      No but you can buy a condo or townhome where you don't own the land it sits on.

    Sawadee Kop, I have built in the USA & Thailand where I have a home. Folks it is not built wrong!!! It is built the Thai Way. In the west we pay for Zoning Laws and over kill on building. Trust me it is a pleasure to build and do business in Thailand! They have buildings over 2000yrs old. These houses are plenty sturdy and are not coming down and thank God, no carpet, we have marble floors,,,,lol. We also have different weather in Thailand which also calls for different construction materials. Great Vid!

    I admire your attitude towards your build, simple, yet cleaver in design. I followed the kitchen build and now your cottage

    I'm a carpenter and joiner by trade, and have been coming up to Udon Thani for the last 17 years, and have learnt to adapt
    to Thai building ways. My Thai wife reminds me that Thai building is like life itself, not always perfect

    I think you'll find the weight of concrete compacts the soil once poured so the wire winds up higher in the concrete than it first appears.

    Post beam construction in the West is very similar. The footers are poured and the building is completed and then the floor is poured. Nice house!

    Hi Ryan, Damo & ‘Tis,
    Great vlog and breakdown of build costs in rural Thailand. I wouldn’t worry about not using plastic sheets (Damp Proof Membrane) or the slab reinforcement not being in the middle…it will do it’s job to help prevent cracking no problem. The reinforced beams between the posts will be fine too. Your builders work hard for sure and seem organised and professional, I can’t wait to see the finished build and all Damo’s creative finishing touches. (And your input also Ryan.!). It’s almost unfair to compare build prices in different parts of the world but incredible that 56sq metres in the uk 🇬🇧 would be around £112,000 or thereabouts. (Two to three thousand pounds per sq metre depending on finish and location). My best to you all, Anthony. 🙏🏻🙏🏻

    Almost done with a build in Udon Thani and it has been a shock to me coming from the west. The whole lack of real plans or even a total cost (how much for the kitchen? up to you!) has been hard but learning to go with the flow.
    Wish I'd seen your video before I started our build it would of given me a better heads up with what to expect. Great job! Lovely home!

    The size of your house is easy to maintain hygiene. No need for a helper. The first thing I consider important. Divisions of rooms is homly and comfortable. Porch is absolutely beautiful. Kept the natural form of the logs.

    To be honest this house will outlast 80 percent of the homes here in the US. Homes here in the US are made with cheap materials that require regular maintenance. A new home specially with fabricated sidings can start having issues within the first 5 years. Shingles are also designed to get damaged so that people can replace them even with minor storms.

    Thank you Ryan, Damo and Otis for a very informative vlog on your building costs. I know there are many people who have little faith in the way houses are built in Thailand and Isaan in particular, (the naysayers who say things like "it would never pass building regs in UK) but let me say just this, they are as sturdy and weatherproof as any house I have ever lived in. When I lived in Lavenham, Suffolk, UK, the majority of houses were timber framed with wattle and daub walls, built in the 15th and 16th centuries around 600 years ago. They would never have passed modern western building regulations either, but they still survive as a testament to the local builders who constructed them. So don't knock local ways of building as the houses will probably outlive you. Note that the interior walls are built of solid breeze blocks and not partition walls of plasterboard and wood. They are therefore termite proof! God bless the three of you and I look forward to seeing the finished cottage. 🙂🙏

    Looks great and people have to remember in another country they do things different, And really you would notice that if you traveled overseas your way might not be the only way to do things many times trying to place your countries ideas into another countries only will drive you mad.

    I agree 100% my wife did the building in PhoSai when I was living abroad working. The prices are way different compared to what my family paid in the states. Unfortunately there are drawbacks from that as well. The settling has caused cracks in the walls.

    To put it in context i live in auckland new zealand and our so say expert builders are building appartments that after 10 years are leaking. We have a leaky building crisis where people have paid hundreads of thousands to millions and the buldings need to be knocked down. One of our so say respected building companies are still building leaky buildings and selling for millions of dollars. I have a friend who bought one of these expertly build appartments and its put him hundreads of thousands in debt and a building that no one wants to buy. What you are doing and the way you are living is the way to go. Living within your means. Well done. Thank you for the videos. Inspiring

    I live in Issahn Thailand, 20 years ago I built a 150 sq. mtr. house using identical materials & construction tecniques. It remains as solid as the day it was built with no cracking. I think the secret is to have good quality concret with corect ratios and evenly mixed.

    Thanks for sharing your house build story, having been involved in the construction industry, I love watching new house builds. Yes it’s very different to Western practices, but different countries don’t have the same techniques or regulations. Its a beautiful house, and for the costs involved it’s absolutely brilliant.

    Thank you so much for showing us your build, it has been very helpful for us, my wife our son and I will travel to Korat at the end of the year to start our build, which has caused some friction to say the least,.. an upset Thai woman is a little scary, there was talk of being hit by a bus but all is better now, but we also have a little boy so she'll need me around😁.... but if I do go missing after she reads this comment her name is Nichapa😬😵😳

    Sorry to say but to place the slab rebar into the middle of the slab thickness, like you pointed out would have been totally wrong as you would position the rebar in a position that has the least amount of forces to take (static of a slab)- they did it right, it should just be covered by concrete, therefore, the rebar should have been lifted about 3.5 cm from the soil to ensure sufficient rebar-concrete cover ... - usually a standard self carrying concrete floor has 2 layers of rebar - top and bottom - but in this case, it is just a floor slab which is not constructed to carry heavy loads - what they did is just fine - no trouble to await!
    The whole construction is well done for the purpose- don't listen too much to tips regarding western standards - you guys did it really okay! I am a Construction Manager and worked in many countries on huge projects...(Never place the rebar in the middle of the slab as there it is of near zero use)

    I believe the roof tiles are a good choice in Isaan.
    You have high winds, but not like nearer the coast.

    You guys are great your fam is very cool ! thanks for sharing ur new home build , the concrete slab foundation was so so , but to be honest ur roof consttuction blows my mind , I would have insisted some type material on top of the frame with roofing paper on top of that and then the clay tiles ........... just my outspoken thought s but u guys are tops !!! all the best Ryan and Damo and Tes

    Not built to western standards is definitely not a problem in Thailand, we don't have snow or cold weather. Our house is built in a very similar manner to your house and we have had very few problems over the last 10 years or so.

    Kudos to you and Damo for your wonderful life choices. You are a good person, a great father and an excellent partner for Damo.
    I have been building passionately all my life . . . building dreams on micro budgets.
    I don't see too much of a problem with the workmen not lifting the steel . . . concrete is strong in compression but weak in tension, so placing the steel close to the bottom is correct in your build. The very wet concrete would have penetrated the fill soil sufficiently to encapsulate the steel.
    If you are ever up in Fang, you are welcome to see what my partner and I built with our own two hands.

    There are many ways that concrete is poured even here in wet Washington state. Sometimes the wire is used, sometimes plastic sheets, other times over bare ground. And these are all concrete outfits that have been doing it for many many years. Many garage floors are poured after the house is built even.

    Nice upload . Just finishing my build in Buri ram... My builders used spacers to elevate the rebar when pouring the floor.. No additional cost.. That said my build is 1.4 Million baht. However I went high end with fixtures and fittings.. Still amazing value for money.. If you ever pass through Lahansai . Look us up at the Magpies Nest !!

    A lot of this building style isn’t conventional to me, but that’s why I like watching. Just different ways of doing things around the world. Its interesting. I also really like the faux bamboo roof tiles btw, great choice!

    My New home in Bang Sare we put Black Plastic under the slab to stop rising Moisture which is a huge problem with a clay soil

    Wouldn't stand a hurricane, but neither would a home in the west. As for the poured posts in the ground .. there's no basement so...poured slab after in not an issue..if you can make a life there...more power to you...cheers..

    I love the idea of such a small house but I couldn't live with the foundation and the concrete floor like that. Always done it our "nomal" way. Rather pay a bit more than not getting it out of my head. But it's a nice concept.

    Cool . This is very useful as i am currently building a house in North Thailand or rather my builder is doing it for me. I am paying 1.1 m bhat for everything and the size of the property is 120 sqm . The price is thought to be very good for an area near Chaing Mai and works out as 9k ber sqm which is very good for round here. I should say that my build includes windows , doors front and rear stair access and a raised not flat roof . It is three bed with two relax areas and two bathroom/shower rooms one of which will be fitted with a jacuzzi. It also includes all basic tiling but i am paying extra for upgrades to the doors ,windows and floor and wall tiling. I will also upgrade the lighting and kitchen . I can recommed Dohomes for furniture, fixtures and accessories they are very competitively priced compared with alternatives like Global House. Good Luck with the rest of the build and message me if you want to know more. I should say the builder is a member of my wifes extended family and we are lucky to have him as he is very much in demand and often charges a lot more. I am a Teacher so this is a long term base for me and like you I am originally from the UK.

    The vertical columns and horizontal channels are very common outside of Europe the US and Canada. The cinder blocks or bricks or adobe that is used in Asia and Latin America is not always mass produced with a consistent level of quality. That is fine because a wall could be punched out or eroded and probably not harm the structure. I have seen 100 year old houses built that way.
    As for laying down plastic. Houses in the US will have this, but not for the garage. For a couple of bucks and a little hindsight, I would do it if I ever build another house. But if you are not air conditioning it, you are not really pulling out much moisture. Dry air in the house in good for the books, clothes, bedding, etc.
    Less rooms for the square footage was an option.
    Your house looks nice. A beautiful wife, cute kid, nice home, be happy.
