Finally a house with a kitchen that is spacious fitting the requirements of a house that size with all the counter and storage requirements a cook needs. This is the best contemporary house you have ever shown and it's very reasonably priced. Great job!

Thanks for the tour Chuck. What I noticed about this house is that they wanted lots of natural light coming into the home. All the bathrooms have windows, so they had to have the medicine cabinets over the sinks due to the size of the bathrooms....general they put the cabinet over the toilet or along another section. Again thanks for the tour.

This is a beautiful house. And that great room with the two open walls would be fantastic for parties. You talk about 4-can lighting in a bedroom. I never use the overhead light in my bedroom. I prefer well-placed lamps. As long as I have a half-hot switch I am happy.

I was watching the advertisement while I was waiting to watch this video; it was about the real estate market for flippers.
The man in that video said that the inexperienced investors will have a difficult time adapting to the new environment in this post coronavirus pandemic atmosphere; he also said that it’s now a buyer’s market.
I think that the days of flipping houses are over for the foreseeable future; it’s possible that flipping houses will make a serious comeback in several years.
If I had the money me and my kids would be very happy here I love this house sigh one can dream lol

With all the cabinet space a 2nd Dishwasher would be in order . Other than that I see abt nothing else I would change . I might install solar panels if the HOA would permit . Along with WiFi I would want at least cat7 or 8 for PC Gaming . no latency OOOF cept the single toilet in the master bath . Maybe take in the end of the closet for that ...that closet is plenty big . Over all I DEFINATELY would see me in a home like this ...after a good Lottery win that is . lol Chakits hits another showing out of da park ...great job man

some areas require that switches are in the room not outside . I agree it would be easier to switch on before entering but check with codes for the area.

Miss the Ritz Carlton at LakeLV. Med cabinet is always ok, prefer them flush to the wall. IMO the tiled wood floor was not the best choice for this home nor was its layout. Master Bath flooring much better for a "modern" aesthetic. Thumbs up
Hi Chak: the term peninsula is fine. But you can also say built in breakfast table. I still say Toll Bro’s Mesa Ridge Summerlin south is the one. Remember the two story with that STAIRCASE? The model you said would be 1.8m with the upgrades.? That was way nicer than this . I’ll take a 20’ clg any day with a floating staircase and single stringer any day. No golf fee either.
This is Lyons at its best. Of these designs, not my absolute favorite floorplan. I do miss a loft in this plan. But all of these are masterpieces, both in silver ridge and in lago vista. I am assuming the Porsche is not included in the sale, darn.

I looked at these last year. The builder was asking 1.4 million for the 5000 sqt model on the lake side (lot premium included) which makes this one overpriced. I ended up buying a 4,700 sq ft Blue Heron home in Lake Las Vegas with lake views with better options for less money.

This is like the 3rd house in a week that you’ve toured that doesn’t have a door leading to the master bathroom. Is that a trend that’s happening in real estate right now.
Yes it is. They usually have a toilet closet. My Daughter has a house with no door on the Master Bathroom. She hates it and is looking into putting one in because it's noisy in the morning when her Husband gets up for work and she can still sleep.
I used to think the same thing till I found out sellers will often leave the door off during the marketing phase because a door only gets in the way with so many people in and out, plus one gets a full view of the bath. When the home is sold a door is installed for the buyer.

That trend has been going on for years. I hate it. When I had my hiuse built, I had to pay for the door and it was $800😕. IMHO they took off something that should be there to generate extra money. I was told not having a door gave it a hotel feel. My response was I dont want to feel like im at a hotel when Im at home. Adding the door was worth it.

I prefer the house walk through you posted yesterday,,,though I don't know Vegas. Just going by plan,etc. This house has everything right but no family will ever make it a home,,,great party house,but no den or quiet area,,,master too soulless,no divide to bathroom and I personally hate closet within bathroom,just not on. Great reviews though,,,always great to see variety,,,I reckon resold for a reason so quickly,,,bit of research needed.👍

Beautiful home, not worth 1.5 mill, too many corners cut upstairs, no where to hang out or media space upstairs, no custom closets and way too much carpet. Thanks for the great tour as always
Chakits.. I really enjoy your channel and the house tour videos Thx. Seriously though $1.5 million and they leave a cord dangling in the open. No outlet behind the outdoor fridge.. Really..! In Chicago here we also have stupid home prices as well. Cant see paying that type money for that place. Especially when you are looking in the neighbors windows, staring at their pool from the balcony, and on a busy street too. I want to see the prices on these homes with the impending housing market correction coming around the corner.

The front entryway is a porch, not a courtyard which is what is in the middle.

I keep learning a lot from you, Chakits. The ins &. Outs of real estate. Little things that aren't obvious but make a big difference when you start to use them especially in day to day life.
I also like that you give measurements so yhat we can have some scale. Iy's hard to comprehend the aize of thing through the video. Ex: That fireplace. It looks small on video but it's actually 8 feet.
Regarding the home, a loft with a balcony, even a small one would have been nice. Maybe off that master hallway.
Just wondering. Is the area beside the 3rd car garage wide enough for an RV or trailer? Would be nice if it can go all the way into the side yard.

I love the house, I wouldn't change anything major. I personally don't like how much the HOA's are, but that's the price of living in that area. I like the fireplace in the living room. However I kinda wish the face wasn't so narrow. I agree with the master bath closet, there should be a rocker switch on the outside wall. However I would install motion sensors on all the lights so when you enter the area the lights would come on and turn off after 10-15 seconds. And finally I would check with HOA and see about adding Solar panels just to offset the utility bills because I agree they may be high for all utilities in a home that size.
