The location is close to the Cebu Transcentral Highway, with its daily tons of traffic because of the commuters and residents and tourists. Don't underestimate the noise.

But keep in mind, there's still a lot of land in front, what - in future - could be developed and built with additional high rise buildings. And look if you can get a 'corner unit'. They always have the much better designed floor plan. The inner units are useless. - Marco Polo Residence has been on my radar, too. But back then they were too expensive. Compared to today's market in Cebu City they were fair priced. I missed a good chance.

An unobstructed view is not guarantied. - By the way a 100% similar unit (92sqm, 2 bedrooms) with the exact same floorplan like the one here in this video - but standard or basic furnished - was offered to me for 15,000,000 PHP. That is round about 3 years ago. The unit in this video has for sure upgrades in the two bathrooms and the kitchen for 50,000 $US or 1,000,000 PHP, and a 1,000,000 PHP parking spot. That would justify already 17,000,000 PHP. Plus value appreciation. - I should have bought 3 years ago. Damn! :-)
WOW the place is amazingly beautiful with a nice view. I would like to thank you for sharing. One thing I found out about renting in the 🇵🇭 while traveling. You can actually rent an apartment for a month or two or longer if you chose it’s a lot less than a Airbnb or a Hotel. It works out for me because I’m there only 5 or 6 months out the year. If I'm right, the Marco Polo Residence is very close to the Cebu Transcentral Highway, in direction to the really beautiful area called 'Busay'. There you can find most of the popular tourist spots and sight seeings and most of the best restaurants in whole Cebu. Busay is very well known for mountain biking, road trips on motorbikes, and hiking. Tons of daily tourist. - Pros: Very nice area with high demand by the wealthy people and therefore stabil property values, with a tendency to increase. To my own surprise this condo is one of the very, very rare condos in the Philippines with a proper window in the kitchen (!) AND in both (!) bathrooms. Very unusual, because in most condos these rooms are on the inner side of the floorplans and therefore come without any window. Easy to create a nice air flow, instead of running the expensive A/C. And with 'milk glas' in the room's doors you could 'flood' the whole condo with naturally day light; instead of living in a concrete cave. Oh, and the average daily temperature is significant lower because of the near by mountains (even the air is much cleaner and healthier than in the city). A parking spot is also a big plus. - Cons: The location is relatively 'far away' from where the action is (for e.g. IT Park or nightlife or red light). Daily commute - in the worst case for many hours - is a 'must'. But, the residents of the Busay area prefer to spend their spare time / free time in the mountains. Another 'con', at least in the past, has been the well known Marco Polo Hotel and Marco Polo Residence problematics when the expenses (HOA fees and hotel mantainance fees) got mixed up and many unit owners were upset. - Value? - Difficult to guess, because how many other 2-bedroom condos with that size (sqm or sq.ft) and with windows in kitchen and bathrooms do you know in Cebu? - This one is the only one I've ever seen. Maybe 12,000,000 (2-bedroom condo) + 500,000 (window bonus) + 1,000,000 (parking spot) + 1,000,000 (modern furniture and tiles and lights) + 500,000 (very special location) = 15,000,000 PHP minimum. I personally would guess even close to 18,000,000 PHP or even more. Keep in mind, this is not the typical 'city-center-condo'. This one here has complet different clients, who want to get out of the crowded city and live more country side.
Update: On UA-cam I've found an already 3 years old video, what shows an exact similar unit (same 2 bedrooms, same 92 SQM, same floorplan), but basic or standard furnished. At that time the asking price was 15,000,000 PHP (or round about 16,500,000 PHP with title transfer fee and lawyer fee and tax and so on, means 10% added) . - The unit in this video here has expensive upgrades in both bathrooms and a complete different (and more expensive) kitchen. Possibly 50,000 $US or 1,000,000 PHP in upgrades. Plus 1 parking spot for round about 1,000,000 PHP. That's already 18,500,000 PHP + appreciation. - Cebu City is going to become the next BGC.^^

I've decided to try Dominican Republic for a while now, because the prices are like Philippines but flights are much shorter. Being able to buy land or a house is a nice thing too. really i have one negative thing about it! the railing on the balcony looks super cheap! and the in wall aircon units other then that looks really nice
Federal Land (marco polo) and HonKon based partner have 7 towers to be built I think and there will be a mall finally in the uphills of Cebu, rumor is it will be the Japanese retail mall - Mitsukoshi like in BGC and Japan

$300k That's about the same price for an average condo of the same size in downtown Dallas Texas, but the construction labor rate in the Philippines is 12 times lower. Amazing affordability!
Thanks. I was surprised how quiet those window units were as I could barely here them but I prefer split and it would be easy enough to do I think. The price ranges for 2br here run about 16-18M and this includes parking and furnishings.

We love the Marco Polo hotel and always stay there when we come back home to Cebu for an overnight stay. It's a nice getaway from the house.
