    This probably happens all the time but people don't have the voice you have to highlight it. We bought with Purple Bricks and they did say we could get gazumped until it was under contract. They had nominated solicitors who could start the process right away - I think we paid extra for the solicitor but they were very good and we only had a gazump window of about 45 minutes.

      You're very right about that! The exact same happened to us with a scam artist of an estate agent who was sneakily breaking the law in many different ways. He's since been shut down but he's still out there for definite. He had done it to many people. Very draining. We are eventually in our dream home but it took 3 years and a lot of disappointment and stress. It definitely happens all the time. It's shocking but unfortunately a reality. As if moving isn't already stressful enough 😔

    Hi Toni, once you put in an offer and it's accepted let their solicitor know it's on condition that they take the house off the market so it cannot be viewed by anyone else. This way you can proceed without the risk of getting gazumped. Sorry this happened to you. The best time to look for a house, in my view, is October to early December when buyers are distracted by pending Christmas. Hope this tip helps.

    I was gazumped nearly 40 years ago. I was devastated and it still pulls at my heart strings when I drive past the house all these years later. It’s true when they say these things happen for a reason but it’s still heartbreaking for you and I do feel for you. Gazumping should really be illegal as it is in Scotland xxx

    Toni,sorry you had to go through this. I was an estate agent many years ago and we didn’t treat our clients like this and this estate agent need to be accountable for how they have treated you. The agents you have dealt with have really no honour or customer service. Yes,they had a right to inform the vendor of a higher offer but the real issue here was the higher the offer, the more commission the agents get so that’s the crooks of the matter! The agents aren’t going to like you discussing them but good on you for highlighting this. A future tip is,if you offer in future,make sure its on condition that the vendor takes the house off the market and has no more viewings. 😘

    Sorry Toni, I meant to include, I fully understand that you would never want to view a property with this agent again, however I would still make your complaint, about the disrespectful and unprofessional manner in which you have been treated. Whilst gasumping is not against the law in the uk, they need to be held accountable for the way in which they treat potential buyers. Good luck Toni x

    Similar happened to my daughter a week before exchanging contracts. It's awful and gazumping should be made illegal or at least law changed so seller reimburse monies spent of surveys etc in part when this happens. Sending our best wishes x

      Your definitely right the seller should reimburse the people that have paid out on surveys and solicitors This adds up when you get guzumped a few times . It should be illegal .

    Hi Toni, I'm so sorry to hear about, how you have been treated. The way you have been treated by the estate agent is appalling. You are 100% right to feel the way you do, as it is poor practice. I sure you have helped many people, who would think twice about viewing a property with the said estate agent. My advice would be to take your complaint further, as all estate agents are govened. They have no right to speak to you in such a disrespectful manner . Unless you, have been instructed by the partners of the company that you will not be allowed to view any future properties, ( for this I would request in writing the reasons why, as this is evidence ) then no, one agent, who works for the company, has the authoritiy to instruct you that you are not allowed ( no matter how important they like to think they are! I too am the same as you and would not allow a potential buyer for my property to be gasumpt. My husband and I were in the same situation many years ago, when buying a property for our son. We were gasumpt and although we were fortunate to be able to raise our offer, we decided not to, as we were put off by the estate agents disrespectful manner. We took our complaint to the top and wouldn't let go, as estate agents need to show, respect, transparency and honesty. Fortunately our case was proven and the agents were left very red faced. The funniest part about, what we had gone through was the person who gasumped us, strung the vender along for six months and then pulled out of the sale. The vendor actually had the cheek to contact us to ask if we would still buy the property, I'm sure you can imagine my answer. I too believe in the universe and karma. My advice is take a breather, as you have all been through so much heartache and give yourself twelve months to decide what is best for you all. So proud of you for speaking out and having morals.     We need to have the Scottish law, that once you have made an offer that is then yours nobody can gazump you. It’s awful this can happen, I feel for you. Take care. Xx

    Hi, I have been watching your story for the past year, I’m so sorry this happens to you, my house move was smooth in 2019 yet I was 6 months pregnant and felt stress like I have never felt in my life, the stress, pressure and anxiety of house buying and selling is of the scale and estate agents are SUPPOSE to make it easier!
    Trust me good things are coming and this is all happening for a reason,
    I absolutely salute you for not taking your house of the market and putting the price up, that kind of good karma will come back your way mark my words ❤

    We bought a new build property several years ago, paid a deposit, watched it being built, took loads of photos of “our” house being built only for someone to come in and guzump us- devastated at the time but the property we then bought was where we are now . That was my last experience of buying and selling my property, and speaking to customers in our store the market has gone so strong that people are loosing out by gazumping all the time ! Toni your house is beautiful, don’t put yourself through all this stress and I wish your buyer luck in getting their dream property x

    I feel your pain Toni. We were Gazumped by a cash buyer 4 years ago, 3 days before Xmas and literally the day before exchange. We had the most miserable Christmas ever, surrounded by boxes. We eventually moved in the following may. We moved again last march because my health has deteriorated. The stress of moving is enormous. We bought a fixer upper bungalow. It's far from my dream home, bought out of necessity. The purchase took 7 months. The actual move took 4 days because the people didn't take their stuff. My husband put it on the drive and they came back over 4 days to take it, absolute piss taker's. On moving day we didn't get in till 5pm because they were packing on the day. Sheds full of crap. You have a beautiful, paid for home. In all honesty think about your motives for moving. The right property will come along eventually but if you love your house, stay put a while until this horrendous situation passes. Sending love and optimism xxxx

    Estate Agents wonder why they are so disliked ! Never met a good estate agent yet you pay them and are forever phoning them for updates!
    Same thing happened to us years ago, it’s just the estate agents being greedy for more money they don’t care about anything else but how much money they can make, and lie all the time. So sad it happened to you Toni , chin up girl don’t let the B………. Get you down. Xxx

    Sounds all very normal and don’t forget, purchaser can also withdraw from the agreement up to exchange of contracts - that happened to me once .... just changed their minds about where they wanted to live. At the end of the day, it’s the vendor’s decision and a higher, cash offer just at the start of a process? - extremely attractive.
    No point getting too invested in anything you’re trying to purchase until you’ve actually exchanged.

    Hi Toni I am so sad to hear what has happened with the house I mention a while ago that we are on the same path as yourselves and have lost 3 properties due to vendors pulling out or trying for higher price after accepting our offer.The tears and sleepless nights are unbelievable.We are going to try one more time then call it a day if it doesn’t work out.I never imagined that nearly a year on we would be know further forward. I guess some things are just not to be . I am proud of you for speaking out and your dream home is not to far away just keep believing 🥰 xx

    We both work for the NHS moved last September and we had one week where we could move and our estate agent said we caused the others stress! We found out on a Friday that we had to move on the Monday 2 days later, didn’t have time to book removals. The estate agent told us our belongings had to be out and they commencing putting our belongings on our drive. We paid our agent £6500 and they backed our buyer to remove our belongings and they didn’t even say thank you or best of luck after our move - just took our money. We are still traumatised when we think of it. Money grabbing ........

    We were gazumped 30 odd years ago, I fell in love with the house.She acepted our offer. Long story short after so many calls from the estate agents , she wanted to take this that and other things, all would have left holes in different places because they were fitted. months later and no news on the house i sent my daughter to inquire about the house because it was still on offer. She was told if she put a higher offer in it would be accepted. I went to the estate agents with my daughter and confronted him. I told him to tell owner to stick the house where the sun never shines.It was months later she sold. We now have the house of our dreams.

    I was renting my house but it was also up for sale at a higher price than the market value, at the time I was looking to buy but definitely wouldn’t pay above the market value especially as their were other houses available at the right price on the same area, the agents dealing with the rental spoke to the seller and she agreed to my offer but when I spoke to the estate agents selling they said my offer would not be accepted, had egg all over their faces when I told them it already had been but boy did they make my life difficult all through the sale!! So don’t always believe estate agents no matter how nice they seem! Then a couple of years ago when selling my late mums property our buyer demanded changes and a lower price, the day before contracts were to be exchanged and said if we didn’t accept he was pulling out! I wouldn’t agree to his demands but my brother just wanted everything over so he agreed to take the loss out of his money, and yes the guy was a property developer and apparently they do this type of thing ALL the time 🤬🤬.     We bought our house in 2004, and had so many issues with the estate agent selling the property. It's terrible that things haven't improved in regard to ethics.
    Our house was an ex police house, we were told to put in the asking price and it would be taken off of the market. We did this, and no response from the agent. After several phone calls, they told us that it was going to sealed bids. Something just didn't add up or feel right, so I rang police headquarters and after several phone calls, I found the person that dealt with the selling of police properties. My instincts were right, and they had not been informed of our offer, and definitely hadn't authorised sealed bids. We did manage to get the house, and the agent lost the contract to sell police properties from then on. I would have hoped that estate agents would be working to tighter rules now. So sorry Toni. House buying is such an emotive ordeal. You are right to take a break and gather your thoughts. 🤗

    Aww I’m so very sorry that’s happened to you. I went through similar stuff when we were moving…and I had just lost my lovely mum… I was on autopilot and was so upset and exhausted with everything I was having to deal with.
    I know it’s maybe not the best time to day this (and I have said it before)…but I honestly believe that you are being sent a message from the universe to stay put in your beautiful home. It’s stunning inside and out and I think the only thing you ever wanted to change was your bathroom, so when the times right and you can do it, then put all your energy into that. Believe me, it can make such a difference.
    As you’ve said, to be mortgage free in your gorgeous home is something to feel fantastic about….
    So get your unpacking done, kiss all those beautiful doggy’s and sit in your garden in the sunshine and breathe.

    Oh Toni I'm so sorry you have lost your dream house, I was gazumped hours before we exchanged contracts and it was awful.
    We did manage to find another house but iv never forgot the one we lost.

OMG yes I'm one of the people who have been watching all of this unfold.May I start by saying you are such a true honest person (who by the way are the ones that get hurt the most) I've bought and sold houses many many times over the years.You are totally justified in everything you are feeling.It really is very very upsetting but as you said at the end of this video you are blessed to have a beautiful home and the universe is telling you to stay put .We all feel for your buyer's too but wow wow you've been though a nightmare.If you can get any comfort from knowing you are being looked after by a higher power.And as for those Estate agents well leaves me really angry this is how they conduct their business.Sending you all the love and very positive vibes lovely lady xxxxx

    OMG Toni what a nightmare to go from practically one foot in the door to you can't have it is devastating, we also got Gazumped with our first house 6 weeks before our wedding day, but that was over 40 years ago so I know exactly how you feel, take some time out to recover and you will eventually be rewarded, take care lovely.. 😍😘

    Sooooo sorry to hear what your going through, the housing market is so mad at the moment, put mine back up forsale again the other day and we had 20 viewings in just one day with over 50+ interested in viewing in just the first week... we have found it sooooo sooooo hard to find the right house at the moment. On the houses I've made offers on in past ive always asked if they would take it off the market if our offer was excepted... always seems to be something in our way of going the full length of buying though. Thoughts are with you... had my dream house ripped from under me in past and sent me into depression and cried for like a week everything happens for a reason i guess DON'T GIVE UP !!!! XX

    I see someone mentioned buying at auction, have you considered this ,obviously you still might not get the house you want but at least once it's sold to you no one else can buy it. I also think the vendor of the house you were hoping to buy should bear a lot of responsibility for this situation, the estate agent has to tell them about a higher offer but the vendor should have the morals to say no if they have already accepted an offer. I am going to have to sell my house at some point in the next few years and I'm dreading it, I won't be able to pay out over and over again for surveys etc so if it goes wrong I will be stuck. I'm going to wait as long as possible before I do sell in the hope that the market settles down. Karma will get these people in the end though

    We fell in love with a house that our offer was accepted. It fell through because of a small £50 scratch on our credit report years previously. Our mortgage adviser through the estate agent should of told us about this is a possibility but didn’t. We paid for his advice. We got the call 30 mins after I’d had a csection while being wheeled back to the ward. We got it all sorted with a free whole market adviser and chose a new build in the end. We were first time buyers. I’m not sure if new builds are your cup of tea but we bought off plan. Paid a reservation fee the day the plot was released. we asked for them to call us and went down immediately. Maybe it could be easier for you to reserve a new build. I know there is a lot of stigma but we’ve had no issues with the house and it was a worthwhile financial investment. Im sorry you’ve been having such bad luck because I love your videos and you deserve some good luck. X

    So sorry to hear that you have lost your dream house , my daughter lost her dream house the week they should of moved like you it needed a lot of work , , there house all packed up , my grand children said good by to there friends , this happened last year , they lost a lot of money like you .     So sorry this has happened to you Toni the same thing happened to me 27 years ago I thought that gazumping had been stopped but it looks like its not. For some reason you were not meant to have any of the houses you have seen yet. Your house is out there waiting just for you so keep doing what you do Toni.     Toni u seem a really strong person, i went thru hell trying to complete Last Christmas, ure house is still out there, u will get there , have a break n hopefully your buyer will stick with u,my hubby said at least we have a lovely clean, warm, nicely decorated home and a roof over our heads wen things were going wrong xxx

    Don't let this put U off buying & selling for the future.. Very few house sales are normal and there's always something that goes wrong...Our next door neighbor sale fell through 3 time's - but sold again for the 4th time and moved last week.....

    We put our house on the market June last year. Sold for £15,000 over asking to a cash buyer. He then decided he wanted the house in the street round the corner to us that we were looking at and bought that one instead. We went back on the market for 5 month until we sold again. We accepted to first time buyers, and at asking price just so it didn’t happen again as we were absolutely devastated. So we potentially lost £15,000 and the sale of our property. Selling a house is the most stressful thing in the world. Please don’t give up. It took us until property 5 to be able to get to buy. We just moved in this week and we love it more than all the other houses we looked at! So hang in there. Don’t give up. The right house will come along when it’s ready for you.     Wow! What an experience you have gone through my heart goes out to you 🤗. Isnt it ashame there was no empathy for you from the company, as you were also their customer. One thing ive noticed since covid it is an excuse for many companies when things don't go right 🙄. Just stay strong and give yourself some time before you decide what you want to do next. Your experience has been a learning curve for us all 🙁. Looking at the market and the current climate we are debating if to buy a renivations project, but I think we will give it a year before we go on that journey xx

    Hi Toni I really feel for you , the law really needs to change as we are becoming a country of a bidding war when it comes to buying and selling houses . I sold mine with purple bricks 4 years ago , we paid £850 and it was quite easy to do , good luck in the future you deserve it xx

    So sorry to hear this.... my house actually went up for sale the same time as yours, had similar problems , ours sold n then couldn't find one we liked , ... so after no success in finding a suitable property I just pulled out .... the whole process was so stressful, we have just decided to put it on hold for a few years n start a fresh again when we're ready !!!
    Everything happens for a reason lovely , could b a blessing in descuize xxxxxx

    My daughter and her fiance have been house hunting for over a year. They are in a very good position. Good salaries , mortgage in principal huge deposit, first time buyers but there is always someone who is a cash buyer that ninjas in there. They had an offer accepted on a repossession ( they want a house they can totally renovate to their style) they were told it was going to public notice and when it did it wasnt their offer. The estate agent didnt have the decency to call them to tell them the vendor had decided to go with a higher offer. They were heartbroken like yourself hunni. It's just not right. Estate agents are the devil. I do hope you manage to navigate this minefield of house buying and end up with your beautiful forever home Toni. Hugs to you from Sunderland xxx

    Hi Toni a 👍 to make your day! so sorry about the situation you're in with being gazumped it's so wrong .....we sold our house we had lived in for 23 yrs 12 yrs ago and we was offered more money from another buyer after accepting an offer....we refused!!!! and told the estate agent how wrong we thought this underhanded way if business is 😠 😡 Next time take out a 'home buyers protection insurance'.

    Aww Toni, just watched this video. I cant believe they did that. Im Scottish and worked in an Estate Agents , that wouldnt happen in Scotland. Im so so sorry Toni. They lied to you and said no one else had viewed. You certainly have had so much upset re buying a property. Yeah, think staying in your beautiful home is for justnow and yes what goes around comes around. You WILL get your dream home , thats for sure.     Good morning Toni first of all I'm sorry to hear this I really do know what you mean when you said your on top of the world then you feel terrible like someone has destroyed your dream and its awful I fear that feeling when we were waiting for acceptance of our offer I kept driving past the house thinking its not gonna happen its to good to be true my stomach was in knots but we were lucky we got our house I would of been the same as you if someone else had put a higher offer I would of sobbed my heart out but if you really want to move don't give up keep going its hard but like you said there's the right house out there for you also sorry I'm rambling on but can I just say your home is stunning and it's yours you have all your memories and it's a happy home so take that on board my lovely still wish you good luck for the future lots of hugs 😊 and I'm sure things will work xx

    Morning Toni, I am so sorry to here about this. move residential sounds like they were not helpful at all and I think it’s ridiculous that people can give a higher offer and take it from other people. We moved with right move. Absolutely brilliant! Hope for you to find your dream property. 💛💛

    UK property law needs revising. A house is likely to be a person''s most expensive purchase and to leave buyers (and sellers) at risk until exchange of contract - which may be months down the line with lots of expenses incurred to boot - is pretty callous.

    Omg Toni I cannot believe it that is what happened to us and my husband went mad it is a long story about the bungalow that we got in the end but I so know what you're going through the emotions you go through when buying a property is bad enough sending you a big hug hun you are a very strong woman and you will get your dream property when the time is right . I think there should be a new law come in when the vendor of a property says yes and take your offer that's a done deal 🥰

    Toni,move residential have no standards,morals,or ethics. Even not having the curtosy of having one person dealing with the sale. Money talks, though you are correct,the universe will deliver, positively for you and the estate agents...well good luck because I have a feeling they will need it. You open your heart and tell it like it is. You have a beautiful home and I'm very sure moving forward you will be blessed. Greed, nope can't stand greedy people whether personal or business.       Sorry I should have added a house directly opposite me is on the market for £475.000, I've been talking to the owner and it would be interesting to discover can that happen here, I will keep you posted. If you want to have a look yourself it's no 26 Belfast road Antrim BT 41 1... Look at what you can get for that money over here, I think you will be gobsmacked xx

    I live in Scotland and it doesn’t happen here. I think you are right to stay put for now, recharge your batteries. These properties were just not meant to be, you will come across the most amazing place when you least expect it. By the way I know of a few people that have used Purple Bricks and have been really happy with them. X

    Sorry to hear about this Toni, just to say my sister bought her house about 10 years ago, the vendor was offered a higher price, but did not take it because the vendor liked my sister so much and wanted to make sure she got the house. So this can happen as well, it's all down to the vendor. Best wishes whatever you decide xx

    So sorry that this has happened .
    My friend had her place on and off market for two years , close to closing than rug pulled out 3 times ! Only way over this issue was to sell her home and moved into rental so she became cash buyer !! As this was costing so much spent on legal fee's , moving , storage all booked thousands pounds each time. She had to pay solicitors each time for work that they under took survey searches etc . At present she is still looking , it isn't easy as renting cost is lowing monies price she can buy . After what she's gone through hopefully when she finds property as "cash buyer" things will move quick without tears. Estate agents need to honour rules as I think if you reported agents to ombudsman if only to find out rules or highlight issues as this is illegal in Scotland. Wishing you luck and as I told my friend maybe something better turn up spiritual someone will look after you.

    ahh Toni sorry to hear this. Gazumping is the lowest of the low and I love your principles. I have lived in my current home as first time buyer for 25 years however looking at moving . This is a massive heads up for me and really helpful. Wasn't meant to be and when it's the right time there will be something else out there being sold by someone with better principles xx

    Hi Toni so sorry to hear this . Your home is beautiful I just love it . We done a lot to our house at the min we are having a new kitchen n ulility room .I’ve been cleaning every day just to keep the dust down it’s upside down at the min .we had our house valued not long ago . The house price’s have really gone up we both have retired now .I’ve lived here for 41 years when we looked we would of had to start all over again to do it up .I’m happy to stay put .
