I love that you're an agent and can help people buy good rentals. So hard to find an investor-friendly agent! And I love all the things you point out with the different mistakes--my favorite being not forgetting to account for all the expenses in your cash flow calculations. And what you say about not investing too far away from you is true in a lot of cases, but I'd say not all. Investing far away and working with a property manager can be great (it's most of what I do), but it's a very different skill set to learn than learning how to directly manage a property. Just have to know exactly what knowledge set you need to make it work. Great vid!
