    Had no idea you lived in Gamewell.. I now live back in Southern Va, but I lived in Lenoir for 9 years just off the Loop on Connoly Springs Rd. Rented a house in Hudson before buying the house on Connoly Springs road.. I hadn't been back there in quite a while. Miss that place. Awesome lawn Brad. It's something definitely to be proud of showing off for sure..

    Looks great! I recall seeing you posting pics of the yard renovation in the GCI Facebook group 2 years ago. It's a lot of work and dedication. Not to mention $$$$$
    I had to back out of the lawn care "addiction" because I felt like I was beginning to obsess over it. On a small lawn around 8-10k sq ft it would be easy, but for my 60k sq ft lawn it gets to be a bit too much for my budget (and my sanity) after a while because it gets really expensive even with the Estate plan. That and working a lot of overtime - not necessarily to cover the cost, but because it was mandatory. I still enjoy working on the yard, but spending way less time.
    Hats off to you and Pete though 👏 I'm like you. I don't know how Pete does it!

    @7:35 most dont know this. Irrigation doesnt put out water like the end of a hose does. I was shocked when I put my rain gauge out to test. 0.15" for 20 minutes. Had an old lady yell at me thinking 20 minutes wasted 100s of gallons of water. Lol

    He has his irrigation dialed in. It’s referred to as “matched precipitation”. Not many people understand how much nozzle sizes and water pressure play a role in system performance. 75 gpm is insane. Most of my customers only get 10-14 gpm. Definitely a beautiful property to say the least.

    Leaves...ihave far too many trees and leaves to mulch them into the turf. I have a DR lawn vacuum that attaches to my zero turn. I use the mulched leaves in my planter beds. I have about 10 ksf of beds.

    People take note of the soak cycle this man uses. Break the zones up to run 3 times that morning so the water goes down and doesn’t run off

    Beautiful lawn. Plenty of mulch glue on the rocks will hold them in place resulting in less rock movement when blowing off clippings and foot traffic.

    You mention a lateral spending fescue. Where can I get this grass seed. I'm in the process of redoing my front lawn and want to put put this fescue in. I currently have it in my back yard and while it's doing okay I was trying to talk myself out of putting it in the front. But after seeing this video I'm convinced I have to put it in the front yard also.

    I would throw in a no dig plastic edging to divide the grass from the rocks. Then you can make a beautiful edge without spewing rocks everywhere.

      Tried that I guess with the heat of the rocks it wants to constantly warp. I could never keep it from warping no matter how many spikes I drove in to hold them!

    Mind me asking what seeds you used? Im in the PNW but spent most of my life in NC. Joined the army to see the world and they sent me to Ft Bragg😂. Later went to school there and miss it dearly.
    Quick question. Im doing a complete reno and put down a mix of sand topsoil and compost. I waited a bit due to the heatwave and i got weeds peekin their heads out already (this is even after spraying glyphossate and tenacity about a month ago). About to put down TFF but should i just put it down or kill off the weeds (our pull them out)? Not sure if youll answer but thanks for sharing your beaut lawn. Great motivator.

    Beautiful lawn, great job. You noted you have to mow more with the spoon feeding... have you tried a PGR to reduce the vertical growth...? It works well for me

      I’m sorry I typically mow less spoon feeding because it’s easier to control the growth doing small liquid applications. I have Pgr just never used it as I typically do a spring aerification also.

      @Bradannas1 my mistake. I use it when I'm overseeding as well. about 1 week before I'll treat the existing grass. After 1 week I mow and dethatch then seed. It works well, allowing the seed to germinate and grow without getting impacted by excessive growth of the existing grass. You are blessed with that wells output too...

    I did a soil in the jar test and my soil averages around 60% sand and the rest silt. I'm thinking I should consider changing my fertilizer schedule...but I'm assuming Brad is using liquids only? Also, why have the different start times (soak cycles) for irrigation if it's sandy? I would think the sandy soil would have no problem with water penetration.

      I normally do 1 granular app in the spring then hit it with 2 apps of granular in the fall. The rest is liquid. Basically as far as irrigation run times I’m still 30% red clay. I probably don’t need to do it but before I ever done a soil texture test I just assumed it was more clay. Just never changed it honestly.

    Best looking GCI turf lawn, is that the turf type or cool blue? He also has a advantage in elevation. It might get warm over there but it’s not like everywhere else, my family used to have a Christmas tree farm up 321 below blowing rock.

      Thanks I mean it’s mid 90s to 100 lol. I don’t live up the mountains I live at the base. So I don’t really get the relief in temps as blowing rock or Boone. Either way it’s plenty hot here to much for my liking I would love to have the 10 degrees or so difference the mountains get.

      @@Turfnerd729 those are 4th millennium, Traverse 2, Raptor 3, and titanium 2ls. I just seeded after this video with what’s in Pete’s new blend. They do spread some like kbg but definitely not aggressively. But anything helps more than nothing and they definitely work.

    Pete do u know what fungicides mr.brad is using every few weeks? I'm using propiconazole, but what other one should I alternate with?

      I rotate Azoxystrobin, Propiconazole, and clearys 3336. Normally don’t run the 3336 until July as it’s the better option for gray leaf spot.

    Just a question about this gentleman’s yard. His yard is composed of 54% sand & 30% red clay and will not hold nutrients.
    Would frequent applications of charged biochar turn around situation within a couple years? Ultimately building his yard’s able to retain nutrients.

    This is not a lawn..................................................................................It's a very, very , VERY shallow pond.
    Listen very carefully to the section where he says how much water he uses to keep it green in the heat.

      Not hardly I haven’t ran irrigation this summer but about 5 times it rained 12” in 36 days from July to first of August. That morning being one of them! If it’s dry no rain then yes I will run it every 2 days.

    Cost me $60 a day if I was to use water. Water only, not sewer!
