Jesus, all the things I’ve thought about GC. The fact he doesn’t know about “Subject To” deals is far more mind blowing than what so many in the comment sections are referring to this info as being. There’s actually so much more you can do on these deals when it comes to objection handling for potential sellers in making them feel more comfortable. U can also put a clause in place where if the new owner defaults on say 2 consecutive months then the property is transferred back to the original owner to protect him from the foreclosure on the property he’s still responsible for since the mrtg is still in orig owners name. That almost always gets sellers over the hump.
IF ANYONE IS SERIOUS ENOUGH & HAS THE BASIC LEVEL OF MONEY TO GET A COUPLE OF THESE DEALS CLOSED & IS INTERESTED IN THE CENTRAL FL MARKET, THEN FEEL FREE TO RESPOND AND WE CAN CONNECT. I’VE BEEN DOING THESE AND MANY OTHER RE INVESTMENTS MY ENTIRE CAREER. It’s crazy how the game has always been pretty much the same but continues to recycle out there to the newest crop of investors just starting out.

If an agent has an exclusive right to sell listing and the owner sells to you then legally the seller owes the commission for the 5% or whatever the listing agreement said. So you would have to wait for it to expire or convince the agent and owner to modify the listing agreement - Unless the subject to doesn’t count as a sale
Easiest way for mortgage company to get high rates on their loans is to call these due on sales.
Mortgage companies have been calling these due on sales for the last couple months.
It’s pretty easy to scrub title changes, which is breaking the covenants of the loan

Making this too public will only entice the banks to all the sudden not be ok with it and take the property.
I was thinking the same thing. Once the public finds out they tend to close the loophole. On the other hand if banks call in all their mortgages they will have a huge mess on their hands. As long the mortgages are current and the banks making money on the interest they may just deal with the sub to deals.

We have builders/crews/call center in place lined up here in Savannah GA -- Military bases all around and sellers are abundant with VA loans ready to gooooooo!!! They're dredging out the ports to compete with NY and bringing in massive facilities like Hundyi/Amazon = 5,000+ homes are needed ASAP for these plants and steady stream of Military family Renters! Building high density apartment complexes while picking up land/homes as we go with AirBNBs on the coast.. Desprtate for additional help and deep pockets with this growth. Will be calling your tomorrow!

Love this, but need to understand how the seller then qualifies to buy a new house because they would still need to include the old home in the DTI. You don’t have a lease agreement so how does seller exclude old house debt?
What is stopping the distressed seller filing for bankruptcy during this process? What happens then
Pace one thing not discussed is when deed is transferred it could trigger property appraiser to re asses value and increase property taxes ? Has this happened and how do you deal with this? Just cost of doing the deal?

Need to submit an offer at this point or a LOI - letter of intent- at 5% down 4% intrest key here and call them back close the deal (listened to this like 3times) - here I always get a no or are your crazy told by agents all day. this is where we wait and see meaning follow up sequence come in here - longer the asset sits on market more leverage you have
