we are on the look out for buying a property in Dubai, we shortlisted two properties, Jumeirah park and JVT, we liked them both mainly because of location and the plot size, moreover we are particularly looking in that area, JVT is 2BR and JP is a 3 bedroom, would like to get your expert opinion which one will be wiser to choose in terms of investment, just in case we decide to sell later?
I am also looking primarily at the same communities. These are proper villas and not townhouses, access to SZR and MBZR, closer to city. JVT is true value for the size of the plot. But I haven't got great feedback on JVT quality issues, security, lot of plots are under developed so construction is still going on and lack of community center. There is also very limited information available from residents.Cant trust the agent words, also with the Expo hype all properties have appreciated by 10-15%. Arabian ranches 2 seems to be another option with independent villas around the same budget, overall feedback is also good. You can pm me if you want to sync up. Happy house hunting.
what is the best channel to get information about destress sales? real estate agents only or is there any other way? How many real estate companies we should involve ideally while looking for a place?
Dubai hasn't sanctioned Russian oligarchs, which allows for them to buy large amounts of property and make a lot of investments. Dubai also benefits immensely from record oil prices. China and Hong Kong cracking down on their property sector and a stringent zero-Covid policy also means that more people will invest in Dubai. I see a very bright future for Dubai so I just bought a property there this month for the long term.
Covid caused prices to crash globally. As Dubai is mainly a tourism location, it saw a deep plunge as people couldn't travel. Covid is a once in a 100 year occurrence, so I wouldn't worry about price crashes too much.
@@tahirmajithia Someone I know bought a villa in Akoya oxygen for 1.2 million on instalments At handover the open market resell value is around 950 k As you said people get it wrong when they select the property I don’t understand how can agent help to buy same property for 800 k on instalments so person sell it after handover for profit Or I am missing something here Or investment in every project is not profitable in short term but profitable in long term say 5 to 10 years. Or buy property on cash from secondary market at low price But the question is who are them people buying from builder at full price I think it’s a Mystery Anyway thanks for your reply Mr Tahir
@@desiriderbyyasin well I don’t want to comment about any developers individually but at the same time Nshama launched Townsquare for 999,999 and today they are selling for 1.5 million. I repeat it’s all about selecting the right property not every investment can be profitable and not all agents know how to select the right investment opportunity.

If you live in Dubai, you cannot speak harsh truth. Price crash of 30% and then risen 10%- you call this as boom?
Your information is wrong. Yes prices crashed 30 % or even more at one point but they are up by 40- 50 or even 100% in some areas.
