    Back in the day, when I purchased my first home to live-in; that was Miami in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.

      If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.

      Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

    I admire the financial independence of people, But you can live better if you work a little more. After watching this I think there are people out there, on the extreme, who plan to die early just to be able to retire early. To each their own but to me, retirement isn't just about not having to work, it's about having the freedom to do whatever you might reasonably want, such as travel, buying things, enjoying life, etc. I don't think I could retire with less than $3m in income-generating investments, maybe $2m at the very minimum. I plan to work until I'm at least 45

      @@MarcelPhilips Having an investment adviser is the best way to go about the market right now, especially for near-retirees, I've been in touch with a coach for a while now mostly cause I lack the depth knowledge and mental fortitude to deal with these recurring market conditions, I netted over $220K during this dip, that made it clear there's more to the market that we avg joes don't know

    Frugality and discipline are key to paying off any debt. We buy big furniture new, but everything else we buy at thrift stores, estate sales and swap meets. Name brands are over rated. We save for vacation two years in advance. A debt free life is liberating, and good for the soul. Our next goal is to pay off our house early. It's so good to find someone who has the same mindset. Great video.

      I like name brands, I buy them gently used on Ebay, and save 70-80%. If you really like a brand, for example search "Lululemon lot" on ebay, I bought 3 pairs of shorts that would have been over $300 for $55, and they are awesome!

    100% agree with your strategy. My husband and I have been doing the same for several years. We paid one house off after 5 years (bought well below our means) and took that equity and built our dream home. We will have it paid off in 2025 for a total of 9 years making payments. We are excited about that. I just recently starting watching the velocity banking videos out there and my mind can’t make sense of it. You are still in debt people using this method!
    Spend below your means
    Keep your head down and don’t worry about what the Jones’ are doing.
    They will still be in debt up to their eyeballs and you get to retire at 55 if you want.
    That’s the life for us!

    Dude, you and I are on the same page. I bought my house late in life (55) but I'm on track to have it paid before retirement at 62. Because I live smartly like you and not to impress people. I just gotta stay away from coffee shops and fast food. That's $10 each time.

    Prime example is most loyal Starbuck customers will spend over $2,000.00 a year . I started percolating my coffee at home 15 years ago. Drinking 16 ounces a mourning cost $ 60.00 a year. If you do this with all possible expenditures you can become dept free just like us.
    We know it's hard to do especially if your a keep up with the neighbors type. Consistency is the key.

Our budget is similar to yours was at just under 200k. We aim to be able to cover our payments with one person’s income and save the rest.     New subscriber here. So I just refinanced to a 2.8%. Saving 227 on my loan. I will be paying off my car. First. I owe 7,000. Then I’m hitting that loan with a vengeance. I have 15 years to do this. I’m 51. And near retirement. 👍🏼

    Not sure if things work differently in the us but in general it’s a lot better in the uk to remortgage every few years as you get a special rate for 2/3/5/10 years but then are put on the base rate which is a lot higher therefore a small charge for setting up the mortgage is worth it. Beware though as you do really need to sit down and work it out. When remortgaging keep the remaining years the same ( ie don’t go back up to 25 years) or if possible reduce them slightly so you pay off your loan faster.

    I agree I always buy used cars as well. I wouldn't know how to act with a new auto. Lol!! I bought a 2007 Nissan Altima in 2016 with 70,000 miles and I still have the auto.     Love the Prius! I've owned one for 3 years now. No major problems. I think I have at least 3 more years. It's an amazing machine. I bought it for just over 5k and will probably sell for 2500 in 3 years.

    I am a new sub! I rarely buy anything new unless it's unavailable 2nd hand, especially clothes. I hate buying new clothes, wash them and they end up fitting funny! I'd rather try on clothes so I know what they will really fit like. I dislike shopping so much, my husband does much of the grocery shopping. Lol!
    We are selling 2 of our houses and buying our forever home. The amount we are going to owe is about the same as we do now. We are motivated to pay off our new house in 5-6 years. I looked at the velocity banking, but there are too many details and we don't want to make any mistakes. We plan to immediately pay an extra house payment and start the biweekly payments, we will also be living off 1 income, and in about a year we have 3acres we plan to develop and sell on an owner contract. We will earn quite a bit of income to put towards our new house.
    It's nice to hear other people who think and live frugally and are very proud of it! Thank you!

    What's it feel like making your last mortgage payment. Did you copy your check? Take a selfie? After you make a final payment, what does the mortgage company send you? Anything.... like a thank you card for spending 30% of your home in interest.

      It felt great to own it and have that milestone complete. It’s like a huge weight lifted off our shoulders. We did something our parents never accomplished and now we will never be homeless. The bank didn’t send a single thing to us. It is quite sad lol.

    I have used the HELOC method to pay down our first house. In 3 years, it helped us bring our 30 year mortgage to only 9 years left and saved us a ton of interest on the beginning of the mortgage. The mortgage was at a 6.385% rate, the Heloc was around 3% the whole 3 years. It can work, I was in the military so I was able to do it because my income was stable. Now I don't use my HELOC because I have 3 homes in which the first house is paid off! Basically I pay extra on each new mortgage to save the upfront interest payments to save the most interest on each house we buy! Looking at paying off our 3rd $345k house in 5 more years for a total of 8 years too!

      Awesome! I have many videos about home purchase and refinancing so make sure you check those out before buying! It’s important to get the right loan and start off right. Lenders are like sleazy car salesman, they will play tricks because this is often overlooked for new homebuyers. Don’t get tricked out of thousands!

      Not a problem at all! I would hold off on a purchase until Biden tax plan if you can help it. I suspect he will offer $15000 tax credit for first time home buyers and perhaps by that time, the market will correct. It is superrrr overvalued right now. But if you find something, the Low interest isn’t a bad thing either.

      @@PerfectMe86 No problem! I will make a video about his tax plan once it's approved. I did a preliminary one already but we'll wait and see what congress will pass when he gets inaugurated. I have many tips on saving money and building credit so browse around! I also recommend dave ramsey's book amzn.to/3bvxLDs (very easy read). It was an eye opener for me even though I was on baby step 6 or perhaps 7!! So I imagine it will have a great impact on those on baby step 1 or 2 as they are reading the book.
      I'm also still small enough that I can read all comments and respond where I can!

    I totally enjoyed this video. My daughter & I are about to buy a Mobile home & land package deal. I found a 1 acre @ 55k but we don't have the funds to get the land cash as they are not owner financing so we decided to add it with the mobile home. The land is unrestricted. So my question is does mobile home earn equity? Or the land? Can you please let me know your thoughts on this or anyone reading this. Thanks kindly for the help 😇

    Words of wisdom from a humble guy. I agree with you . I would have not bought that MDX for all the same reasons, premium has hurts and poor gas mileage. I bought a really nice used 2005 Sienna XLE AWD , love that thing probably as much as you love your 4Runner, love my Prius, I have owned many throughout the years since 2009 .
    Frugality is important , being humble with money is important.
    Having a mortgage is the biggest financial burden , so it's important to pay it off as you have done.
    Cash back with use of Costco credit card for all purchases rewards with Premier membership, no brainer for me also.

    I’m in a similar situation, and considering refinancing but the rate I got from my lender is higher than the FHA rate and I’m bringing more money to go towards my principal. Still considering whether to refinance or not.

      Any time! I still think it's fake to this day. I think it only works if you're willing to put ALL YOUR MONEY TOWARDS IT. But that's no different than just paying your mortgage with ALL YOUR MONEY.

    I would stay away from a HELOC also! It takes away your equity. I would just save up and pay cash for any remodeling like new windows or new roof etc.
    One couple paid off their mortgage within five years. They did it by buying a cheap home under $100,000. They threw all the money they could including tax refunds. They only painted interior. They did no improvements until the house was paid off.👍
    We just saved money and bought a used 2006 Honda Fit (2nd car) for $3000. It had one owner. Non smoker. Vehicle runs good. Clean.

    Good video. Did you ever get something from the government or the IRS inquiring about the $10,000 plus you put towards the mortgage? When I took a $10,000 plus cashier check to the dealership, I was told they had to report that because it was over $10,000. No problem because it was honest money.

    Great information. Do banks or lenders still pay closing costs? Most lenders I've tried to qualify with charge originator fees, plus I have to cover my closing costs.

I know some people will say investing is better than paying it off but those people don't have paid off houses and don't know the feeling and relief it gives a person. You will never be homeless ever again.

      FhA did help me land the property and had low down payment. Back then the MIP would drop off after 5 years but today it’s never!! I don’t suggest anyone stay in that long term

      Yes, My wife and I did the company match in my 401k which was 6% (3% match) and 10% (2% match). We probably had had north of $100k in our 401k/HSA when the home was paid off.

    Did you have an escrow account with your first house, and do you think its a good idea to keep an escrow?

      Yes and yes. I would only recommend no escrow if you own a lot of assets and have a lot of money. Most need the consistent monthly payments to pay their taxes and insurance
