can u buy an office building with company's pre tax profit? or it all post tax ? would love to rent to ourselves as the agencies who set our rules make it mandatory to have an office and not do garage office setting
This decision is much more in depth than just the leasing cost vs mortgage cost. Building maintenance costs, resale value if you outgrow what you just bought, RE tax adjustments, tenant improvement costs for subtenants, commissions costs for subtenants with brokers, CAM costs, HVAC replacement or maintenance costs, etc... Most people forget when leasing that the landlord's maintenance team is doing a lot more than you think on a daily basis. If you are a company thinking over this, you really should meet with professionals on this instead of youtube videos as every market is different. Unless you work in a specific market, their "knowledge" is useless
Or find a Sublease. A lot of the time it may come with furniture, and as long as the "fit out" to occupy the space is low, you will get an office space for a fraction of the price.
