At 7:15, charbi is not chewy but always soft. The chewy part is connective tissue, or chichray in other words.
Beef also has a lot of fat/charbi which is similar to chakki in texture. We usually discard it while buying meat.

Also this is special dish with higher price, otherwise good mutton karahi is around less than Rs. 2000 Chicken and beef are much cheaper.
