Yeah. Check the roof sides for mold an water damage. They are prone to leak. Most are made of particle board that will sponge up water and rot out quick. I had to replace mine with pressure treated plywood. Time consuming job. Not that difficult though.
You forgot some things like what condition the top is in, is there a lot of rot, in areas where you have grills on the outside for ventilation for appliances is there water ingress, how does the caulking look on the top, has it been in a hail storm.....
