Excellent info regarding buying a car! It's always cracked me up that you could buy a house as a non-resident, but not a car. We will definitely do this...
We have a local accountant that we would work with and will do this for sure, once we're spending more time in Italy. We're also looking into residency.
1972 TV antenna 😂 The house is fantastic value for money ,that is a price of new car ! Watching from Sydney and rolling my eyes in disbelief .The view from the house is magnificent .
Brad your OK. A great shoult out to Claudia. All the best and brotherly love from Australia. ---------- And now after watching the film------ Pretty amazing value. Claudia is a real find and no doubt a helpful source of info.. Again All the best. [This place had to have been sold]
If I can go back soon I will. And it does have great views. This village is where Saint Thomas di Aquino is from. I think that’s the right saint. They got a few here!

Instead of buying a car, you can short term lease thru EurocarTT with pickup in Rome or Milan and have a new car with full insurance for about $1000 per month. Sure its a French car but for us on several trips to Europe it has been great. And no upper age limit as many rental companies have.
😁Thank you 🎉 The quality of the properties you tape is fantastic. This is another example. The work to be done is somewhat cosmetic and optional. The information provided on car purchase and 6 month residency is so appreciated.
You’re welcome! And I hope I made it clear enough that the LLC workaround is only for people who don’t have residency. If you move here, like I have, once you have your residency, you don’t need the LLC to own your car. That way the insurance cost can go down significantly. On the other hand, it is nice when people visit that they can just jump in our car And not have to worry about liability, etc.
The bells!!!! Fantastico! (Maybe with the lens thing, it might help if you just narrated the approximate dimensions of the rooms. You’re really good at the estimations in other videos!) Mille grazie, Brad!
This series is fantastic. I have never found other videos for properties in the Ciocerria- Frosinone. I love Arpino. I hope you will surprise us with an Arpino house
You always provide such useful info. I didn't know this thing about being able to buy a car by setting up a limited liability company. I have heard how difficult it is to buy a car, if you are not a resident so nice tip you are giving . Also brad if you can please discuss about getting a driving license once you cant not longer use an international license. I heard that the written test is hundreds of questions with only a few allowed to fail, and it has to be in Italian? Wow! If that's the case then I will see myself force to either use public transportation or just buy a donky to move around ! Hahaha. On a different subject the property you are showing here is certainly a tremendous value. We had been in Roccasecca with my husband.
In another video there was a nod and a wink about three years (IIRC) without getting an Italian license. When you have the €€€, I guess you can take the risk. It's a €2257-9032 fine for driving without one.
Like I was saying if somebody else’s comment, it’s the kind of place you could just buy and never have a payment. Come down and make a project out of fixing it up nice. Probably for €50,000 all in you could have it all updated with AC. And then you’d have a forever place for you and your family and your friends to base yourself out of in Italy. You can be here for 180 days a year without doing any visas. Just come and go as you please.
No problem! There’s lots of neat stuff down there. It’s a certain kind of living for sure… imagine having a place to call home forever with almost no upkeep and such a small buy in price.
Like we said, in the video, it probably be a 5 to 8 minute walk over to Roca historic center where there’s all those things. To get down the flat she would really need a car because the bus service while available is not scheduled very often.
Thanks Brad, It is impossible not to fall in love with Italy. The country is beautiful, the food, the history, the people. But, in all honesty, the more I learn the more turned off of my dream I become. The red tape is overwhelming, including but not limited to credit/ debit card and other banking conundrums. I applaud you for your honesty in confronting and explaining ways to work around the system. You obviously have many years of experience and expertise. I am not a novice in rental property ownership, rentals, etc. In the end, what is the real cost? $900+ for an LLC so you can maybe buy a car, $2400+ so you can maybe get car insurance, and the vagueries of property purchasing, condition, rehab, etc not to mention the earthquake zone is overwhelming....and there is so much more. You do a great job and make interesting videos but I find this overwhelming. Sending you every good wish and success.❤️
Yeah That's what I was wondering It's going to cost you $900 for an LLC and then you can get a car Yeah a lot of people don't have that kind of money throw around at everyone lol I'm not sure if that's what it cost or what He was charged by his attorney and do you have to have an attorney to do this?? i😃🙄
It was my accountant. And I’m guessing you could file the paperwork yourself and maybe cut it in half. I’m not exactly sure what the fee was from the government. But in all honesty, I can tell you this… If $400 here there is going to make her break somebody, moving to a brand new country may not be the best idea. I think a lot of people have a dream that they’re going to buy a house for a euro And for $10K total they’ll be able to move here. If you think the expenses for getting a car high, way to try to move your pet here unless it’s a tiny one. I know people who have spent up to $10,000 to move large dogs. And by the way, as I mentioned, I have a pretty nice car. If you just want to get a beater, I’m sure the insurance wouldn’t be that high. And I think it saves you a lot of money and time over trying to take city buses and trains everywhere. The whole ideas to experience the country and it’s hard to get to a lot of places just by train.
There were no maybes, for $900. You can get the LLC and you can get car insurance and remember that I have a very nice car. For the people that $900 to form an LLC so they can get a car when they’re not residence yet They won’t be buying the car that I bought. You can get a car here for four or €5000. That’ll be a good daily driver. And also remember that you don’t have to do the LLC thing to buy a car once you’re a resident. It’s a workaround until you get residency or in case you never want to get residency.
And remember…. Once you get residency, you don’t need the LLC. It’s just that time between when you get residency and when you want to spend a lot of time in Italy and don’t want to rent cars. You can always take the bus people, until you get residency.
I’ve seen nice places where they’ve gone through and taken every lightbulb out of every socket. I think they would take the doors and windows if they could…
What a difference from the tons of uninhabitable properties gorged with "Gringo" taxes offered in Portugal. Did not really think of the option of just buying a property and renting it and using it as a vacation home. Will have to re-watch the part about the car. So one just needs to refile the business paperwork each year and MOT, etc on the car. Great option
Yeah. And when and if you do get your residency here, you can cancel the SRL and transfer ownership to you personally and forgo the more expensive commercial insurance.
If you want to write me at BradsWorld8@gmail.com you can ask me some questions. I don't give legal advice, but I can refer you to a guy that does and he is awesome for getting visas done etc. Either way I have you covered.
The town five minutes walking is Roca. It has more consistent bus service and all the basics like grocery and coffee shop etc. etc. The reason I put the part about the car into the video is I really think people are selling themselves short when they want to find a place that just has public transportation. It’s not hard to drive in Italy. You can get a beater car for €3-4.000 and you don’t even need to do the LLC after you have residency.
I believe that is the case. But as you state, not if it generates income. Personally, I would set up a different one and just keep the car the car just in case there was some sort of accident. €900 is not a lot to pay for peace of mind. You might be able to set it up yourself for less, but for things like this, I feel that just paying a professional to get it right the first time is well worth the small amount of money.
Woau....realy cheap for what it offers! And, I I think, not the small nedeed work is the problem, but obtaining the authorization for buidind or breaking down a wall or enlarging that small bathroom. How difficut is in Italy to obtain these kind of authorization?
I don’t think in this area hard at all to do anything you want on the inside. That wall is just Sheetrock anyway…. Nothing historic there in that room.
This car purchase workaround is awesome to know about. Is there any particular requirement to qualify for the SRL? Does one need to own property? Or? Thanks!
Thanks! But then, as a non-resident who owns a car, I guess you have to figure out where to store it for the 6 months each year you can't be in the country. @@BradsWorld
There was. Here in Italy people take out kitchens like you would take out a piece of furniture. It’s all plugged and play. You could put a nice one in including appliances for three to €5000 and totally refresh the place. Everything is plumbed already.
I am an EU passport holder with a French drivers licence. Do you have any advice for me buying a car and house in Italy? I already own a car and house in Spain. Thanks!
Such potential! I think I would add a disco ball to the ceiling of the cantina, a bar, and turn Saturday Night Special into Saturday Night Fever!!!🕺🪩🕺Amy from MN😂
🤔 somebody’s been dipping in the hard cider! 😂🥳 I know it’s hard for people to look at that room and see anything other than a dirty, cluttered storage area, but if you took everything out late in a nice floor after cleaning the rocks, or maybe putting a new level of rocks, most of the way up the wall, which is easy to do as a DIY project put in some old Wood Tables store some wine in there Plug in a little refrigerator. You have a nice cool place to go to until the evening air cool down and you could eat al Frisco out front. Just thinking out loud.
This is a steal! Nice room size, magnificent views….perfect for me & my 2 chihuahuas. ❤

Someone’s having fun with claudia from house to house visits in the rooms from time to time it seems 😂

Property taxes are almost nothing. This is probably like €200/year. If it is your primary residence it is not taxable. No IMU.
