Very true, I find myself lucky enough exposed to money management at an early age. Worked full time when I was 19, purchased first home at 28, fast forward time... I'm 61 now, got laid off March 2020 amidst lockdown, a blessing in disguise. At once, I consulted an plannner to stay afloat and with subsequent investments, I'm only 15% short of $1m as of today.

As soon as I watched this and a video before this, the statement you made in "this is what matters' is exactly WHY I have delayed in setting up my side hustle. I have some experience in tax preparation but for me only and I knew there was a way to set up a business "the right way". I couldn't find it anywhere! Until I cam across you, and others on UA-cam, but yours was what I was looking for. Made sense to me, I knew there was a way, thank you for providing this. I am now just forming my LLC to start at the beginning of next year and set it to become a S Corp at this time next year. This was my major obstacle, I needed the formation before I started! I may have wasted 10 years but it matters without screwing yourself up! Especially with the IRS. Like you said you need a CLEAN Entity! Thank you so much!

It’s exciting to run a small business. The only challenge for side hustle or small business are now required outrageous insurance. The premiums are way too high. I had to quit my cleaning business due to the insurance requirements. The first insurance audit was horrible. I was required to pay an outrageous fee.
I just sold my business. Taxes, taxes, taxes, insurance (and yes audits), bookkeeping, marketing, trying to find workers. It’s never ending. It’s actually easier to do the work than be the owner. Lesson learned.

We did this all backwards. Bought rental houses while in the military. Started running AirBnb from 3 of those houses. Taxes are going to be crazy when I sell the houses. I didn’t realize STRs were an operational business.
Oh yes they are! It takes work to manage these guys, and a definite granite stomach. Taxes might be crazy, but why sell? Survey areas, 1031 exchange, and kick the tax can down the road. Always preserve your capital.

Don’t ever have employees. You will have to pay their Social Security taxes, and you will be responsible for providing Worker’s Comp. and health insurance.
I agree with a lot of the info you share but to say that a Realtor doesn't have overhead is the stupidest comment I've ever heard! We in fact do have employees, and advertising, required dues and licensing fees, brokerage fees, continuing education, signs, lockboxes. E & O insurance, travel, gas & auto expenses... just to name a few.

Scaling is where I was stuck! It was just me providing a service and I eventually got exhausted and lost market share. Now I have to build it back up.
