O dividends, and moat Reits are non-qualified, so they will get taxed at your marginal rate. The big kicker in the long run is what so you think your tax rate will be when you retire? If it will be higher than it is now, Roth is the way to go. If it will be less than it is now, go with a Traditional IRA so you can deduct the IRA contribs.
For these alternative type structures (BDC, MLP, REIT) it's more appropriate to use cash flow coverage ratios than payout ratio. They also get special tax breaks for paying out 90% of income as dividend so the ratio is going to be higher to keep that efficient structure.

As long as the total return comes in at 8% or higher then management is doing what it's supposed to. It's in stocks like the QYLD which lose so much they wipe out most of the dividend return that you have to worry about. You can follow the total return on Yahoo Finance, under Historical Data and the 'adjusted price' column

Then you just have a paid off house - you still have to pay property taxes, utilities, and maintenance. If you had your dividend portfolio your still getting monthly money after your home is paid off!

If I took the money I would spend on my mortgage and applied it to those bills, I would still come out with way more cash. I would also save money on interest. By investing excess cash in stocks, I could actually allow the dividends to reinvest without any concern about dividend reduction/suspension. By relying on your dividends to pay the mortgage you will a) eliminate reinvesting of the dividends, and b) most likely increase your spending in other areas and some savings. Reliance on div to pay your mortgage sounds nice, until one or more of your holdings get cut or suspended. And if I sell my house, I can claim the tax benefits for selling a primary residence and everything is capital gains, which is taxed at a preferential rate.
Well guess what we just had FTX crashing and now we have the new giant. Just few hours ago Amazons XRM5T asset hit the roads. I think they have a better chance to run these things since their funds are pretty much unlimited?

How come you didn't mention payout ratios of these, especially MAIN 12% is risky and unsustainable.
