Nobody created as many great song hooks as Springsteen.
The only thing I’d add is that Roy Bittan played those sweet piano parts that you describe. My guess is that Bruce wrote the song, but Roy arranged that tasty piano part.

Was there a point? I think Howard got the point across that it was getting too technical and too analytical…and Bruce probably isn’t thinking about any of that stuff when writing a song.

It’s also the basic cord structure of every song from the 50s just replace the guitars or piano with background singers going duh duh dum dum

He’s basically saying playing a simple melody over happy and sad chords create a whirlwind on emotions.
He was using music theory terminology, you can explain certain "hit song" patterns, but in the end you can either write a hit song or you can't
