I came across your channel while I was searching for questions to prep for my Texas Real Estate exam & I would like to thank you because your videos are GREAT, the best I found in UA-cam so far, I passed my exam yesterday 10/23/2023 and your videos were extremely valuable during my journey. I’m ready for the next chapter now 🎉🙏 I highly recommend your videos, your explanations are very clear. Thank you again !
I must thank you so much for putting out this content. I'm at the tail end of the Live courses felt as if I need to start taking practice tests. I've been searching for prep videos that not only give you test questions, but provide a real life example of each topic. This is a perfect way for me (personally) to retain all of this information and be confident in when it comes time to take the exam! Can't thank you enough!
Failed National by 6 points the other day. Started doing more prep exam questions and getting in the 80 range on CompuCram. And 75-77 on prep agent, started watching ur videos and I have answered every question right so far. Praying about taking it and passing it tonight.
I passed the CA real estate exam Jonathan!!! Thank you. Love you style of teaching! I’m a visual learner and your examples and explanations on each practice question helped me a great deal!!!
Hello I PASSED my exam yesterday 7/8/2024 thank you so much for teaching and explaining the way you do!!!!!! I watched so many of your videos and I KNOW that your content was very beneficial !!!!!! Your the BEST!😊
I watched several of your exam prep videos. I live in SoCal and took the state exam yesterday. I passed on my first attempt. There were no math or land measurement questions. Thanks for your awesome videos. ❤
26. State Laws operate differently as to when a buyer is entitled to know about: A. The basement flooding when it rains hard. B. A suicide that occurred in the house. C. Lead Paint reports on a home built before 1978 D. The reason the sellers are moving is that they are getting a divorce. I'm in Florida I think it was C Can you please explain why is not C. I appreciate any help you can provide
excellent question. Any home built anywhere in the nation prior to 1978 is to disclose any knowledge of Lead Based Paint. and the disclosure of lead paint doesn't vary from state to state. so the answer can't be C. "answer B" however does vary from state to state. Some states require that a suicide or a murder that took place inside of a home must be disclosed while other states stay silent on this issue. So "B" is the answer because state laws operate differently regarding the disclosure of suicides.
Hello Jonathan hope you doing well i have question. If the roof has a hole and a leak, and the seller asks the agent not to disclose this to the buyer and the buyer's agent, what should the agent do?" A if they purchase home ' as is' not disclose B not disclose if they have right to inspection physically C ask seller withdraw their request or agent refuse listing ?
Not only is this a good question for the exam, but also in real life after you get licensed. The listing agent must ALWAYS disclose everything they know. Even if the seller asks their listing agent not to disclose, the listing agent must still disclose. And the seller needs to disclose too on the "Seller's Disclosure Form". If the seller refuses to disclose, then the listing agent should refuse the listing.
Good morning Mr. Goforth I have a question for you, can you advice me please from where I can find the real state learning materials for state texas like a book or sheets, because I would like to to watch your videos and in the same time read the material, so can you help me please with that? Thanks in advance
What you might do to get more state specific questions for Texas is ask the broker of the real estate company you are thinking of joining, and get their recommendation of where you can find those. You could also try doing a search on UA-cam for Texas real estate exam questions. And maybe some UA-camrs are loading specific questions on some other videos. My questions are good for all 50 states but maybe you can find some more specific Texas questions on some other people’s UA-cam videos.
@@jonathangoforthshow7427 thanks a lot for your quick response i will keep watching your videos because i have a faith in you that you are doing the best you could for all of us.
I think the wording in the second question is faulty but am wondering if that is one of the test "tricks". I would argue that a borrower who is receiving public assistance CAN be denied but they cannot be denied BECAUSE they are receiving public assistance. For example, if their credit is absolutely horrible (high risk) and they don't have a job (more risk), it would seem that they COULD be denied a loan BUT it cannot be just because their income source is partially or solely public assistance (as long as the formula for how much they earn, their credit rating, employment, how much they are trying to borrow, etc. checks out, they should be approved). Am I missing something here?
yea on this one it's just saying a borrower can't be denied for using "public assistance" as income. they can still be denied for other reasons, but can't be rejected for using that form of income. Many people don't realize that income from "public assistance" can be used towards qualifying for mortgage. It appeared on a real estate exam recently so I wanted to make sure it was included for people to know about. Thanks for watching!

Hello, do you have questions for MS, state portion
I don’t have any questions specifically for that state. Sorry.
26. Is considered a “stigmatized home”, correct?
Yes you are correct. A stigmatized property is a home that may be displeasing to buyers for other reasons besides its physical condition.
