- Are we in a recession?! While trying to officially define Recession, we have slammed into a controversial debate. We have definitely been on a rollercoaster for the past couple of years with the real estate market, car market, chip shortage, etc. The Oxford Dictionary states, “A recession is often defined as real GDP falling for two successive quarters, but the National Bureau of Economic Research defines a recession as ‘a significant decline in economic activity spread across the economy, lasting more than a few months, normally visible in real GDP, real income, employment, industrial production, and wholesale-retail sales’.” So, are we in a recession?

Whats your take on cash out refi at this point? I have 200k i can take out of my property, i have only had it for 2 years so i dont have much of the principal paid down. Im thinking to take the cash out before prices drop down even though the 200k is not enough for my next purchase... is it fine to just pull the cash out and let it sit in the bank or should i leave it in the property until im ready to use it?
You'll be paying high interest rates on your refi... If you have the cash flow in the property like Chandler said in the video. He does not "care" about a devaluation of the property for now as long as it is cash flowing. My personal advice would be if you have another cash flowing investment to cover all debt service and are still cash positive then it might be worth the risk. I personally wouldn't pull equity at high interest to sit on the sidelines.
@@HagueD22 if you look at the opportunity cost, don't you think it's a waste to not pull the money? My take home is 200k, sure I cut majority of the cash flow but it is still there... it will normally take over 5 years to make that kind of money with just cash flow alone... so technically this would be a 5-10 year jump for me... this property is a single family home by the way.
@@curtislewis2075 I really don't want to give you financial advice because I also don't know your full situation. If it will still cash flow enough to cover the debt why not throw the rest of your money into index funds like vanguard etfs or whatever your choice may be. You also have to take into account that if inflation does increase your sideline cash could be potentially worth less?. There are a lot of variables right now but you know your situation best.
