Large has a ton more competition, Small counties not so much, but can you still get a good deal at a large auction like Harris or Travis Counties in Texas? Do you recommend beginners just stay in very small counties to avoid the sharks at the larger county auctions?

Yes there can be other liens before and could be other liens after. For example in Arizona they sell tax lien certificates over a period of years. Your second question is: How are those handled in the case of foreclosure on the oldest lien? Unpaid property taxes that go into foreclosure will be foreclosed on due from date and time. - Ted Thomas
Mr Ted if i am going to foreclose the property how much does it cost me to issue deed or quit ? because if i pay too much for the attorney that means i am the looser. I paid tax lien + attorney fees + county fess and someone has bided in the auction and got the property !! is that make sense ?
in some instances I have seen quiet title for $3,000- $4,000. In other instances where it was complicated it was double that number. You need to have an exit strategy in place before you buy at auction, so you leave room for these extra costs as well as leaving room for profit margin. - Ted Thomas

It's very hot! I recommend going to the lower populated counties in Florida - Don't get discouraged!
