    Looks really nice. They are building all these new units and parking spaces but the roads around that block are gridlocked for 6 hours per day already.

      Exaggeration much. It only takes like 10-15 extra minutes to get out of cebu business park yea the traffic is shit but thats the phillipy

    Very nice condo and one of the biggest projects in Cebu directly on Ayala mall with a private elevator to mall. Two 39 story condos. Would be nice if there is an updated video thanks

    Very nice video Rod, beautiful apartments that are up with Western standard now. There must be an emerging market for higher end and higher price apartments now for owners or maybe investors.

    The building going on in Philippines is surprisingly strong to most foreigners I was there first time jan.2015 seems stronger each time I go.

      I think you are correct Dennis. Several condos and hotels will open in the coming year or 2 and the tourism and expats will also continue to increase so we will see how the supply and demand works out.

    Wow this used to be amazing before the Miami Surfside Collapse on June 24, 2021. Philippines is earthquake country. And then especially with a pool at the top. I would seriously have second thoughts now about buying.

      Life has its risks Butch. I have more faith in these new tall condos than the older 4 story buildings that occasionally collapse during quakes in certain parts of the PH. I have felt 3 quakes here, quite weak. Felt many more when in California. The west coast USA is going to be devastated if the "big" one hits those areas.

    Cool city living! A guy could be a true chick boy there, connected to the mall. Concubine room and all. Ha ha..Girlfriend would not like it.     i really love ayala mall.having a condo so convienently located next is a godsend.very pricey in my opinio.Rob,whats your viewpoint about house/lot compared to condos?any value there?

      Condos are more about lifestyle and security I think, while you get more value in a proper house and lot, I think Shan. The Alcoves is a very nice place. One may find some good discounts in the coming months here and around the world.

    Beautiful But One should be very cautious about buying a condominium in the Philippines. 1st of all will it be done in a year And what's underneath all their lipstick. We are in a condo in lahug that is only 6 years old, Leaking pipes, Water seeping in where there are no pipes. Tiles popping up Everywhere. I wonder if the owners have any say in how the building is Maintained. The maintenance crew takes weeks to do a job that should take a day. Would be nice to see things in the building stage. Being a retired builder from the states I would only rent then u can move on when u want.

      Thanks Bill. I am not familiar with the building codes or if they are checked during construction. There was a 7+ earthquake in 2013 with almost no damage and I am told that they are built for "big" earthquakes. There is an issue with some rebar being used that may not be marked accurately and not the desired strength. Congress will investigate.....whatever that means.

      I don't Terry. I suspect the 1 bedrooms would rent for about 60,000 pesos/month and up. There seems to be a demand.

      Solinea is next to the mall and should be quieter than many places I think Carlos. Apple One is also next to it.

    What’s the prices two bedrooms Rod? What’s the metro , bus station ?

      I think about 15 million Layne but not sure if any are left. I left the agent contact info in the description and he will know the details. Metro is a large chain of department stores and grocery stores. There is a Vhire and jeepney terminal across the street from Ayala mall and also at SM mall Layne.

      They vary a bit by location but I think about 65 Sq meters Billy.

    Lots of wasted space for the closet being set back like that. Looks like it’s sized for Americans with lots of space. $200,000 isn’t a bad price. What about HOA fees?

      Thanks Anthony. I think the HOA was 150 pesos/sq meter. I do like the size. I think there are a few 1 bedrooms still available and some resale units will come up in the future.
