A little error at 35:48 - Under Section 6 of the Act, it is not 'in absence of any agreement in contrary' as it is mentioned in Section 7.
Section 6 has - 'notwithstanding to anything contained in any agreement.'
i.e under Section 7, revision of rent can be based upon the agreement between the parties but same is not in the case of Section 6 because here the agreement in contrary will not affect the provision of Sec 6. Provision of Section 6 will prevail over any agreement in contrary whereas any agreement in contrary will prevail over the provision of Section 7.
