes the price is understandable as will take TIME and money.
