All you have to do is record a friendly lien against your property that prevents the sale and you can do that by setting up a trust to be the lien holder.
"We're the Realtor. We can't be held responsible for this transaction." Well, YOU'RE the only one, BESIDES the fraudster, that stands to make any money from these scams, so... YEAH. I think you are.
This doesn’t make any sense. Just because two people exchange money, they can now say one of them now owns the land? If I was the owner I’d say this is mine, sorry you were victim of fraud, but that’s not my problem. Get off my land.
@@stache1954No, if you are the rightful owner of the property you can have them trespassed. This doesn’t need a court order. Where I live we have a don’t back down law on our own property.
@@Chris_at_Home You don't seem to understand. This is vacant acreage that is fraudulently being resold remotely. Nobody is setting foot on the property.
Why shouldn't the realtor be held responsible. They are supposed to be on the up and up and are part of the transaction, so yes they should own up. If they are pushing papers around and get paid then what are they there for ???
I think as long as the fee the Sheriff talks about here isn't used to make revenue or anything other than what it's marked for then it's a great idea and fair imo. I'd pay a little to have piece of mind. It's a great time to make friends with your neighbors or the people who live where your property is so they can call you if they see anything funny around your property. We've always done that since the 80s when ppl would party at our camp when we weren't there and destroy stuff and now with how cheap even quite good quality cameras are and how good the software is to use we set up solar powered cameras at certain spots around the property so we know if someone comes around. Not a stop gap against this scam though. So sketchy.
There's one problem right there, government bureaucrats refusing to do their job of checking person's ID an rather carelessly going about their jobs. Their motto as with most government employees "the public be damned".They know as she said they can't be held responsible so they do anything as they damn well please. WTF
We need a federal law. No more online verification for, home sales, land sales, or loans over $10,000. I have to show my ID and have my picture taken to board a plane however someone can sell millions of dollars of property without ever showing their face. System is beyond broken.
Realtors are a useless industry. With the ability to search for homes on the internet buyers can get a lawyer for a lot less than the 3-6+ percent fees.
Fraud is fraud so it’s just as easy as going to court to get your land deeded back to you, it’s really not a big deal , just a simple court proceeding , As for filing charges against the criminal who perpetrated the fraud, and getting company That’s the expensive part
Yes, real estate agents need to be trained for that. Agents, brokers, investors. All should and NEED to be trained. They're worried about responsibility when home and land owners are worried about losing their property. There's a BIG difference!
If they collect taxes on it they should have the obligation to ensure the sale of the land is legal. This is not a realtors problem, it is the registry of deeds problem.
Since there are so many fraud cases and realtors make money off each sale get the money first and right away they actually benefit from not changing it. People should ask why should someone pay so much money for just listing it online and wait for an offer....
Just think now they have all our social security numbers along with birthday and address from this new security breach. They almost managed to steal Graceland it was 1 day away from public auction. As to the realters I suggest you be more diligent, if a car dealership sells a car without title theres a problem in 48 states. Since titles are computer tracked its cut down on issues. A deed isnt fullproof, nor are property taxes since they can fake both.
Of course real estate agents are against it. They don't care. They have managed to whittle down what they actually do over the years. Clear when you buy a house today, and telling by his comments. They just want their commission. No further workloads, no additional liability, "We aren't lawyers, we aren't title companies". You are a professional agent whose job it is to bridge the sellers to buyers and aid in the process of the sale. This story is the disconnection of that. Literally. I am usually the last one to say they're for more regulation, but covid mania and the housing crisis have shown us the real estate profession needs more regulation.
That's ironic because they conveniently change hats but a closer look shows they are both lawyers and title Co working under LLC's. I can prove it. Not all, but many.
Woke is a word that was developed by Black people during the Civil Rights Movement in the early 60s and has to do with the government not supporting black people. I couldn't find where it has anything to do with real estate brokers,
@kennethhill3054 Uhhh...Woke, or wokeness, isn't a concept developed by black people for government not supporting them.🤦♂️ Try again, the intention is much simpler....and not what trump supporters think it means. 🤣
No , I am not on the side of scammers or the side of dishonesty in any way !!! What I was saying is don't blame a whole industry on one transaction or one broker. Yes, the man had a bad experience, and he is angry about that as well he should be, but that does not give him the right to insult every real estate broker on the planet!! Unless you know all of the facts of the transaction or take the time to understand what I am trying to say you don't know the whole story ,I sold real estate in Maine for 5 years and have many stories about dishonest sellers, buyers, brokers lawyers and bankers!! If you don't want to get scammed, find out who you are dealing with first!!!
Everyone involved with the fraudulent selling of a piece of land should be accountable including the thief and the Realtor who assists them.
All you have to do is record a friendly lien against your property that prevents the sale and you can do that by setting up a trust to be the lien holder.
If realtors have to be licensed then they need to be aware of scams and not just be ignorant cause it pays. Its not good business.
They just want the commission. They don't care.
Who else thinks that 'realtor' looks like a rip off used car salesman?
"We're the Realtor. We can't be held responsible for this transaction."
Well, YOU'RE the only one, BESIDES the fraudster, that stands to make any money from these scams, so... YEAH. I think you are.
And the title companies. Red door, cornerstone, I could go on.
"We can't be charged with identifying people."
😂😂😂
Then why are you there?
Welcome to York County where being inept is required in the cesspool. #sanitizeyorkcounty
The Maine Realtors Association are a bunch of cowards
And greedy.
No
Rats
You said thieves wrong.
Basically everybody is blaming everybody else for selling YOUR property.

Why would you listen to the realtors? This is like asking the criminals if they want to support them being held responsible for the crimes?
More fees is always their answer, along with it's not our problem.
Why shouldn't the realtor be held responsible. They are supposed to be on the up and up and are part of the transaction, so yes they should own up. If they are pushing papers around and get paid then what are they there for ???
To aid and abet in the crime.

It always comes to more fees. It’s up to the Deed registry to have complete responsibility to release deeds.
So the realtors are saying they should not be held accountable for selling stolen goods? How bout NO. You goto jail for that.

In Europe all transactions go through notary who verifies records. Problem solved.
No way someone can falsify records and impersonate people, problem solved for sure.
Well in York County the realtors are the lawyers who own title companies and its ALL a huge fraud. We need a federal investigation/audit.
@@deadlata9767Yes, sarcasm :-)
We need a federal law. No more online verification for, home sales, land sales, or loans over $10,000. I have to show my ID and have my picture taken to board a plane however someone can sell millions of dollars of property without ever showing their face. System is beyond broken.
Realtors are a useless industry. With the ability to search for homes on the internet buyers can get a lawyer for a lot less than the 3-6+ percent fees.
All parties should be accountable. Including the registry of deeds.
Take photos and electronic fingerprints from everyone filing anything in the registrar’s office.
It's all being done remotely.
Fraud is fraud so it’s just as easy as going to court to get your land deeded back to you, it’s really not a big deal , just a simple court proceeding ,

In Houston how easy it is…it is costing them lots of money!
@jeffhadley3362 court is $200k and they don't rule against their own, and there's always a lawyer involved.
In other countries. i.e France Realtors are required to function as a solicitor (lawyer) in land transfers.
Realtors having been shedding their responsibilities for years. So many selling houses as is now.
Yes, real estate agents need to be trained for that. Agents, brokers, investors. All should and NEED to be trained. They're worried about responsibility when home and land owners are worried about losing their property. There's a BIG difference!
County property appraiser and county record office should be liable
Realtors are USELESS!
Realtors need to be held accountable.
What about deals that do not go through real estate agents ie FSBO?
“We are Real Estate AGENTS”…… yes, Sir, you are. And, if you sell a parcel of land and collect a commission, your AGENTS should be liable for fraud.
If they collect taxes on it they should have the obligation to ensure the sale of the land is legal. This is not a realtors problem, it is the registry of deeds problem.
Why does this sound familiar ? Because it was done all over the country a few hundred years ago and continues today , what is the difference ?
Since there are so many fraud cases and realtors make money off each sale get the money first and right away they actually benefit from not changing it. People should ask why should someone pay so much money for just listing it online and wait for an offer....
Sounds like the best way to keep yourself protected is to have a lien on it ...
Real estate people only want that 6% they could care less about how legal it is.
Because of that realtor, buy in another state. What a scumbag that always gets his/her check
I'm thinking a class action law suit against the realtors is on the horizon.
It's the lawyers. It's a RICO.
If you own land, get title insurance. Only protection you have.
Would not protect you against fraud going forward. Only helps if there was a problem back in the last 100 years.

I guarantee this is being done by foreigners.
The registrar can’t be held responsible to verify identity? Dafuq????
Of course they can.
Realtors are bottom feeders …there ALWAYS part of the problem
Why should they add another layer of "taxes"
FaceTime each other. If that man’s face doesn’t match his license then something is wrong.and it’s free.
