South Bay 4 bedrooms is actually 5 bedrooms+ maid, also the roof space of 750 sqft is not accounted for in the total BUA so the total would jump from 3500 to almost 4300 and I bought one with a price of 3.2M. the price per sqft would go down to 750AED.

What is ur view on Nshama town square community to investment for rental income. Still we get 1bed in 825k onwards , whereas in Al-Furjan 1bed costs 1.1 Miliion if we go with reputed devloper.
Do you think DWC airport help to boost prices in Nshama? Also it is little close to Emaar New community " THE HEIGHTS".
It is a Good Community, Given its Pricing and it will also be closer to the New Airport

Thanks for this, very detailed. However, I believe the BUA listed is not apples to apples. As the BUA of expo excludes the parking space for 2 cars, whereas the other BUAs include the parking space of the cars. Is that correct?
Also, do you think the per square foot cost for Shamsa is justified, or too expensive?
Yes, Thank you for pointing out that, I missed that aspect. Yes, for Expo the Car Parking Area is not accounted into the Total BUA, So if we include that as well to the scale of 10% more, the Price Per SqFt will be reduced from 1500 to about 1350.
The Price Per Sq Foot is Justified for the Shamsa - Given it's Unique design , Community's Features, and in a Location with existing Great Infrastructure, Plus you need to account for that Fantastic Post-Handover Payment Plan unfound in the market. That is the Reason that even with a Higher Price ticket, the Project is Sold Out

another question please - why isn’t there a standard acceptable definition of BUA? As a consumer, it is confusing when one developer determines BUA differently compared to another developer!
@@user-ng7he5kr8b I understand your concern as a Buyer, but all these Developers are working in their own ways, so each is playing to their tricks to Maximise the perceived value of their Product.
Realistically who is going to want to live in Emaar south next to the airport?
It is just Close enough to reach the Airport Terminal in about 10 mins, it is not that it is just in Front of the Airport or next to the Runways , so it won’t affect much
