Back in the day, when I purchased my first home to live-in; that was Miami in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.
If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.
Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

Presently, mortgage rates have reached their highest point since the year 2000, spanning a period of 23 years. Considering inflation trends, there's a possibility that this figure might continue to escalate. To provide context, the 30-year fixed rate was only at 5% around this same time last year. Faced with this scenario, the question arises: should I continue waiting in anticipation of a potential housing market downturn before making a purchase, or is it more prudent to shift my attention towards the equity market?
Similar to any other investment avenue, the stock market requires a substantial level of expertise to sustain profitability. While my approach has predominantly involved buying and holding stocks, my portfolio has been in a state of decline for a considerable period. Achieving substantial gains necessitates consistency and the periodic restructuring of your portfolio to adapt to market dynamics.
I believe that holding was comparatively simpler in the 1960s, and the landscape has become more complex nowadays. Those who consistently generate gains in the present era are often seasoned pro. I admire the financial independence of people, But you can live better if you work a little more. After watching this I think there are people out there, on the extreme, who plan to die early just to be able to retire early. To each their own but to me, retirement isn't just about not having to work, it's about having the freedom to do whatever you might reasonably want, such as travel, buying things, enjoying life, etc. I don't think I could retire with less than $3m in income-generating investments, maybe $2m at the very minimum. I plan to work until I'm at least 45
Nobody knows anything, you need to create your own process, manage risk and stick to the plan, through thick or thin while also continuously learning from mistakes and improving
@@MarcelPhilips Having an investment adviser is the best way to go about the market right now, especially for near-retirees, I've been in touch with a coach for a while now mostly cause I lack the depth knowledge and mental fortitude to deal with these recurring market conditions, I netted over $220K during this dip, that made it clear there's more to the market that we avg joes don't know
Distinguishing between money management and the accumulation of wealth is crucial, and the educational gap in schools could be a factor contributing to people's challenges in sustaining financial prosperity. The instances you shared are pertinent, and personally, I found value in navigating the market crisis, as I have a tendency to embrace difficult situations rather than avoiding them, a sentiment shared in jest by my advisor.
Earning a substantial income exceeding 450k is incredibly gratifying. While it requires a significant investment of time, the satisfaction derived from the process keeps me consistently engaged. I attribute this financial success to the expertise provided by my guide.
Contrary to my initial expectations, diligent scrutiny of my portfolio's progress revealed a remarkable achievement - a substantial growth of $500k within the last two quarters. This revelation has provided valuable insights into the potential for seasoned traders to yield impressive returns, even in markets that may not be widely recognized. Taking this significant leap has undoubtedly marked one of the boldest decisions in my recent endeavors.

Frugality and discipline are key to paying off any debt. We buy big furniture new, but everything else we buy at thrift stores, estate sales and swap meets. Name brands are over rated. We save for vacation two years in advance. A debt free life is liberating, and good for the soul. Our next goal is to pay off our house early. It's so good to find someone who has the same mindset. Great video.
I like name brands, I buy them gently used on Ebay, and save 70-80%. If you really like a brand, for example search "Lululemon lot" on ebay, I bought 3 pairs of shorts that would have been over $300 for $55, and they are awesome!
kentro 2020 I don’t mind brands but I stick to things that are high quality and have value for the money. The gucci stuff is pretty top notch but it’s a bit too much for me personally.
This is my first time watching you but what I can tell so far, you are a honest person. No sugar coating. Thank you for being honest. I will take your tips and apply it.

100% agree with your strategy. My husband and I have been doing the same for several years. We paid one house off after 5 years (bought well below our means) and took that equity and built our dream home. We will have it paid off in 2025 for a total of 9 years making payments. We are excited about that. I just recently starting watching the velocity banking videos out there and my mind can’t make sense of it. You are still in debt people using this method! Spend below your means Keep your head down and don’t worry about what the Jones’ are doing. They will still be in debt up to their eyeballs and you get to retire at 55 if you want. That’s the life for us! God bless!
Dude, you and I are on the same page. I bought my house late in life (55) but I'm on track to have it paid before retirement at 62. Because I live smartly like you and not to impress people. I just gotta stay away from coffee shops and fast food. That's $10 each time.
Nice !!! I’m starting to change a little now that my net worth is grown and have no need to save so much! I still buy used and save 60% of my income. Trying to secure my retirement :)
Thanks for watching! Yes my wife or (me) will stay home soon with our 3 boys. Most likely wife hehe. Her choice. But while we’re both working, it’s all preparing for that day!
@marshhen that is what my husband and I have done for almost 15 years! We have five children, and NEVER have lived off of both of our incomes! It set us up for COMPLETE success! 15 years later we are thanking God! Such financial freedom we have.
Best down to earth video with the most logic! The main take away I got from your video is think long term and keep your head down and just keep focused on your goals! Which for you was a family and being financially stable for when you have kids

I clicked on this because it sounds very similar to mine and my wife’s plan. We’re 26 and 24 and looking to purchase our first home next year. Our budget is similar to yours was at just under 200k. We aim to be able to cover our payments with one person’s income and save the rest. Everything you’ve said in this video makes so much sense and it’s very encouraging to hear that this plan worked out for you. Many thanks sir. 👍🏽
Good luck! Yes it does work. I think all these 40% debt to income thresholds are setup so that people can actually do this reasonably if they don't spend all their money on other non sense.

New subscriber here. So I just refinanced to a 2.8%. Saving 227 on my loan. I will be paying off my car. First. I owe 7,000. Then I’m hitting that loan with a vengeance. I have 15 years to do this. I’m 51. And near retirement. 👍🏼
Not sure if things work differently in the us but in general it’s a lot better in the uk to remortgage every few years as you get a special rate for 2/3/5/10 years but then are put on the base rate which is a lot higher therefore a small charge for setting up the mortgage is worth it. Beware though as you do really need to sit down and work it out. When remortgaging keep the remaining years the same ( ie don’t go back up to 25 years) or if possible reduce them slightly so you pay off your loan faster.
I agree I always buy used cars as well. I wouldn't know how to act with a new auto. Lol!! I bought a 2007 Nissan Altima in 2016 with 70,000 miles and I still have the auto. My daughter told me I am cheap. I told her she has a car note, I do not. Thank you sir for your time, new subbie status here.

Love the Prius! I've owned one for 3 years now. No major problems. I think I have at least 3 more years. It's an amazing machine. I bought it for just over 5k and will probably sell for 2500 in 3 years.
I am a new sub! I rarely buy anything new unless it's unavailable 2nd hand, especially clothes. I hate buying new clothes, wash them and they end up fitting funny! I'd rather try on clothes so I know what they will really fit like. I dislike shopping so much, my husband does much of the grocery shopping. Lol! We are selling 2 of our houses and buying our forever home. The amount we are going to owe is about the same as we do now. We are motivated to pay off our new house in 5-6 years. I looked at the velocity banking, but there are too many details and we don't want to make any mistakes. We plan to immediately pay an extra house payment and start the biweekly payments, we will also be living off 1 income, and in about a year we have 3acres we plan to develop and sell on an owner contract. We will earn quite a bit of income to put towards our new house. It's nice to hear other people who think and live frugally and are very proud of it! Thank you!
What's it feel like making your last mortgage payment. Did you copy your check? Take a selfie? After you make a final payment, what does the mortgage company send you? Anything.... like a thank you card for spending 30% of your home in interest.
It felt great to own it and have that milestone complete. It’s like a huge weight lifted off our shoulders. We did something our parents never accomplished and now we will never be homeless. The bank didn’t send a single thing to us. It is quite sad lol.
@@MillennialFinance101 haha. Agree all the way around. I wish for the same. Later in video after I commented I saw the answer to my question, but that's okay. I appreciate you responding. I found this dated article and some things to consider or check into. www.washingtonpost.com/news/where-we-live/wp/2018/06/25/the-paperwork-you-should-receive-when-your-mortgage-has-been-paid-in-full/
Love the channel...hey I really want the new Camaro SS 1le..lol...I have two homes and my cars are paid for... Building a new home in AZ...you have inspired me to pay off my rentals early and get financing freedom.... But I'm a car guy...going to get that car one day... 😂 Thanks for giving us the details and that helps!!! Subscribed!
I have used the HELOC method to pay down our first house. In 3 years, it helped us bring our 30 year mortgage to only 9 years left and saved us a ton of interest on the beginning of the mortgage. The mortgage was at a 6.385% rate, the Heloc was around 3% the whole 3 years. It can work, I was in the military so I was able to do it because my income was stable. Now I don't use my HELOC because I have 3 homes in which the first house is paid off! Basically I pay extra on each new mortgage to save the upfront interest payments to save the most interest on each house we buy! Looking at paying off our 3rd $345k house in 5 more years for a total of 8 years too!
Wow! This video was so enriching to me. You and your wife have similar values like my husband and I. It's a joy to watch someone so humble and honest about a subject that many people try to get over on people like myself. We're trying to purchase our first home and after watching this video it not only seems possible and nolonger scary at all! Thank you for this and I've definitely subscribed to your channel for future information.
Awesome! I have many videos about home purchase and refinancing so make sure you check those out before buying! It’s important to get the right loan and start off right. Lenders are like sleazy car salesman, they will play tricks because this is often overlooked for new homebuyers. Don’t get tricked out of thousands!
@@MillennialFinance101 I've been watching your videos daily and taking notes. I'm working on my credit to insure that we will have a leg up on thing before we purchase. Thank you again for the wonderful content and reaching out, it's much appreciated 😊!
Not a problem at all! I would hold off on a purchase until Biden tax plan if you can help it. I suspect he will offer $15000 tax credit for first time home buyers and perhaps by that time, the market will correct. It is superrrr overvalued right now. But if you find something, the Low interest isn’t a bad thing either.
@@MillennialFinance101 there is no rush at the moment as I'm working on having better credit. It's absolutely refreshing to talk with someone do informed on this kind of information and to give it out for free is truly thoughtful of you. I enjoy the fact that you're a family man and also humble in you and your family's movements. So many people these day want to live beyond their means to prove something to other, however I don't get that perception from you and your content. My husband and I will continue to view your channel and take notes to insure we're moving the right ways. I will definitely keep in mind about waiting on Biden and his tax plan. Thanks for the heads up by the way! 👍🏾
@@PerfectMe86 No problem! I will make a video about his tax plan once it's approved. I did a preliminary one already but we'll wait and see what congress will pass when he gets inaugurated. I have many tips on saving money and building credit so browse around! I also recommend dave ramsey's book amzn.to/3bvxLDs (very easy read). It was an eye opener for me even though I was on baby step 6 or perhaps 7!! So I imagine it will have a great impact on those on baby step 1 or 2 as they are reading the book. I'm also still small enough that I can read all comments and respond where I can!
Some "pros" encouraged people to never pay your mortgage off. I never like that idea, and doing well. No privileges here, those are the people who pay $250 for a pair of shoes without a job.
I totally enjoyed this video. My daughter & I are about to buy a Mobile home & land package deal. I found a 1 acre @ 55k but we don't have the funds to get the land cash as they are not owner financing so we decided to add it with the mobile home. The land is unrestricted. So my question is does mobile home earn equity? Or the land? Can you please let me know your thoughts on this or anyone reading this. Thanks kindly for the help 😇
@@MillennialFinance101 All the respect in the world! A mortgage free lifestyle has to feel better than the stress of having a $1500 house payment and a car that you have to justify owning.

Good afternoon , I watched a few of your videos very nice, I was just wondering if you have a link to the company you use? I’m interested in refinancing and to be honest it’s a little scary for me ,You’re actually the first person that breaks everything down it doesn’t look like you’re out for yourself but to help thank you .
Words of wisdom from a humble guy. I agree with you . I would have not bought that MDX for all the same reasons, premium has hurts and poor gas mileage. I bought a really nice used 2005 Sienna XLE AWD , love that thing probably as much as you love your 4Runner, love my Prius, I have owned many throughout the years since 2009 . Frugality is important , being humble with money is important. Having a mortgage is the biggest financial burden , so it's important to pay it off as you have done. Cash back with use of Costco credit card for all purchases rewards with Premier membership, no brainer for me also. good job PhoRunner

I would stay away from a HELOC also! It takes away your equity. I would just save up and pay cash for any remodeling like new windows or new roof etc. One couple paid off their mortgage within five years. They did it by buying a cheap home under $100,000. They threw all the money they could including tax refunds. They only painted interior. They did no improvements until the house was paid off.👍 We just saved money and bought a used 2006 Honda Fit (2nd car) for $3000. It had one owner. Non smoker. Vehicle runs good. Clean.
Good video. Did you ever get something from the government or the IRS inquiring about the $10,000 plus you put towards the mortgage? When I took a $10,000 plus cashier check to the dealership, I was told they had to report that because it was over $10,000. No problem because it was honest money.

I really enjoyed your videos and the channel! 👍 2 Questions: Did you guys do any other investing during the 8 years? Also, how much did you allocate for retirement while paying down the house?
Yes, My wife and I did the company match in my 401k which was 6% (3% match) and 10% (2% match). We probably had had north of $100k in our 401k/HSA when the home was paid off.

I will be happy getting assistance and glad to get the help of one, but just how can one spot a reputable one?

Contrary to my initial expectations, diligent scrutiny of my portfolio's progress revealed a remarkable achievement - a substantial growth of $500k within the last two quarters.
Glad there are others out there!!
👏👏👏👏👏👏👏👏
I like name brands, I buy them gently used on Ebay, and save 70-80%. If you really like a brand, for example search "Lululemon lot" on ebay, I bought 3 pairs of shorts that would have been over $300 for $55, and they are awesome!
kentro 2020 I don’t mind brands but I stick to things that are high quality and have value for the money. The gucci stuff is pretty top notch but it’s a bit too much for me personally.

Hey we are doing the same thing we are paying the house in 10 years we are in the second year now 😃😃😃
It’s refreshing to hear practical advice than advice about HELOCS. Your tips are great, thanks for sharing.
Thanks it isn’t hard at all but very hard to be discipline ha
100% agree with your strategy. My husband and I have been doing the same for several years. We paid one house off after 5 years (bought well below our means) and took that equity and built our dream home. We will have it paid off in 2025 for a total of 9 years making payments. We are excited about that. I just recently starting watching the velocity banking videos out there and my mind can’t make sense of it. You are still in debt people using this method!
Spend below your means
Keep your head down and don’t worry about what the Jones’ are doing.

OUTSTANDING!!! No heloc, what a way to go
I don’t know what it is so I will never touch it haha . Sounds like a credit card for your home though
That’s too much math for most hehe.

I guess it works for some! The math doesn't make sense for me so I will stay away.

Yes I have other videos going into detail on refinancing. Check it out!
Wish I got a 4runner instead of my mdx hehe. Those luxury cars also do not hold value at all compared to reliable cars. Who’s phorunner ;) Lol
@@MillennialFinance101 isn't PhoRunner your other channel?
Lol it was a joke shhh hehe
@@MillennialFinance101 If you and I lived close to each other, I guarantee you we would be the best of friends.
I have a Bendpak lift in my 10 car garage and love to work on my own cars.
I would loveeeee a lift. Future home goals LOL. I think about one all the time. Thanks for the coffee brother.
The key word here is Have enough income if not then none of what you said can be apply. Thanks for sharing by the way.
I ove your channel. I'm in the process of refi, so I started with your refi video. Thank God I did. Your tip for Home box was right on time. Put ne on the right track to get the best deal. Now I'm hooked. I'm binge watching everything on your channel. You are awesome!
Welcome!!! Glad my tips are helping. I never would have thought lol.
I’m in a similar situation, and considering refinancing but the rate I got from my lender is higher than the FHA rate and I’m bringing more money to go towards my principal. Still considering whether to refinance or not.
I wouldn’t. Check my other videos on refinancing
Good to meet another person with the exact like mindset!
Great video! Just wonder what bank did you guys use to get conventional loan?
You are amazing! Loved your honesty. Thank you for sharing your personal experiences. I learned a lot from this video. Good for you for paying off your mortgage early bc that gives you a peace of mind that you always have a place to live no matter what happens. A Wise move! 👏👏👏
Thanks! I’m just about ready to pay off my new home but I think I’m going to hold off and invest some of the money instead! I’m not in too much of a hurry since I own one already. I’ll see how 2021 looks lol
That boy giving out the game let's go
Where we going!! I’m ready haha
Thank you for sharing & for addressing HELOCs!!
Any time! I still think it's fake to this day. I think it only works if you're willing to put ALL YOUR MONEY TOWARDS IT. But that's no different than just paying your mortgage with ALL YOUR MONEY.

Never bought a new car either, just didn't want to get incurred more dept
I can’t stomach the lost either unless it’s backed by a high ev credit :)
They did no improvements until the house was paid off.👍
We just saved money and bought a used 2006 Honda Fit (2nd car) for $3000. It had one owner. Non smoker. Vehicle runs good. Clean.
That’s smart! Yeah my wife wants renovations and I give and take here and there but I really rather pay it off before doing renos.
@@MillennialFinance101 We are getting ready for renos, but we are in our 50s. Just be patient. Contentment is HUGE.
So happy for you to recognized simplistic life style👍 this is how wealth created
Definitely living well below our means :)
Loved the breakdown in the video and in the description second. I appreciate you sharing your experience and what worked for you!
Thanks for watching!
Good video. Did you ever get something from the government or the IRS inquiring about the $10,000 plus you put towards the mortgage? When I took a $10,000 plus cashier check to the dealership, I was told they had to report that because it was over $10,000. No problem because it was honest money.
Not for ach transfers. I did have to fill out something when I wanted to see what $40000 cash looked like. Lol
I'm really starting to take a great interest in this life style of wealth!
It's nice to be a bit more free than I used to be.

I have that same sweater from Costco! I’m also frugal
Great information. Do banks or lenders still pay closing costs? Most lenders I've tried to qualify with charge originator fees, plus I have to cover my closing costs.
Check out my other videos in refinance!! I talk a lot about how to compare cost and there are free loans out there! Just don’t be tricked!
AGREE 1000% that the HELOC method that is so prolific on UA-cam is more of a sham than a true HACK. Thanks for the good honest info here. SUBSCRIBED.
Yeah..
I like your tv setup and your tenacity!

I paid my home off in 7 years. But I didn't buy a home that was more money than I make in a year. I went the simple route it worked perfectly and I bought another one after that. I paid that one off last year. Lol
I agree with you 100% on gifts. Me and my wife do the same thing. Enjoyed this video a lot. Thank you.
Glad you enjoyed it! Yes valentines day just passed and we got v-day dinner cooked for us :). We're such freeloaders haha.

. We have the same ideology lol. you are an inspiration on paying off our mortgage. thank you for the info.
You are very down to Earth! Thanks for all the info!

Great practical advice, you are definitely the millionaire next door. In the current economy and market, "full ownership of something" goes a long way. I especially like the concept of future-proofing your car choice. Nice work!
Thanks for watching. Everytime you have to sell something or buy something, you lose money. A car especially! The prius just hit 140k and drives strong!! Great car as the kids grow older too!
Thank you 💕 I am so glad I found you. I needed good, sound, practical advise from someone who would not benefit from me refinancing my home. Great content!
Refinancing can help but shouldn’t have to keep refinancing. Just once or twice if the rates drop a lot and you want to lock in.
An honest account. I like that. Sound advice.
I appreciate that!
Most people trash cable and use subscriptions instead. Netflix, Hulu, and Amazon prime combined is cheaper than that Direct tv bill 50%+...😆🤣you're only kidding yourself.... The mortgage payoff calculator is a sweet tool though..
I used to have directtv but ditched it long ago and never looked back
Thank you for sharing I just got big money into my hands. I will pay my house with that and all my bills. You cross the point loud and clear now I know what to do with the cash. Thanks God bless
good luck my friend. Once your mortgage is gone, your life changes and it is much less stressful. I know some people will say investing is better than paying it off but those people don't have paid off houses and don't know the feeling and relief it gives a person. You will never be homeless ever again.
Millennial Finance 101 you also brought some good points what if I loss my job what if a crises come etc. After the house is paid off I can still get another one for rental etc. And like you say the feeling is great to be home owner. I would like to look at your other videos also

I never knew a credit analyst would help improve my score until i met one on a discussion forum while carrying out a research on how to improve my credit score, i read some comment on how capable this tech expert was in solving any problems that relates to removing bankruptcy. So i sent him a mail and asked if he is capable of raising my credit scores, to pay up my 2 credit cards companies debt , also eliminate eviction off court records. He replied Yes and that made take the bold step to give him try, He changed my life and now I can boast of having a home back and a perfect credit report all thanks To Credit patchup LLC Group. Dang great deal on the first place. Sounds like the FHA was really good for you to get into the deal. Great tips 👍
FhA did help me land the property and had low down payment. Back then the MIP would drop off after 5 years but today it’s never!! I don’t suggest anyone stay in that long term

Thank you for your reply
wait a minute.... Where in the world can you buy a $194,000 house! In Australia that would get you a shack
No where these days it seems... lol I guess I got lucky. THis is in california. That house is valued at almost 400k today!!
ye u can buy a nice garden shed for that price in Auckland new Zealand :D
Lol I got lucky
WOW WOW WOW!!!!!! Thank you for sharing!!!
Thanks for tuning in

thanks! I saw your video also and good luck with the channel!
Did you have an escrow account with your first house, and do you think its a good idea to keep an escrow?
Yes and yes. I would only recommend no escrow if you own a lot of assets and have a lot of money. Most need the consistent monthly payments to pay their taxes and insurance
You mentioned that your house cost $194k, what city do you reside in? I can see how you can pay a mortgage off in 8years. I totally agree with everything you touched upon! Salamat 😁
Fresno cali. I also own another home 375k. 6 years to pay that one.
