Ask the landlord what solicitors did the mot company use to lease the yard. Guarantee its your solicitors... which means a conflict of interests and a claim against solicitors for you. You can claim any costs back aswell as the landlord Haa breached the agreement. I wouldn't be giving up if I was you. Thar MOT garage have now declared war. Open the mot garage and put the fuckers out of business and get the yard back that way. If you wanna expand your going to have to get used to situations like this bud u assure you

Sorry to hear about the test station deal falling down. As someone who has been in that sector for many years and thankfully now out of it I would not encourage anyone to get involved in running a MOT station. It used to be a licence to print money when I started, these days its a stressful unprofitable industry unless you flog yourself every day. If you manage that then being a busy station has its own issues, with increased numbers you fall into amber and red grade stations, with the dvsa coming in all the time with spot checks who's sole purpose is to reprimand or close you down for the slightest infringement or paperwork not up to date. The test fee is a race to the bottom if you charge less than £40 a mot test in reality your not making any money. The max fee is still £54.85 which no one wants to pay, its not been put up in 14 years as the government think they are helping out the motorist by freezing it every budget. Best thing I ever did was sell up and move away from that industry.
@@volt8684 so was I, even busy fools make money. its a lot of stress and work, plenty of other sectors doing better than test stations these days. Since I moved out of that sector and went into sales my monthly income is 5x greater for 50% of the stress.

I got free bread and now buy Hovis most of the time. You are offering a good service credit to you PS You have an ex-Asda Van watch Trucker Tim on UA-cam recovering an Asdavan stuck in Weney wash. It gets better with an HGV class 1 stuck just put in Welney Wash Road HGV stuck. It does say the road is closed due to flood but they drive past. Not commented here before I don't think, been subscribed for a good while but something stinks here Joe. Nothing new though unfortunately. Once I had got myself in the position to make a move, been able to afford it in other words, I hit one brick wall after another, there is a certain group of people that look after each other, and work together, and if folks like you and me simply just show our face, then they use their 'mates' to make it more or less impossible for us, and revert to even childish tactics so that they get their own way. No idea what other premises are available in your area, but I found somewhere even better, still there now, and it has been very enjoyable watching from a distance how the twats that built those brick walls have now received what they had coming because they simply had a bad name, and we now have their customers. (maybe I am the one being childish now, but 'he hit me first Miss') Clean slate Joe, start again looking for another place, sod them all, you are still young, and don't need the stress that will catch up with you believe me. Health is number one, you are very fortunate to be running Barrow Motors at such a young age, you seem to have good staff, which I am sure will support you in the future whatever you decide. Contrary to other comments, I think you've dodged a bullet. I've previously operated near competitors and although I 'won' and they went bust, it involved a solid three or four years of pointless stress and distraction. And while you wouldn't have cared about their day to day operations, they'd have a good look at what you were doing. They would have also gotten up to shinanigans with the yard next door and parking. I've been in a position where a huge Sprinter van was left right outside my business for a week just to annoy me. It's a new year, put it all behind you. Forget about the yard, the landlords, that MOT tosser and perhaps change your solicitors. A better location will pop up soon enough.
I promise you that these things always happen for a reason, it may take a little longer than you hope but I'm sure there is a better opportunity around the corner waiting to arise 🤞 Like you say, there is no need for them to be insecure, if I knew I was doing a good job in business there is absolutely no way I would fear that all my customers were going to run away if a competitor comes along!!
Loving the vehicle logos. Back in the 50s and 60s my old man had a garage much the same as yours but with a recovery business. Mostly Landrovers with hand cranes! All his vehicles were hand painted logos (sign written?) very striking imo. Had an aygo x as a courtesy car and Iwas very very impressed. So much so I would buy. Lanzarote only once never again

Fantastic video on the Rs4 I’ve had to sell my beloved Astra vxr 2006 reg that I bought from Vauxhall in 2007 with 8000 on the clock I worked at the dealership as a valeter for some years I seen this car go out brand new and said to my son who worked there with me, if that comes back as px I’m going to buy it, it was one of the first vxr that had been sold, it was px 9 months later as the guys wife had twins and told him get bigger car so he had a vectra vxr, I kept the Astra like new putting a Remus exhaust on her as recommended by Vauxhall and she was always looked after by the top techs in dealership so I know what it’s like to own a car like the RS and it had been driven hard very hard when I had her I’m 62 years old now and I had her for 14 years and sold her with full history with 34000 miles on clock and looking like new to my nephew who is a trader but added her to his personal collection, that car was one in a million, I had and have since driven other vxr’s but nothing compared to that she’s one big hand full unbelievable quick I only had to part with her because one after 40 years of valeting my lower spine gave out and my wife of 45 years walked out on me but my baby is still in family hands and I understand when you say driving such a car brings out the 1980’s racing driver in you😁😅you might drive others but sometimes there’s a special one that you can’t explain that is completely crazy compared with other identical looking ones out there, and I cut my drivers teeth in xr3i’s and 30.l, Capri and 2.8 capris, fun cars no gimmicks to keep you on the black stuff but your skills hands and feet and extremely fast brain, wish I could go back to those days and let some of the boy wonders who think they can handle fast cars let them live with proper heart, stopping cars of the good old days, oh just to say love the videos
It's a shame that company felt the need to behave in such an unprofessional manner, especially considering your past working relationship them. If you go to their website you can clearly see that the second word of the businesses full name mentions non domestic vehicles. It's one thing to say they have a concern about comptetion, it's another to try and purposefully try to eliminate that competion by leasing a property purely so that it makes it harder for you. And then to make a snide comment to you as you leave? If they're that worried about you that they have to resort to tactic like that it makes me wonder about the health of their business. Or is it just that they are petty and childish? Either way, not a good look for that business. Also, I think it was very bad form of the logisitics company that owns the land to have renaged on the deal to give you first refusal. If they were fed up with waiting for the solicitors to get their act together they should have told you they were going to put the property back on the market.

I like the look of the Aygo X but 14-15 seconds to 60 and 70bhp and 70 odd lbs/ft of torque is not a lot these days even from a 1.0. Probably be reliable though
