That’s exactly right. For that price range it’s one of the better spots to be. Its affordable and near good schools
I grew up close to there, there are some average areas, I wouldn’t call it a rough area or high crime or anything. There’s a reason why we had trades at Banting SS. But now there’s more new housing near Hyde Park as it expanded through east of Hyde Park all the way to White Hills. Basically anywhere we had farmland within the city limits in the 80’s and 90’s is now either fully developed or in the process of being developed.
But like he said anything North and West is usually much newer… a little while ago I did a bit of research, the area west of the Thames was not even developed until the late 1800’s. If you think of it logically, the Europeans came to the Atlantic and settled along the St. Lawrence and eventually went further west. So the oldest parts of London are East of the forks of the Thames, the early settlers had the larger homes and the later setllers had smaller ones.
A good example is the homes along Grosvenor, like The Carling House. There are pockets in the downtown / inner city area that are OK, like closer to the University or places north of Oxford. How about Wortley Village?
Fortunately some places are getting newer structures too.

Hi Ryan, I am going to study at Fanshawe downtown campus and I don’t have a car, which area you recommend?
I would choose one of the condos. They are pretty safe and have security, a gym etc

Well if you don’t have a car and you are studying downtown you will likely want to be right by the campus. Look for rentals in 505 Talbot street. Or 500 Talbot. Or 155 Kent

The area directly north of fanshawe has some nice homes for rent usually. Look for all the street off patann drive. To the east you have Fleming drive area but there are a lot of parties late into the night
