I left the Bay Area at age 30, ten years ago for the South. Just moved back to CA this year. If you've never lived anywhere else other than CA, prepare to be culturally (and climate) shocked.
The new elementary is scheduled to open in Fall 2022 right at the front of the community. The school ratings keep some buyers away but like you said, and I've also witnessed this in other areas over time - ratings will very likely improve and once they do, the property values will spike.
I am sooo glad you talked about the schools, my family and I flew out for 14 days to try to find a home out there... Fell in love with a toll Brothers floor plan and was ready to buy... but on the 12th day of our trip I took my kids to that elementary to check it out.... my kids were so uncomfortable with just how the secretary was acting... they hid under the bench she forced them to sit on... she grilled me on why I was leaving California and warned me to leave my politics in California and don’t try to change Her town ( not that she knows my political standing at all) ... she never did let us see the grounds or meet anyone but herself. It was really weird and very uncomfortable. So we actually did not buy a house during that visit. My Husband and I said, let’s wait till next Trip to make a decision. ( unhappy kids.... would be a horrible school experience ( they kept referring to Captain underpants books) Now, life has turned a corner and Austin schools are getting just as weird on sex Ed as California schools... so .. maybe the horribly cranky secretary did us all a favor... who knows...

Hi Ray, Her name is Gina ... school secretary ( or register as her title says) she is from Mason elementary. It was an awful experience. And the kids hid under the bench because the authority figures in the books of Captain underpants are against children and very hateful. That was the impression my children got from Mrs Gina. Erika A. Subieta you can’t negotiate base prices but you can with lot premiums and upgrades. A realtor can help with that. However, some builders might give discounts for people without realtors.

Trying to better understand what Austin suburbs have seen in year over year appreciation for the past several years and what you are projecting. I keep reading / hearing a lot of crazy numbers without any good data backing them up. Keep up the great work!
Hi Jeff, yeah there's a lot of people throwing around a lot of numbers these days. I think a really good predictor for Travisso is The Crystal falls. It's a nearby, sister neighborhood that's incredibly similar. Over the past 5 years Crystal Falls appreciated around 15% (roughly). The same goes for masterplanned communities closer to Dripping Springs like Belterra, about 15% in the past 5 years. Now, one could argue that there was a bit of a sling shot effect coming out of the real estate crash, but that's a whole different conversation. Plus, I look at population growth vs housing starts and I'm just seeing a continuation. So my short answer would be, expect about a 3% appreciation rate year over year. You can increase this somewhat by buying smaller, simpler homes in the neighborhood, that generally gives you an appreciation boost, as the median of the neighborhood tends to pull your home value towards it. Same logic applies to the biggest, nicest home in the neighborhood. You may appreciate a bit less than the median, as it's going to pull your price towards it.

Travisso was our top pick and then Crystal Falls. We love the natural scenic beauty. We almost bought a highland home in Crystal Falls within the last year. It’s was stunning but then we drove pass the schools. :(. We come from an already great school district and we have highly gifted kids and want them in equally good schools. So for now we are passing on Travisso and CF and looking more at Belterra. Belterra concerns me though because our friend that lives there saw her neighbor get killed in a car accident on HWY 290 right in front of her. It was horrible and apparently very common on that stretch of 290 between Hays and Travis cty. Belterra residents have even started a group of concerned citizens to try to get the speed limit lowered on 290 and other safety changes. Belterra Village has also erected apartments and I don’t like the look of it and worry about people who live in the apartments using the Belterra trails and parks. I worry about crime and home values. Maybe I’m over thinking it.
really dont want to live in a massive house I mean its almost like cookie cutter neighbors because the houses are too closed to each other. there's no privacy enough to get away. texas is a great affortable to live but its too much.

Google maps shows about 45 min from Travisso to downtown Austin. Is this the average? Would rush hour be very bad?
