Kris, a wonderful video from these two amazing gentlemen. This is the model that I have been using with my partners in the last three years. I'm presently on my 7th project, and six more to go on parcels that I own. Although not for everyone, it's my favorite model in the real estate investing space. Loved it! Super interesting. Was that demo price all inclusive (the demo, dumpster/s, and cart away, etc)? Did you have to test for hazards beforehand (example: asbestos shingles)?

If I could get a house built for under $100 per sqft. I would be straight! All I’m seeing in Massachusetts is $190-$200per sqft. Any tips on how I can get those prices down? Am I talking to wrong contractors, need deeper relationships, partner with them? Please advise.

I like that they put brick around the house underneath the siding. So many builders nowadays do not and it looks bad
On a negative, I and a lot of others can't stand the laundry room on the second floor. A better solution is laundry room on the first floor and spend $1,000 or less to build in a laundry chute on the second floor during construction. Most builders will not do that
Hey I’m a huge fan of laundry on the 2nd floor, but perhaps u have some insight for me. All my life I always wondered why anybody would want to gather up all of their clothes, carry the heavy basket, walk downstairs from their bedroom risking slipping, do laundry to them walk it back up to the bedroom. When I built my house, I made 100% sure the laundry room was on the second floor, and in fact, it is 10 feet away from my bedroom. Share with us your pros for having the laundry room on the first floor? Thx for ur support
@@krishaskins so maybe I should have started by saying that I do not build or buy homes with the master on the second floor. I realized years ago that by putting all the bedrooms on the second floor you cut out a large portion of older buyers or buyers with aging parents living with them. So with that in mind it is more work for me as the homeowner to go upstairs for laundry. It's easier for my kids to come downstairs.
Could you break down the numbers, it was hard to hear them. Lot price was 40k, build per sq/ft, all in and what are they netting per build? Oh, and the timeline start to finish (permit in hand to occupancy final, to SOLD).

$85 a sqft in 2023 is ridiculously cheap.
