Here’s a tip on point usage, get into a position where you’re using all of your current year points and borrowing from the next year. It’s free to borrow, but costs to rescue.
Well Thank You. I dont know if I would of signed up knowing what I know now lol. At the end of the day, still a pretty good deal for us just maybe not others.
They wrapped up 45 min early with me. I cited grindstone but unstable job market, disinterest in non-obligatory travel, and at-home environmental hobbies, and I stayed consistent from the 1st to 3rd rep
We JUST finished a presentation two days ago. Didn’t buy cuz we wanted to think about it. Plus we HATE (cant say we hate many things) But HATE the SALES PITCH GAME. But actually liked what they offered and plan on buying once we did some research. We live in Cali. 3H from Vegas. Which is where the presentation was. And IM SO GLAD YOU DID THIS VIDEO! Very informative. I can’t thankyou enough!
telling from my experience the next thing that will happened after you buy it is a couple years full off amazing discoveries. at the end of this road lay a simple fact that the picture you have from a presentation has VERY little to do with the reality. I was stupid enough to buy (thank goodness only 10 years limited time membership, not the whole thing. so i will be free in 8 years) and I still stumble upon little but important things they left out of contract and presentation. there also were a lot of things that they simply lied about. it is a year since your comment, so, if you bought it, now we can share and compare the experience. if you are still thinking I cannot help but give you advise from the bottom of my hart: don't, you will regret it. your vacations will not become cheaper or earthier to plan. it will be the same amount of money or more, but much more nuisance and restrictions on when and where to go.
Thank you so much for getting into the website. I am brand new owner (2 days old) and this was VERY helpful. I didn't trust ebay thinking I might be scammed.
Thank you so much for sharing. And thank you to everyone’s comments. I knew full well that we would not become an HGV member when I somehow managed to get connected to a rep who was pushing a “once in a lifetime opportunity”. We had already decided on DC as a big stop on our yearly summer 2+ week road trip so sacrificing 2 hours of our time while allowing our teenager to sleep in is well worth the almost $1000 we’re saving at our hotel. I’ve watched your video twice while reviewing comments and we now have a list of hard questions to ask at the “presentation” although we already know the answers, thank you! We are immune to these hard sales and we hope all who are lured in are prepared to decline. It is a scam. This is not a reasonable option for those of us who want to experience as much of our planet as possible. I laughed hard when you said that if you live in Dallas this might not be for you… we live in Dallas 😂
That was me also, hearing the Texas comments.😂I live in South Texas at the moment. He does make sense, because we would say the same thing, all the time after we purchased. But, we do not plan to be here long term, maybe another five years. When I purchased, I was thinking like this guy, deeds to pass down and long term ownership. It will work for us, because we vacation very often! (almost once a month or at least every other month). Living in South Texas, you want to leave this area often! (That was my idea of thinking!). Owner since 2012 at Elara in LV & upgraded three times. Once, we just upgraded points, without needing to pay more money.
We got the Hilton grand vacation. Do you think we should cancel and buy it off eBay ? They told us we can go … we don’t even have a place like you flamingo.
@@juliemaldonado3321 I don’t know if you are talking to me. I’m at Elara & we love it. But, I think it is just preference and understand what you are getting, regardless if it is through the Hilton people or off of eBay. Just always read the fine print & research.
Same! I unfortunately bought this timeshare this past Dec 2023. I regret it and I haven't even made my first payment yet. Gonna try to figure out steps to cancel it. 😞
Nice! I'm out in Dawsonville now. It's pretty nice in Georgia. You can check out Miami, South Carolina and Orlando without having to fly. I've went to a lot HGV resorts the past few years. I have videos posted on most of them showing the rooms and stuff
We bought in February and already want out! So sad how deceptive they are. We do get a deed in the end. But thanks for the eBay idea maybe will post and sell there.
If you paid for it out right, you can sell the deed on eBay. They are very deceptive and tricky in their wording, which somehow is legal. Had I known about resellers on eBay out of paid $1,000 in for it and saved myself. $15,000 lol.
Thanks, very helpful. Would you say better to be ahead like using all your current points & borrowing from next year if you have to than risking along unused points?
Glad to have helped. I would say, if your not planning a trip this year then save the point early in like October and its only $100 or so then. Then you have double the amount of points to use next year, so you might be able to go on 2 trips or more.
I have bought my timeshare in HGV last December and got my deed last week (fully paid it last Feb). I have almost 18,000 bonus points and I can't use it this year since I have to go to my country and spend my whole 1 month vacay there. I won't be using this at home since I own a house back home. I might not be able to finish all of these by next year so I want to have to maximize my bonus points. Any suggestions? Thanks
The bonus point trips can be scheduled out. So like if your bonus points expire June 1st, you could have a trip for the end of this year that you already use the points with in April and use them that way. That's what I did. I put two separate trips, one before they expired and one after. But since the points were already used, it didn't matter that the second trip was after the expiration. Hopefully that makes sense, I tried to do a voice text for this lol.
You can also set up a vacation for someone else… That way the points are used. One thing I told my boyfriend was that if he wanted to help with the maintenance fees, he could have the points for that year to go with his kids.
Your conclusion is the same as mine. I own 5440 points bought retail as well (but have Max/Diamond). I'll eventually own 20-30k points, but I'll do that by buying 2 more deeds in the secondary market. It's a good deal *IF* you get your deeds for pennies on the dollar from someone who is unloading their's.
@@kitchenskills5427 In my opinion, yes. I wouldn't buy another developer/retail deed. I feel I overpaid - not tragically, as the deed came with a lot of bonus points and Max, but still probably paid about 30% too much. If you go and look for resale timeshares, you will find the best deals for low maintenance fees for Hilton Grand Vacation Club (HGVC) are in Scotland and Las Vegas. In these instances, you don't care where the deed is (you might never go to your "home resort"), you are just looking for the best deal on points for your vacations. It's not unusual to pay a $1200-$1500 annual maintenance fee to get a 2 bedroom unit that would easily cost $3000 - $4000/week on the open market for accommodations (AirBnB or VRBO). So, if you buy the deed for say, $4000-$7000, then save $1500/year on your vacation, the deed pays for itself in roughly 4 years. It's relative savings after that, and of course, you might be able to sell the deed for nearly what you paid for it (less closing cost and commissions) when you want to get out of it for whatever reason.
I still fail to see how this is a good deal if someone was to give it away for free. you are locked into paying ever inflating fees, apparently on top of additonal fees at evety corner, point value devaluates year over year, you can very easily lose points if you are not in the perfect situation, very few properties, little ways to walk away, and no control over what happens with the properties (will they stay in good shape?). That seems really cumbersome for not that much savings a year. I bet you could take the cost of the timeshare and fees, put it in a high yield savings account or CD and get better bang for your buck with a bit of hotel research.
@@kitchenskills5427 There are good and bad contracts in the secondary market. Buy Platinum Season, at least 7,680 points, 15,00+ is even better value per point, Las Vegas ideally.
Go in with your eyes open. Buy into a Vegas property with low maintenance fees and use the points to travel wherever you want. You buy as many points as you can with the lowest maintenance fees.
ended up picking up a piece of the pie last weekend. home base is hilton hawaiian village in oahu. still a little bit leery of everything cause timeshare lol, but the deal that we got doesnt seem too bad considering we arent paying all that much to begin with.
Yes, you can go anywhere that's Hilton Grands Vacations. As long as you have enough points and your able to book the trip. That's normally the tricky part.
Great video. We are considering getting one with hilton grand. We currently have bluegreen and bluegreen has what they call bonus time which allows you to book a room for 69.99 per night based on availability and within a 45 day window instead of using your points. We are trying to find out if hilton has a similar feature but we haven't been able to find that out yet. Would you happen to know if a feature like that is included with hilton grand?
Yes, HGV does offer something similar, it is called "Open Season", where it give you the 45 days for cheap. We are owners at Elara in Las Vegas & just upgraded in 2023, at the same place, because for us, it is worth it. But, I am from New Orleans and do love the BlueGreen Vacation in NOLA. We use our RCI, to stay at the BlueGreen. All the locations from RCI, are just a block or two from Bourbon St.
@@micheleleboeuf1912 thanks. It's been hard to get clarification on that. And BTW we love NOLA as well. We go every year for the French quarter fest and a carnival cruise. We've stayed at both bluegreen properties there and the Marquee is our favorite.
@@kitchenskills5427 ok. Did they happen to mention the price? I'm trying to figure out if it's a set price or just a percentage discount. Bluegreen has a set price of 59.99 for 1 bedrooms and regular hotel rooms. 69.99 for 2 bedroom units and 79.99 for 3 bedroom.
Few of them. Maybe 1 In Paris and 1 in Spain. Not worth it at all. Mexico has the most but you pay the inclusive fees of $200 per couple, per day so it's still not worth it.
Thank you for this video. I’m confused about the locations. They claim they have clubs all around the world. And the booklet shows about 20 locations with about 4 hotels average each.
Thats exactly how they got us. We learned... Its Hilton.. They do have locations all around the world but NOT HGV Locations. They expect us to exchange our HGV Points for Hilton Honors Points to stay at those other locations. The sales guys never explained that, till weeks later when I reached out all confused.
I got suckered into buying 5440 points out of Myrtle Beach a couple of months ago. I was just looking to see if I could book Orlando in the fall for my 5440 points for 7 days and the good news I can. The bad news is that, if I booked the same room for the same time on Travelocity, it would cost $1500, which is only $200 more than the yearly maintenance fee that I’m playing on this stupid thing. So the monthly mortgage is just throw away at this point I suppose at some point I will break even, but I don’t know that I’ll live long enough to see that date. Maybe my life will.
The program works like buying stuff at Costco. If you invest a bit more, around 15-20k ownership points, the maintenence on one of those is around 2k a year, but will fetch you a month's vacation every year. You have one of the smallest program, and so it has the least amount of value when you consider that the value gets dramatically better as the amount of points you own goes up
If it's really the same room type, that is unfortunate. I'd assume the timeshare room has a functional kitchen, etc and the online room probably doesn't.
@@GabesGetaways Perhaps if they'd been more upfront about that instead of just wanting my signature, I wouldn't be spending so much money for something I'll never be able to use. But then it's my fault really, right? I didn't do the homework and got suckered.
@@Michael-jv7uq I did verify that it was the same room. I know my wife went to a Hilton Grand Vacation suite paying cash once before we signed up for this and it was the same room. In fact, she got upgraded for free.
Hmm, So I booked a HGV hotel in Vegas (Elara) and they gave us a King suite for a good price for 3 nights….of course the catch is listening to a timeshare pitch for 2 hrs on one of the days. No problem, we’ve been to a couple in the past and just kept saying No until they were done w/ us. But…..now we’re in a much better financial situation than we were in the past & want to so some more traveling, so trying to determine if a timeshare is worth it or not…
I'd say it's 100% worth it if you don't buy directly from Hilton. Buy from Ebay or somewhere and make sure you get a deed, yearly points and that your maintenance fees are not crazy. Then it's worth it for sure.
I must say... That could happen unless it is locked in our contract in some kind of way. Hilton made out like it was for life and would never change but they always have a way around things lol.
@@BigCVlogs Absolutely right - It is not in their interest to have Lock-in clause - cost of maintenance is never going down, always up. Should a hurricane damage one of their properties..................
My sister and her husband lived in Vegas. They would stay at a timeshare and go to the presentation and pretend to be interested but needing encouragement. They would get all kinds of freebies to close the deal. In Nevada law you have a cool off period to easily cancel, but you don’t need to return incentives. They would keep all the goodies! Lol! Sort of dirty but they were just playing the game. (Which those high pressure salespeople play dirtiest).
Holy cow! What an Interesting videovideo! thank you so much for this video! Can I ask what was your total purchase price when you bought your time share ...when you went to your presentation ...what did you end up spending? Thank you again for sharing this video
I just bought an every-other-year 7,680 Elara contract for $2,200. The better the contract, the more it will cost, unless you're buying it privately. We're planning to use it in Waikiki on odd years, which will get us 5-7 nights depending on the season and room. You can't beat the savings when you see these rooms going for $400+ per night. We own two other contracts with Club Wyndham, but HGVC has too nice of properties in Oahu and at Elara specifically to not have our foot in the door. We live 2.5 hours south of Las Vegas, which makes this program work for us.
2 days ago I paid $35000 to update from Diamonds resort to HGV in Las Vegas, they didn’t say anything about the deed, next year the Hilton maintenance fee lower, I need to wait 45 days to log on , is it worth to update ? I don’t know to buy on eBay like you. Thanks!
I would say it's not worth it. The new max program is not deeds, so it can't be passed down to a family member like the deeds could. I'd suggest... If you can get out of it, get out and buy off eBay for a fraction of the price.
I feel like I could have gotten it cheaper too! They gave me 2 years more of bonus points plus I’m using surpass to pay off the mortgage - could I be paying the mortgage in a smarter way than this? And also trying to find a way to move the bonus points over, unless I inevitably have to turn them into Hilton honors
Sadly no. If you don't use your points, then you either can pay to convert them to Hilton Honors points to use at any Hilton locations, or you can convert them to a credit that covers some of your maintenance fees. Outside of that, for like $130 you can push the point to next year and have more points for next year. The crazy part about pushing them to next year is if you dont use them, then they expire. So you cant keep pushing them off to get a big pile of point which I think is BS. I paid for this and should be able to stack my points up till I have 50,000 points if I want.
This video had excellent information. Really appreciate you showing what actual properties are available to book, what the point rate is and that the “inflation-proof” saying they use doesn’t make sense, the hidden resort and bonus conversion fees, and especially the LOST POINTS. Was a little difficult to follow looking at the visuals - would help if you pointed with your mouse or finger or stick of some kind at what you’re referring to. And I still haven’t found my answer of how much points cost in terms of $ to calculate side-by-side. But with the additional fees and lost points headaches, I’m glad I held strong and got to walk away
Just got through one. I almost bought into it. I'm glad I didn't, the nyc salesman was very nice however, I've sat through many as a teen and young adult to know not all that glitters is gold. Ultimately they messed up when they showed me a run down room on the computerscreen lol. I don't think they perceived it like that however the room was old and had 70s style carpet and couch amenities. But like my mom said if I walk away today and came back tomorrow hgv or any other timeshare won't deny the money so oh well😅
Has your maintenance ever increased, and if not, can it, or is it locked in. I saw a Dave Ramsey episode in timeshares and he said they can keep easing maintenance fees on them legally
Timeshare maintenance fees goes up every year, just like property tax and other HOA fees. They are usually set by the HOA. Some are better than others. The Hilton membership dues also increase every year by a few dollars.
I must say, I know nothing about housekeeping credits lol. You can make gas reservations, when you make the reservation. You're able to put their name and mark that it's for a guest. And then they're able to check in and enjoy the room. You just end up spending your points on it. It's the same cost of points.
It sounds like you can only go on one one week vacation a year and it cost you $1200 in maintenance fees plus you paid $17,000 for the timeshare. I don’t understand how this is worth it you could’ve rented the room for 1200 a week when ever you wanted instead of booking 9 months out.
Its more so in the long run. With the points we get we normally go on 2 trips per year. Each trip is 4 or 5 days. To stay at these same resorts, for those 8-10 days it would be $4-5K, while all I paid is my $1200 maintenance fees this year. Now yes, including the $17K, it will take a few years to really be making money but in the long run it can be great. Definitely when passing it down to my kids, who wont ever see that $17K, just 2 trips per year for $1200.
Kudos to you for understanding the system and benefits of being a timeshare owner! A lot of people just don’t understand how to use the ownership so they’ll continue to spend money on vacation accommodations for the rest of their life until Inflation let’s the pockets know they can’t any more
Because the "could've just rented" is like $3000 - $4000 or more per week. If you are staying oceanfront or in midtown Manhattan etc. in a 1 bedroom or 2 bedroom unit, it's gonna cost you.
I'm an owner. If you go off season it costs less points. You can also go to other HGV locations as long as you have the points. You don't have to return to the resort where you purchased all the time. I'm learning how to get the best bang for the buck with our small 3,840 points package. Then roll over what you don't use to next year!
Always know they are just trying to make a sale and say no lol. Normally what they are offering is just more points for more money and it's never really worth it.
I just went to a presentation yesterday in Vegas…fools wanted $139,000 for 22,000 pts..,😂 y’all are crazy..give me my $200 and free hotel stay and get me out of here!! Look at the bad reviews that’s all u need to know..lol.. t then with maintenance fees it’s outrageous..
What a difference in platinum and gold time share points. We want to purchase a Platinum timeshare but are hoping we can book a gold stay somewhere else. Is that possible? Or can you only select platinum points and dates everywhere?
Platinum and Gold are the seasons you are buying into. Platinum is the busiest travel season, gold is second. If you buy platinum you can travel whenever you want
Have you ever tried to sale the extra RCI weeks back? I was offered to sale up to 6 weeks back and make a profit. Sounds good but maybe a little too good just trying to find people that have done this and if it really works
@@paulbarican7648 that’s what I was afraid of sounded to good to be true. I do hate the amount of scam calls I received after signing up with HGV. I got a lot before but now ones directed towards time shares unreal what we have to deal with now days
Anybody tried to buy recently? We sat thru a presentation and they offered to buy our Maui Diamond ownership for the original purchase price and credit it toward a HGV purchase.
They do that a lot. Im GUESSING your Maui Diamond ownership is a deed and they want to get everyone off the deeds and over to just points that you cannot pass down to family members. If you have a deed, keep it!
I'd agree. Or have the money to pay it up front and not have a monthly bill for the loan. For us, the loan at $275, plus yearly maintenance fees was more than it cost to just buy the rooms twice a year. With it paid for, it's a win that we can pass down.
Can you do this video again where you show HGVMax locations if you opted into that? If not just show a demo of all the location area that are avaliable now with the Diamond resort purchase? I feel like there has to be more locations that are out the US. Thanks!
I wish I could, but they don't really give that information out. You have to pay for Max to get to see it. I know it adds a few locations in Tennessee and Colorado, but for the most part the locations are really the same. Just more hotels in Miami, South Carolina and more. Basically the "Diamond Resorts" that Hilton Grand Vacations bought had a TON of locations that are right down the street from current Hilton Grand Vacations locations. That's why when I went to the meeting we didn't opt in. Plus we would of lost our deed by going to Max, so we declined.
Wife wanted to get the $ 40k time share we make good money but I said, what if I get fired what then, so we didn't. The following year I got fired glad I didn't.
@@BigCVlogs live and learn. Least you bought in Vegas with the lowest MF. eBay has a few good buys currently. Only look at Vegas platinum or gold deeds. We own at Paradise 8000 point deed. Looking to add another as well soon.
Timeshare terms it usually means Every Other Year(EOY) ex. Some deeds you get points Every Year(EY) or Every Other Year(EOY) sometimes called Biannual.
I have Hilton Grand Vacations and it occurred to me that if I would have just placed the purchase price of the Deed in the bank. With that huge amount of cash, I could book trips anywhere I wanted, have hotel vendors compete for my money, and with zero maintenance fees every year. There is no fees to book a stay, no dealing with saving points or converting them since I am using a cash based system. (Of course if you buy the deed from a third-party, it will be way cheaper and I think it would be worth it).
@@BigCVlogs I am in Florida and Orlando has a great selection and availability that I never worry about not getting a room. I liked that you mentioned how points worked and about location. I am trying to maximize my benefits. I no longer will transfer points and try to use most points every year due to the cost. I'll never upgrade to that Diamond Resorts since I heard horror stories about those resorts and how the owners were treated and that it cost 40K.
Bro.... your hilton ownership points go into hilton honors at a 16 to 1 ratio. So if you have 5700 hilton ownership points...that would be 91,200 hilton honors points. And lets be real. You CAN easily go to the maldives every year with the ownership. You just have to buy about 250k worth of points (the maldives hotels cost 25k usd for a weeks stay so why are you suprised at the amount of money you need to put in? If you dont have that option, You can choose to get creative with the hilton honors amex, and do a combo of that plus your ownership points, maybe a little cash too. You bought a timeshare program that works incredibly well, you just merely bought a small, 20k dollar amount, and that amount of points is STILL enough to get you to hawaii every year for a week at a resort, so you'll break even on your 20k dollar, 5700 point program in a couple years no matter how you slice it. If you're gonna report on this stuff, and tell people to "throw out what they heard from the presentation" then maybe you could at least do some research...
While I can agree with a lot of those points, during the presentation they make out like you could just use your timeshare points and stay there. It wasn't till afterwards that we found out that we had to do all the conversion with points and stuff. If anything, they should be clearer in their presentation but They want to show a property like Maldives or we cannot book with Hilton Grand's Vacation. For me I've still see it as a great deal, as I've seen the savings from just a few of the stays that I have had. I plan to pick up a second time share deed through eBay where I don't pay as much lol.
Nice!!! Thats better than what I had found. Was the weather nice then? 440,000 for 6 days is a lot better than the 150,000 points per night I was seeing when I searched it lol. I guess I had picked a popular time of year lol.
I would like to cancel it the HGVC membership. I have been a membership with them about 7 months and paying $365 monthly premium. I just don't see the worth.
Id say its Hiltons presentation. They make out like they have ALL of these locations when your going to buy... and then once you can login you see that you have a few places on the west coast, a bunch in Florida and the south east coast, and thats basically it besides 1 in New York, 1 in DC and 1 in the windy city. If I would of bought this and lived in Texas or something I would of been really pissed.
Wow! No thank you. We stay at Hampton Inns at various places around the country. The Hilton Grand Vacations thing would be a real pain and in most cases be of no value.
Yeah but that was just an easy way to describe it, since it can be passed down and just pay maintenance fees every year. Almost like owning a home and paying the yearly HOA fees.
@@BigCVlogs still good info. I’ve been to an out a half dozen HGVC and Marriott Resort presentations and we totally enjoy them. $149 or $199 for a nice 3 night resort getaway and I say no every time. As long as they keep inviting me I’ll keep going and let them treat me. It’s fun for us
They make it confusing on purpose. What’s sad is you spend $125 to save those bonus points, but converting them to HHonors would yield one night worth about $150-175 hotel value. No thanks.

Thank you so much for sharing. And thank you to everyone’s comments. I knew full well that we would not become an HGV member when I somehow managed to get connected to a rep who was pushing a “once in a lifetime opportunity”. Great info, but if I don't use my week/points can't I set up a automatic exchange of the HGV points into Hilton honors points.
Can you please tell me how can I get out of it as of HGVC.
Thanks for this video. I live in Georgia, too. My hubby and I just bought this a few weeks aho
Nice! I'm out in Dawsonville now. It's pretty nice in Georgia. You can check out Miami, South Carolina and Orlando without having to fly. I've went to a lot HGV resorts the past few years. I have videos posted on most of them showing the rooms and stuff
Thanks so much for this and I'm so mad at myself right now for converting my RCI Time share over to HGV points.
Thanks for telling the truth! Appreciated!
You can also set up a vacation for someone else…
That way the points are used.
That is what I am trying to figure out. Is this a good deal if I buy from the secondary market and have low maintenance fees?
Thank you, that was helpful!
How long do I have to cancel my contract?
I am honestly not sure. I think 30-60 days but I don't know. I think your contract should have it.
Me and my wife purchased about 3 weeks ago in Daytona from Hilton and we don’t have a set home base we can go anywhere
Yes, you can go anywhere that's Hilton Grands Vacations. As long as you have enough points and your able to book the trip. That's normally the tricky part.
Do the maldives through rci. Same points
Not that I know of. Buying off eBay would be worth it for sure. Make sure you get a deed.
They told me that they have a 30 day cash price where you can book using cash 30 days or less with Hilton and 45 days or less with RUI.
Thx for the great information
What about HGV max rates that you can use to book without using points
Good video how are the international destinations
Few of them. Maybe 1 In Paris and 1 in Spain. Not worth it at all.
Mexico has the most but you pay the inclusive fees of $200 per couple, per day so it's still not worth it.
And almost always unavailable
So the monthly mortgage is just throw away at this point
I suppose at some point I will break even, but I don’t know that I’ll live long enough to see that date.
Isn’t the argument that if you pay cash for any following vacations, you get a killer deal on the nightly rates?
@@BigCVlogs i get paranoid buying anything 3rd party that’s expensive due to possible scammers.
What would prevent HGV (or Flamingo) from increasing maintenance fees by a large amount?
How does the deed change names if someone is reselling?
Do or can you get a big discount on stays if you use all your points and want to pay cash
We booked in big island a month in advance for August and it was ok.
Hey man, is there a cash option? Like if I don’t wanna use my points?
Great video. Do you know how to get out of a new contract in Florida. I heard I had 10 days.... business days?? Help!
You would need to call HGV but yes I think it is 10-14 days. Not 100% sure tho.
Where did you buy in florida?
We don't have that screen you're currently showing. with the dates available.
Did you just buy? It takes 45-60 days before everything goes through and you get access.
From what I was TOLD... They can never increase. They are set in stone.
Timeshare maintenance fees goes up every year, just like property tax and other HOA fees. They are usually set by the HOA. Some are better than others. The Hilton membership dues also increase every year by a few dollars.
2% increase per year
What about housekeeping credits and guest reservations?
I must say, I know nothing about housekeeping credits lol. You can make gas reservations, when you make the reservation. You're able to put their name and mark that it's for a guest. And then they're able to check in and enjoy the room. You just end up spending your points on it. It's the same cost of points.
Does hilton grand do credit checks that are mandatory?
You should never need a credit check bc you should never buy retail. Lolol online for resale deeds you can get free or cheap
You’re getting a loan…if you are asking that question you have no business buying a timeshare
Can you cancel a timeshare? If so how? I regret buying
Sadly you cannot... Not till it is paid in full. I looked into it myself.
How much you have to put down?
A lot of people just don’t understand how to use the ownership so they’ll continue to spend money on vacation accommodations for the rest of their life until
Inflation let’s the pockets know they can’t any more
Because the "could've just rented" is like $3000 - $4000 or more per week.
Can you buy some points from anyone else and use them
How do you avoid the pressure tactics at the sales pitch?
Always know they are just trying to make a sale and say no lol. Normally what they are offering is just more points for more money and it's never really worth it.
I just went to a presentation yesterday in Vegas…fools wanted $139,000 for 22,000 pts..,😂 y’all are crazy..give me my $200 and free hotel stay and get me out of here!! Look at the bad reviews that’s all u need to know..lol.. t then with maintenance fees it’s outrageous..
Yeah that's insane. I'd buy a vacation home before I'd buy that lol
Exactly..put down 10 percent on a home out of state something cheap..lol
What a difference in platinum and gold time share points. We want to purchase a Platinum timeshare but are hoping we can book a gold stay somewhere else. Is that possible? Or can you only select platinum points and dates everywhere?
Platinum and Gold are the seasons you are buying into. Platinum is the busiest travel season, gold is second. If you buy platinum you can travel whenever you want
Have you ever tried to sale the extra RCI weeks back? I was offered to sale up to 6 weeks back and make a profit. Sounds good but maybe a little too good just trying to find people that have done this and if it really works
Interesting! I have not heard about this. I wanna look into it myself lol.
These are known scams
@@paulbarican7648 that’s what I was afraid of sounded to good to be true. I do hate the amount of scam calls I received after signing up with HGV. I got a lot before but now ones directed towards time shares unreal what we have to deal with now days
Scam
The Extra week calls are a SCAM. I even called Holiday Inn Vacation Club and they said Scam.
It’s not terrible if you keep it for like 20+ years and pass it down to your kids or something. The HOA fees suck
@@BigCVlogs So you don't have max. Can you tell me what you see outside US?
I guess I'm only getting a cheap trip out of it and declining the offer after the presentation.😂
That's best lol. Buy from eBay lmao.
Wife wanted to get the $ 40k time share we make good money but I said, what if I get fired what then, so we didn't. The following year I got fired glad I didn't.
Yeah, buy the $40k timeshare for like $500 off eBay if you can afford the yearly maintenance fees in January every year.
@@BigCVlogs nice
Add points via resale. Never buy direct
I wish I would of knew it before we bought. We would of saved about 16k. 🤣😂
@@BigCVlogs live and learn. Least you bought in Vegas with the lowest MF. eBay has a few good buys currently. Only look at Vegas platinum or gold deeds. We own at Paradise 8000 point deed. Looking to add another as well soon.
what is EOY ?
End Of Year - EOY
Timeshare terms it usually means Every Other Year(EOY) ex. Some deeds you get points Every Year(EY) or Every Other Year(EOY) sometimes called Biannual.
Where you can find people that want to sell their deeds?
10-40k for signup for 1 vacation a year with fees, and all this point hassles. How does this pencil out. Crazy
I thought that as well. In the long run it can be worth it. Depending on your location.
Hilton need to simplify this thing. To make it worth the while what you pay in, you need to get something out in terms of $$$$ value.
Just bought 1 in vegas. 12k for 5,500pts every other year. We go on vacation 2x to 3x a year and im scared this wont save me any money.
Bro.... your hilton ownership points go into hilton honors at a 16 to 1 ratio.
Great video- we cancelled ours in time and looking to purchase eBay resale.
Lucky!! Lol. I so would have if I would have known at the time.
We stayed at Maldives for 440,000 HH points on 11/29 -12/04 look it up
Can you cancel a timeshare? If so how?
I only want timeshares in North Korea otherwise our business is done here.
What is bad . Just learn how you can use your points .
This is crazy.
Grand* just shorten to HGVC
Yeah, I always say Grands. Idk why lol. I also always forget its HGVC because I never think of the "Club" word and just "Hilton Grand Vacations" lol.
Wow! No thank you. We stay at Hampton Inns at various places around the country. The Hilton Grand Vacations thing would be a real pain and in most cases be of no value.
Your deed is nothing like a house
Yeah but that was just an easy way to describe it, since it can be passed down and just pay maintenance fees every year. Almost like owning a home and paying the yearly HOA fees.
Ngl it's bothering me how he's saying "Grands Vacation"
