The type of development depends on the agreement with the developer. Some require at least 50% of the property to be paid off before you can start building. However, with most projects I’ve worked on, including these, you can begin construction as soon as your down payment clears. You can also obtain a building permit without a title by presenting your signed purchase agreement. Financing options in Belize are somewhat limited, so seller financing is often the best route. It typically comes with no interest, no credit checks, and no prepayment penalties. Additionally, the land is usually elevated above the road level and often features drainage at the front. Road access is generally good, with gravel roads that are suitable for low vehicles, SUVs, and trucks like Toyota Tacomas, which handle them effortlessly.
