    Good video. Just one thing to mention - it is vital to get the completion certificate from the Council at the end.

    You definitely dont need an Architect for a loft conversion unless you are doing something extremely fancy. Some building surveyors, architectural technician or similar experienced professional will be able to do this for you. The most important thing to is check and review their experience on previous similar jobs.

    You don’t necessarily need to go to a structural engineer you can use an architect. I worked in an architects office after recently qualifying as a structural engineer!

    I’m doing mine now just finished the out side and it’s taking more than 18 days but by the time it’s finished it’s going cost me 16k all in

      @@itzlaetitia5161 I’m doing it my self I’m a carpenter a lot of it is how you know not what you know of doing it your self and put in the hard work before you start it’s a lot better as for instance getting all the wood from a sawmill I supposed to from builders merchants to save you have a lot of money because you’re cutting the middleman out which is what I done and also you can get bigger timbers can shop around to get of stuff as well like the windows or installation that is needed can you use seconds no point getting the new stuff and paying silly prices and doing the plumbing you self it’s all push fit now the only hard work is getting stuff up there for the outside passing it all up

    Builders/scaffolders are having a field day. I'm considering paying for carpentry/joinery course and do the frame myself 20k is madness when materials are likely 25% of that max.
    The internal works I will do myself as well.
    A lot can be saved by not doing a tin roof which is 5-6k when scaffolding can be around £500
    Thanks for providing a cost breakdown of what is a market rate for a loft conversion. I'm more confident then ever I need to do the labour myself.
    The only major plus I got is I secured empty home VAT which grants me 5%.
    Whats going on now won't get better. Inflation is likely to cause everything to go up and builders will just keep those rates high with the excuse of inflation which is actually a minor cost of their total cost.

      I'm doing mine myself - 100%. I was quoted £48K. already costed out the materials an the shell comes to about £8000. Ordered the steels and starting in May

    VAT registration threshold is £85k. And one can always voluntarily register. In other words, they might not have breached the limit.

    I got ripped off on party wall agreement! Paid £1800. This was because I picked one who charged 950 then the neighbors disputed so I had to pay for an additional surveyor that represented the freeholder and lease holder 450 each x 2. £1800 total sigh...

      Sorry to hear that. Party wall issue are the worst part of any project but at least you got the build done. I have heard many stories of issues dragging on for literally years 😣

    Is it possible to differentiate between the material cost and the build cost? I.e. how much was the materials and how much was the labour for the shell?

      Hi. Thanks for watching. We did not pay separately for the materials but we have done it before. I would estimate that the materials (steel beams, timber, tiles, windows, GRP etc) cost around £8k.

Your videos have been very informative, anyone doing a loft should watch your loft conversion day 1 to 45 which provides very detaild description of work start to finish…made many notes for the builders before i agree the contract. I am at the paperwork stage with architect and structural drawings completed along with planning permission obtained, now looking for quotes…

    How much would a job like this cost in the North? Sheffield area. Same house style and roof type as in this video. Also same size. Anyone got an idea roughly? 57k is a lot but I reckong it's cheaper in the North to keep up with income difference?

    Great thanks. We are just at the beginning and architect was over measuring last week. Can I ask where in the country this is as i know prices will vary based on location. We were hoping 45k for the build and fixtures.

    If we have an approved inspector doing the building control regs and has sent the initial final notice to the council, do we still need to request planning permission from the council or is the approved inspector covering that with the notice? We have an old attic that is getting redone abit

      Hi. 1. Yes we did 2. The only item that was exempt from VAT was the planning application. Not sure why that is but that is the situation.

      @@JoeBlogs Thanks. I happened to know government services including local government don't attract VAT. If you had to pay it, your local council has probably passed it to private sector (like a lot of other local services: bus service, recycling, school (meals, mainetance and cleaning), career advice and so on). It makes sense as planning is about appearences but building reg is specialised engineering. It hit me when you mentioned for this there is a choice of going to the council or private providers.

      Hi. Thanks for watching and the great question. This property was semi-detached and had a massive loft. Under PD rules you are only allowed to add 40m3 however this space was far bigger - more like 50m3 - so we had to apply for planning permission.

      I think if you're making visible changes to the roof from the outside like adding windows then you do. Not 100% though, I hear alot of planning varies county to county

    You still pay the VAT on materials so you wouldnt have saved the £9500, you probably would of saved half the vat by doing it yourself.
