Update 2023: if you are PCSing to the area and are thinking about moving into housing, think twice. I currently live here and I must say the houses on the installation are not worth your BAH they will take from you. Recently with the new BAH 2023, housing increased all rent and have not provided any upgrades, there are houses that have patches on the roofs from the hurricane last year, houses that received water and all they did was suction up the water and brought fans to dry (no mold test were done); did I mention the houses were built in 1996 and they look like it, old stove, old refrigerator and dishwasher and they will not replace anything unless it becomes totally disabled. I bought and had maintenance put in faucets in my unit because the ones in the house had lime, rust and sea salt damage and was a eye sore, I was told they do not change out faucet or shower heads just because they are not pretty, they still work. You will pay a utility bill monthly and you will be charged a credit card fee (this is the only way you can pay it) so no getting around paying the 3.95 monthly. Also you will see they only advertise Pelican Coast housing (located off the installation in a nice little subdivision) on their sites but good luck getting one of those houses, they reserve them for the higher BAH families. The accounting is very questionable, so you will never understand what your tenant ledger say you owe and what they deduct from your BAH and the staff can never explain, in fact the staff is not very friendly or professional, they are not knowledgeable and confident, but very arrogant, you can tell they are repeating what they are told to say not from a place of knowing and if you give them push back, they stop communicating with you, forget speaking to someone above the first level manager. Why did I move here you ask? at first in 2022, the rent was less than my BAH and what I was paying for a more modern, newer apartment so I decide to save a little money, in January 2023 with the BAH increase, they increased my rent by $300 and then $400 at lease renewal in April. Why didn't I move because you have to give 30 days notice and they sent my renewal offer letter 3 weeks before my lease ended which mean I would have had to pay two months rent to them. I will close and say this currently they have over 60 vacancies and they are offering the civilian population to rent on post to make up the great exodus that is happening. I hope this post shared some light on any questions others may have. Good luck!!

I decided to NOT move onto Patrick as a retiree since they jacked the rent from the time I applied in July '21 ($1500/mo.) to $2700 per month in November 2022. Having seen a couple of open places, I knew I would NEVER pay $2,700 for a 2 BR townhouse. What Hunt Family Housing did completely turned me off to living on base and from what I can see of off-base rentals nearby in Melbourne, Viera and other nearby towns, it made me question moving to Brevard County at all. Thank you again for your candid information; it is most helpful.
@ELAINE DORSEY we did not have the best experience in base housing here either with the leasing/hunt staff. Hurricanes are always an issue in the area and repairs can definitely be frustrating! Mold seems to be an issue with most hunt properties. Even the base housing we are at now had a mold issue when we arrived. I am sorry you had a bad experience. My hope for this video is simply to give people footage of the 3bd housing since we could not find much info before moving in. I hope your next base is a better experience! We definitely miss the salty air and sunshine in the space coast! ❤
This was my favorite place on earth when I was a kid so many memories going to the movie theater... first time I watched Tobey Maguire's Spider-Man ..I even played for the Patrick Air Force Base jaguars...I love this place so much
